If a Covenant were placed on the plateau forest to prevent the cutting of it forever and protect it from development then the price per acre could be reduced a lot. This would be the most respectful approach to the natural habitat while leaving the lowland for a home or two. One residence could be on the highland as owner of the reserve land(covenented). If this is not done then destruction of the forest and septic contamination of the watershed would most certainly occur by someone wanting to recoup the high price per acre. Protect the forest and lower the price.
