Landlords Win HMO Council Tax Battle after a Valuation Office Agency (VOA) assessment. Following a recent consultation response from the government, HMO Property Council Tax Banding is no longer applicable to individual rooms of a HMO, and will become a single banded property instead.

On your HMO training, the excellent trainer, Andy Haynes, asked me if I should make my future HMO rooms en suite or not? My response was that I was originally minded to, but that in so doing it opened local authorities to the opportunity to charge Council Tax in each room thus equipped. So, I concluded that shared bathrooms would be better and safer. I am glad to see that HM Government has intervened and levelled the playing field.

It's crazy at the moment, everyone seems to have their hand in your pocket and extracting every last penny & then some. Councils, Water companies, energy, insurance & HMRC. In many instances people are barely getting by, so had the individual room banding come in then this would be the straw that breaks many people's backs. Landlords definitely would no longer be doing bills included & fortunately the UK government was wise enough to see that.

My HMOs are in an Article 4 area. My guess for the future is some councils will load existing council tax on their HMOs and other councils won't bother....

Hi Simon, it would be interesting to know what your idea of "high end" HMOs encompass when compared to reasonable or standard HMOs. I.e decor, furniture, amenities, ensuites? Etc.
