The problem is the only people that gain without risk from the increase in property prices is the banks .. 7 times salary is the lenders option yet they have the asset and they know that ...the average person is just screwed by the entire property market ...it needs to crash and it needs to realign.. too much is based on property value it's screwed the UK in every single other area

4:40 why do they have to "stimulate " why cant over priced housing at now 9 times the average wage, just be allowed to find its natural level? Maybe average house prices SHOULD be 3 to 4 times average wage NOT 8 to 9

Personally, I am not expecting the BoE to cut Base Rates until at least the second half of 2024 as inflation is still a problem. Since writing the above two months ago, I was thinking today that this was too pessimistic. However, if the Spring Budget is too expansionist/inflationary, the BoE, may counter by resisting Base Rate falls, so I might be right after all! Only time will tell.

Still a bit soon I think, I think they will stop rising at around 6% but stay between 5% and 6% for at least 2 years. Then they may lower them a little but not by much. We will sit at historical averages… Them 1% rates will never be seen again.

Next step is for the government to lower stamp duty for the over 65s to encourage sales and in rease availability of houses for sale ? And then the freehold only for new builds proposal.?

Why would they do that? That demographic has already benefited from lower historic house prices, decent pensions, free education and now the triple lock as well. I would say forget about it but this government would probably do it to keep their vote.

Older people looking to downsize are put off by high stamp duty…..lowering it would bring larger properties with more flat potential onto the market.@@mattj905

It could be applied to those seniors of above a certain age who were planning to downsize into a retirement home or assisted living property@@mattj905

A few tweaks to stamp duty, or even a drop in interest rates is not going to save the market this time.

Unless wages rise above inflation ,which is very unlikely due to a probable recession next year. House prices have a much higher correlation to wages than interest rates.

It doesn’t feel like it to many but there’s so much excess money sloshing around. If the housing market is done and the stock market is done where is that money going to flow? Maybe it will all flow into government bonds but I doubt it. Maybe it will all sit in cash in the bank but the economy will stagnate if that’s the case and eventually the government will need to stimulate and……. here we go again another boom and bust cycle.

Nonsense - property prices will gradually begin to SOAR with effect tomorrow as interest rates are about to go (again gradually) down. Not overnight, gradually. SOARING process is inevitable.

You're having a laugh? They will go up again at least another full percentage due to energy price rises which are coming up. The end of 2024 is when we finally hit the bottom and rates will then plateau....for a long time.
