Bottomline from his testimony: he knew that short-term rental was illegal. He, then, tried to skirt the law by forming an LLC. Repercussions happen. He can't rent the house now? How much rent is he currently charging? He could rent in a heartbeat if the rent falls within reasonable boundaries, but he can't hope to make up shortfalls in his finances by overcharging on rent. If short-term renters were respectful of the neighborhood and neighbors, I would have no problem with them, but they're not. They infringe on other homeowners in the area with Strip-like behavior in a local community setting, and if you don't know what I mean, you haven't been around the Strip very much.

Plus Homes like these should be owned and not rented. Hate the idea of corporations and individuals buying up homes just to rent them out, its one of the reasons why buying a home has gotten so expensive.

@@mondogecko01 I don't think that people should be able to open up hotels in the middle of neighborhoods. Especially when they can be easily hidden. Like folks want places to raise their families in a community that will be family friendly and safe for kids, not live next to a potential unmonitored party house available to rent for $200 a night.

The bigger picture people are not understanding is the lobbying by the hotels and resorts to get this law put in place. If more homeowners in the neighborhoods start doing short-term rentals, then hotel and resorts lose a lot of money. And there would also be less money to pay the Raiders new stadium too.

The fine and law is probably unconstitutional. I'd sue and see where it takes him. Maybe the SCOTUS! Right to own property also covers what can be done with that property as long as it doesn't infringe on other peoples rights. 55K is definitely unconstitutional as it's cruel and unusual punishment under 8th amendment.

I'm aware of some city and probably overlapping state laws, as I lived in SF for 15+ years doing property management, but I don't know of any Federal laws that prevents you from renting out your room, apartment or house for money! I think you're typing it out because it sounds good to you.

@chuckdawit I didn't say fed law prevents you from renting out your home what I said was there are laws including Fed laws that prevent us from doing some things with our property an example of a fed law would be you can't run an unlicensed gun store out of your home re read what I said..perhaps some of those laws are unconstitutional until that's decided by the courts which in most case it wont be they are the law

They said years ago about Air BNB they were going to fine homeowners in Vegas. I met a woman who was fined heavily (not this heavy though), for using her home as a short term rental even though she knew the law/rules. She thought she could eek by.

You can’t blame short term rentals for high rents. Not everyone overly charges on rentals. If someone wants to do illegal activities in a rental home that’s not always the landlords doing . If they don’t report then yes . Fixing a home in your neighborhood and adding value to your neighborhood is helping the community is not always negative but everyone has their opinion. Just don’t bash on short terms because everyone isn’t the bad guy

I don't see why people in here are supporting a city being able to govern what one does with their own property. That being said I do feel as though a consolation should be for him to switch his rental over for a section 8 property because the whole time I've been doing real estate here I have not once been able to get someone approved for section 8 and we have a housing crisis. I think of 55,000 fine is insane for someone just renting out their own home but at this point he should be given the option to then actually use the property to help an issue that the city refuses to fix

We need more people to be on board with section 8 that will actually help us out in the long run stigma with it

I've seen plenty of long term rentals hosting wild parties and trashing the neighborhood. Maybe we need to make all rentals illegal and force people to do other things we want them to do too. Make every property owner in town take in a homeless person.

Short term rentals are a scourge in any neighborhood and this man went out of his way to flout the law, saying he doesn’t understand how the city can tell him what to do with his property. There's a reason for zoning laws and people are unhappy when someone plops a commercial business in their neighborhood. It's time this kind of nonsense ends. 😅

Expensive lessons learned by those without common sense: (1) just because you can scheme up an alternative approach doesn't mean you found a legal loophole; (2) the recommendations of "friends" are no substitute for the expert advice obtained by hiring a real estate attorney; (3) while fighting city hall is generally a bad idea, its level of stupidity pales in comparison to working against the financial interests of Vegas' multi-billion dollar hotel industry...and by extension, the lifeblood economy of the region. Bonus lesson: (4) think twice before testifying against yourself on the record. [facepalm]

My next door neighbor have been hoarding homeless feral cats inside the garage. They actually built a small room just for cats. I've called animal control to report them (cats have been coming to my back yard to piss and poop) and they won't do anything about it.
