Without a doubt, this year will be worse than the last. I lost a lot of money last year as a result of bad investment choices that I would not have made if I hadn't been so worried about my portfolio. I kept investing, but I couldn't determine whether to start paying for a house. In the end, I sold my positions, and the house needed more work than I had planned. I'm not sure how long I can keep going like this

Only controversial if your intention is citizenship. But if you intend to retire and enjoy a different lifestyle for 10 years thats good enough. MM2H is not for poor people selling their homes to die in Malaysia. They must be rich enough to have two homes and go back before they die or 10 years which ever is earlier. Look at Dubai now homes to laundersrs and criminals. Some smart developers want to sell their unsold homes and push the government with silly scheme asking tourists to buy property! Thus my second home. haha. Its not for poor people to sell their homes and migrate to Malaysia.

Stop at 5'50". Damn right. If you want to offload / sell the property and local can't afford to cough up RM 1 millions then you are screwed! The only potential buyers are other foreigners but wait... they must only buy from the primary market. You are stuck with that property for years to come. So what is the message here? The policy only benefits property developers and banks to a certain extent and NOT the visa holder.

Important to note, every state in Malaysia has their own property purchase minimum requirement sum which supersedes the minimum requirement. In Kuala Lumpur, you should be looking at a minimum 1 million ringgit property and not the 600k silver category mm2h stated. The list can be googled. You also cannot work or own a business for the silver and gold category visa. It will no longer be that affordable and pragmatic to take up the current mm2h visa unless your consideration is solely for retirement.

There is an option to obtain a 2-year work visa by forming a private company in Labuan and applying for a Labuan director visa. It seems like the easiest route at the moment due to its lower requirements compared to the MM2H program. Perhaps you could explore this option in one of your upcoming videos? ♥ Additionally, Labuan is considered a tax haven, which I see as a jackpot for anyone working remotely or investing in crypto or the stock markets, all while enjoying a great lifestyle in Malaysia 😍

I have been planning to retire to Malaysia for 2 years, but this MM2H is an absolute no go for me. It is not a question of affordability. I do not want to be a forced investor in real estate. In my case Malaysia is foregoing a potential applicant who would otherwise bring a lot to the economy. I suspect I'm not alone. What a shame.

I just had a conversation with an agent in Sarawak, you CANNOT live in Western Malaysia with this visa. It is not enforced at this time but it could . So beware if you take this path.

no smart person / investor would willingly invest into rapidly depreciating Ringgit and Real Estate in Malaysia. Especially for long term. given the harsh MM2H conditions , the only winners are the real estate developers, banks (control by the Malaysia government) and the government itself (for additional taxation income that otherwise would not be generated).. At the moment, according to recent report, Malaysians' household debt had climb to its peak in recent months, signaling a crisis level. It is extremely risky to invest heavily in Malaysia.

You don't buy a property in Malaysia for investment purposes. It's mainly for retirement and home ownership. The good news is that Malaysian houses are not leasehold and can be passed down to the next generation and the cost of living is a fraction of Singapore due to the exchange rate. Buying an apartment in Forest city for SG$400,000 is reasonable compared to a 4 room flat in Singapore that cost a lot more in some areas.

They have the space to build a lot more apartments like these and sell the new ones at the same price or even lower. Nobody is going to buy that $400k apartment off you so it’s essentially money down the drain. Freehold is good but there must be potential buyers from you in the first place.

@@ViolentCabbage-ym7ko You have to remember the target buyers are foreigners and after their visas expire (10 years) should the program no longer exist by then, what do they do with their properties? Many locals can't afford it. Once the program expires, foreigners no longer want to buy properties so you are stuck and screwed unless you sell it 40 cents to the dollar. My ex Malaysian co workers almost all have their primary residence so if you want to sell your MM2H property then unless it is cheap, no locals want to buy them. You're done

Hi Fran, the MM2H rules to force purchase of new property and hold for 10 years is a deal killer for most. Even at the end of 10 years the property can't be sold to new MM2H buyers. So, the Malaysian government goal is to only attract DEEP POCKET candidates that can afford these costs. The government needs to raise lots of money and support the new luxury developer RE market. Time will tell.

My understanding is you only need to buy a new property within special economic zone, otherwise resale is fine. RM$1M to buy a property in KL, Penang or JB is still a big sum but this makes it easier to sell should you wish to do so.

Only applicants for SEZ must buy property from the Developer. You can buy from secondary market if you want to live outside of SEZ such KL, Melaka, Penang etc

@@corporatebreakoutcouple Currently the documentation on the MOTAC site only states you have to buy a property to a certain value, no resale for 10 years etc. It does not state if you have to buy from a developer or the secondary market - it also does not say who you can sell to. Only states in the SEZ document that purchases must be made from a developer.

What a joke! This is the most laughable "shell game" I've ever seen. Silver, Gold, and Platinum have intentionally been designed to be undesirable to people who have that sort of free cash. With all due respect to the good people of Sarawak and Sabah, those places will never be a substitute for KL. This leaves only one thing: the Prime Minister's desire to steer retirees with less money to the Special Economic Zone disaster in Johor (where...incidentally, he's from). Since the Forest City coastal development has fallen flat as a magnet for Chinese investors and the Chinese developers are now defaulting on their loans, the apparent plan is to softly coerce foreign retirees into buying those badly built high rise condos. Hovering above all of this is the new concern about putting your money in a Malaysian bank now. The boys in the capital had better plan on some even worse application numbers in the coming months. All this nonsense makes Thailand, Spain, Portugal, Costa Rica, Panama, Italy, and Greece look a whole lot more attractive.

I was told by an agent that after 5 years, Silver tier has to reapply again unlike the other 2 tiers who can just get their passport stamped for extension. That being the case a RM1m property purchase will become too huge an investment for a retirement home because should the rules change, one might not get approved for the next 5 years and the next 5 and so on and what to do with the property? Uncertainty is just too high.

I'm a retired American living in Vietnam for the past 7yrs and I'm also married to a local Vietnamese, we recently visited Malaysia for the first time due a number of friends have suggested it to us due to the fact it's time took move on from Vietnam to a much more livable environment, which made us considered Europe instead of moving back to my home state of Southern California, but after visiting Malaysia we was amazingly surprised and absolutely fell love with your beautiful country, but our only concern is the MM2H Visa, which is not to clear on the terms of 50+ MM2H Visa holders, because I'm 52 and everything I've read or heard overall allow me to believe that i qualify, but as a 50+ MM2H Visa holders will i also be required to purchase property after making $32,000 USD deposit , because we'll like to rent for a while before purchasing property... I agree with others here that the purchase only form developers is mentioned specifically for SEZ MM2H. I found a document from Malay Government and used an online translator for Syarat_syarat_kelayakkan_baharu_penyertaan_program_MM2H_14_Jun_2024.pdf and it does not mention it must be from developers for Platinum, Gold, nor Silver tiers.

Sounds like if you want to stay in Peninsular Malaysia long term, then get a Sarawak MM2H visa. Then spend 10 months a year living in Kuala Lumpur and then 2 months a year living in Kuching? Is that the way to do it?

Sabah may not need it's own MM2H because if you get the SMM2H, you can live in Sabah as long as you fulfil the 30 days minimum requirement stay in a calendar year in Sarawak.

@@corporatebreakoutcouple I think you had better look into this statement - Sabah have their own immigration restrictions as part of the MA 63 agreement when both Sabah & Sarawak joined Malay to become Malaysia in 1963. Even Malaysians from Sarawak and Peninsular Malaysia are restricted on how long they can stay or work in Sabah. Also, Peninsular & Sabah Malaysian's cannot live and work in Sarawak without a visa.

MM2H requirements are still too restrictive esp with regards to home purchase and sale. Looks like SMM2H is more viable for me. And Kuching seems interesting. I will plan a trip there to check it out. I was from Penang before I emigrated to USA.

We absolutely loved Kuching, especially if you were from Penang. Why? Because the vibes & feel of Kuching does feel like Penang back in the 80s and early 90s. People there are so friendly, everyone speaks good English, very helpful and the food is pretty good.

Here is a question. What if you are on a MM2H program and marry a Malaysian girl? Then what? What if on MM2H program and meet and marry a girl who is not Malaysian (say for example a Thai or Cambodian girl). Can you bring here back to Malaysia with you to live, or do you need to put additional money on the bank, she gets on the program also?

@@chadw.6049 If you marry a Malaysian, you can still stay on MM2H. Your wife doesn't need to be part of it. If you choose to give up MM2H, you can apply for spousal visa as u are married to a Malaysian. If you marry someone not a Malaysian, then your wife will be part of your MM2H application as part of your family.

@@chadw.6049 best to check with your MM2H agent on adding a spouse. Logically, it should not be an issue. Kuching is the capital city of Sarawak so it's already the best city to be in. We would select Sarawak over Sabah because Sabah looks to Sarawak for guidance so it's not as developed

OK.... as a Canadian, we have topped out so we wanna buy low and sell high when PENANG turns into Singapore. is Now the Minimum purchase price on Penang island down to only 707625.00 RM? that is $150, 000 USD / or $205,000 CAD.... Before it was 800 000 RM If someone can reply the answer that would be Helpful to us overseas waiting to buy in Penang

If you are referring to MM2H criterias for house purchase and you want to reside in Penang, it's best you seek professional advice from authorised MM2H agents. On a side note, buying low and selling high for Penang is possible but highly unlikely these days. Penang is still a state in Malaysia, which means Penang is still subject to Malaysia's weakening ringgit, supply overhang and other economic issues that plague Malaysia, unlike Singapore which is a city state & country on its own. Buying a property in Penang for own home use is fine. If you are looking for capital appreciation in the future, do not get your hopes up too high.

SG$400,000 for an apartment in Forest City is reasonable considering that it's not a leasehold property and it can be passed down to the next generation. MM2H is meant for retirement and home ownership. That is probably why foreigners are not allowed to buy resale homes as it may drive up the housing prices for the locals

It doesn't state what happens after 10 years. Our assumptions are that you can do whatever you want with the property and there will be no penalties to buy another at higher value. However it's best you consult an authorised MM2H agent.

You don't know what happens in 10 years. If they change the rules, you may be locked out from your property and forced to sell it with a huge loss. For Silver that could even happen after 5 years - so you are forced to keep the property for 10 years, but only get 5 years of VISA. LOL.

There is no such thing as SEZ pass or visa. SEZ is a zone. Under MM2H, the purchase of the house follows the individual tiers - silver, gold, platinum

Apart from MM2H, different states have different price criterias for property purchase for foreigners. Of course, buying a property doesn't mean a foreigner can live in Malaysia. Under MM2H, people who want to live in Malaysia long term would then be able to purchase a house equal or more than RM600k under the Silver tier.

@@zappy1985 if you are going under the MM2H program, then it is RM600k or more under the Silver tier. The different price ruling in the different states will still apply for foreign investors that would like to purchase a property in Malaysia but they are still under a tourist visa. MM2H program exists so that foreigners are able to live in Malaysia legally and call Malaysia their 2nd home.

I think it is possible. There is no stipulation it has to be cash purchase. Banks in Malaysia as are generally ok to finance local property purchase for foreigners as long as you have a healthy deposit (40% onwards??) and proof on income to support the mortgage? They approval is irrespective of whether you have/or not a MM2H visa

It's illegal to stay in a country as a tourist month in and out, renewing the tourist visa every 30 days. You will run the risk of being rejected from entering Malaysia if one has no valid reason for being in Malaysia so frequently.

@@tanchengs5502 yes, correct. If it's just for foreigners buying it. Like Singaporeans wanna buy property in Penang or KL, or if an Australian want to buy property. But once they apply for MM2H, they are subjected to MM2H rulings and it's now according to the different tiers.
