But the thing about collections is it will damage your credit score significantly! I had a medical bill hit my credit and I went from a 780 to a 667 even though it was only 1600$ I refused to leave it on my credit and keep that low score when I could pay them and have it removed my credit shot right back up to where it was previously

If the collection is impacting you negatively then it does make sense to settle it, but many people have old collections on their credit that is not impacting them much anymore. Thanks for sharing and watching.

Hello. FYI, if the owner of a home dies and the home has an outstanding mortgage balanced owed, the heirs must apply and be approve in order to pay the remaining balance if the mortgage is not an assumed mortgage. This clause will be written in the disclosures.

@@ShaheedahHill Hello. Thanks for replying. However, there must be caveats per lender. For example my grandmother transitioned and had an outstanding small lien on her property. The heirs , ( one of her son’s) did not wish to sale the home. The agreement among the remaining heirs was that if he continued to make the remaining payments on the mortgage they would allow him to reside in the home as is. On the contrary, the lender said no, there are no co- borrowers on the mortgage therefore, the heir(s) must apply for a mortgage and be approve otherwise it would be an “ Assumed Mortgage” which is disallowed by the lender. The only other option is that the heirs would need to sale the property. Additionally, my disclosures have the same clause as well and I have borrowed from multiple lenders ( All Credit Unions) in P A.

When I was pre approved she said the lender would call me but he never did. The grace period for the loan will be up on the 16 February what do I do if I want to change my lender? Is there a risk?

Yes, it does matter. All lenders may have different rates, fees, and dti ratios.

I am working with a lender Wells Fargo and asked if I could remove a document that I uploaded. He told me once I uploaded a document he couldn’t remove it. Is that legal? I literally want to correct a record and I ONLY applied for pre approval. I asked why I would not be able to remove it and he never responded. Thinking of canceling working with this lender solely based on how he responded.

Wells Fargo has a history of mortgage complaints. I am not sure if they can keep documents once you apply, but you can cancel your application. budgeting.thenest.com/terminate-mortgage-application-24235.html

Hi Shaheedah I have a quick ❓ I have an old bill on my credit and it's $4000 and about to fall off in 2024, should I re-open this acct and try to pay it or just let it fall off, because I'm looking to purchase my first home by 2024 around March. I would just leave it alone. It is about to fall off and after 2 years, the impact is low anyway.

Does the lender work with California, Las Vegas or Texas? Also does the lender process trucks drivers pay? I've found that not every lender know how to process truckers pay and therefore approved me for a lower amount. Another lender was able to underwrite me for another amount.

There is not a limit that I am aware of, for example some parents may give significant gifts to cover down payments. I've seen over 100K.

My mom and I share a creditcard that has a balance of $10k and it is hurting my DTI, so my mom was going to do a balance transfer and send that $10k balance to a creditcard that is only under her name. I have currently been pre-approved already, but the DTI is not to strong so I want to make sure I’m doing all I can for a strong close. My question is, could this balance transfer effect my pre-approval or closing ?

I wouldn't think so since the new credit card will only be in her name. However, do not close the credit account. That will lower your score. But verify with your lender before you move forward with anything. Thank you for watching.
