I’m really proud of my mother. She moved to an Assisted Living facility a few months ago. She obviously needed to sell her house. A neighbor across the street approached us wanting to buy it. She & her husband are divorcing, & they have 2 sons, 10 & 12. We never even put the home on the market. Mom is giving her a really fair deal, though we know she could get way more if she did market it. Knowing the kids will be able to be close to both parents is great. She’s going to be a single mom, & we know that can be tough. Sometimes money isn’t the most important thing in life. Helping others when you’re able is a good thing.

These INVESTORS have lost their mind - and every new place has an HOA that is just as expensive as the rent or mortgage! Ridiculous! However, there is still a God who is looking at ALL this stuff! I’m 35 earn about 85k doesn’t go as far as it used to🙃 I’m qualified for over $300k and still can’t find anything decent. It has to be new construction for me. I’m in Houston the old Neighborhoods either flood or are too ghetto, dangerous, or expensive if nice area. I’ve had to walk away from two contracts. I’m tired of getting messed over by shady agents, lenders, and builders. I’m almost ready to give up. My lease expired staying with a friend. I’m single rent is going up I want a little detached gated townhouse that I can build equity in. The suburbs are ghetto in price range or the taxes or almost high as mortgage in burbs. These are crazy times

Forever grateful that our loan officer was truly a blessing. She worked for a small bank and we could reach her at anytime, Sundays and late at night. She truly went to bat for us and I felt that she literally yanked us by our hands and pulled us through before the door closed. A few weeks after mortgage rates started increasing big time.

Real Estate is bad almost everywhere. I'm originally from Ghana (Africa) and was there most of the summer. I was looking at a condo as a vacation home. I was shocked with how much they are asking for 2beds, 2baths condo ($250K USD and up). Why are homes and things priced US dollars, pounds and euros instead of the local currency. Properties cost more in Ghana than in US when compared with how much people are getting pay there. It's terrible 😢.

Found my dream house yesterday (priced at 679,950 but probably worth close to 900k) and placed an offer today for 660k. Understandably another offer came in for 680k so I just countered for 685k.😅 it’s neck and neck out here!

To all the people that talked about the costs of housing in the Chicago area I feel you. We own a home but started looking to see if there were any great deals out there and was shocked to find new construction even in the less desirable areas was anywhere between 500-700k. If there is to ever be a housing crash folks are going to lose tons of money because some of these new homes are almost double the costs of an existing home in the same neighborhood.

This market is super crazy. We just brought in july. We didn’t have to over bid. Thankful for that. We also brought down our rate also. We also have to update something but they are not major just cosmetic. Here where we live we have a lot of people bidding like $10k and up on houses we say. A lot of cash buyers also. My wife and I have just begun the process of purchasing a home, and we're excited to utilize the 203k product, which we believe is the best housing hack available. With our stable and well-paying jobs, minimal debt, and savings, we feel confident in our financial position. To further bolster our savings, we plan to sell our current condo. We have found several rehab properties priced below 200k, but due to shrinking affordability in our area, we're considering a move that would require a commute of around 2 hours. It's a bit of a gamble, but we're willing to take it. In the worst-case scenario, we will focus on paying down the mortgage on our condo and then rent it out. This will allow us to continue saving until we can afford our dream home. We hope that the market will eventually become more affordable again.

Its absolutely insane and discouraging. I got out bidded 4 times. Got in one bidding war. Went under contract and the title reflected 12k in taxes had to pull the deal. Offering 20k over asking and 20% down but getting out bidded is madening.

Look for a single person who doesn't work from home so the light bill won't go. up. Look for a health care worker. They work long hours so only be home to sleep.

What state are you in? Have you tried to get other insurance quotes from other companies? Have you reworked your budget? Do you get a tax refund, then you can adjust your exemptions and get more money now to cover the expense. You may regret selling in the future, if you can get over this hump...long term it may be worth it to stay. Because prices will be higher when if you try to buy again. Make sure you think of all of the options before selling...best of luck to you.

Last year the national insurance companies pulled out of the state because it's too expensive to do business here with climate change. We recently closed on a home. Our lender cheated us because it didn’t make sense to buy down rate, we told them we didn’t want to, and the day of closing they gave us paperwork with 20K buy down (which we had ask in an email 10 days prior to put the money towards down payment). At closing when we got the paperwork they told us it’s too late to change the paperwork. I feel so robbed! We couldn’t do anything because we could have lost the deal.

That’s awful. Contracts can always be altered prior to signing. Sounds like you got strongarmed into signing something you shouldn’t have.

If its a significant amount then you will have to document it, the gift letter will also usually require the person gifting the funds to share their bank statements. They also need to be related to you or a very close friend that you can prove. Talk to your lender before you accept the deposit.

Whewww chile: don't laugh at me, but i paid off my student loans - then biden said he was canceling them & I requested all my money back. Now student loans must be paid back good luck getting it - cuz I use the money to get a house - I'm gone die with them student loans now 😆. Is it still possible to get super prime rates? My husband and I are both at or very near 800. We have some savings, debt to income is low. Income is good. Here are our problems: we are over 60, very little in retirement😢. Prices where we currently live are very expensive. At the moment, we could afford to buy BUT we want to be able to afford it on out "worst day". Advice??

For rates essentially no. Credit is Amazing above average and they did tell me that it really makes a marginal difference if that.
