Laundry room or in the unit washer/dryer? I didn't see any double stack in the unit and you didn't mention a laundry facility. Do they offer a service elevator to bring up furniture /large items? I don't see any practicality in having much room for personal storage. It's like living in a motel.

For nearly 1k HoA Valet shouldnt require tip schedule and the other amenities dont cut it. Should be less than 1/2 that cost.

I wish it would be half the cost, unfortunately there are not too many other options for living in the middle of the Las Vegas Strip, and those are up there in HOA fees as well. Also, the HOA fees here are less for smaller condos and higher for larger condos. Thanks for watching and supporting!

I'll definitely tour a different unit at a higher floor - just a matter of availability. I recently saw one at $1.5M for basically the same type of layout on the 28th floor of the East Tower. There's a 2 bedroom with a less desirable view for $950k. Also, some 3 Bedrooms for $1.68M I'll also do some tours of other high rises on or close to the Vegas Strip soon - thanks for watching and subscribing!

I would love to live there, but maybe a few floors higher than this place for a better view. But not above the 15th floor. :-) I can appreciate modern architecture (I am personally fascinated by it), so I can appreciate the lean of the towers, but I really can't tolerate (around 10:10) those ugly blocked yellow windows! Am I the only one who thinks so? They are seriously hideous. So if I ever moved there, I would want to face AWAY from that other tower, ha. :-O But even if I could AFFORD to live there, I'm sure there are better deals around.

This is value! In Miami top end units go up to $50 million and taxes are at least triple. And because HOA covers hurricane ins they can run $1k-1500 especially if you're up over 50-60 floors

LV is killing itself entirely. Over priced homes, over prices resort fees, tourism is gradually going down because of it. Covid made it worst. Homes in LV is a bad investment in general. You have to be insane to buy this for 1.2 mil plus another 1k in HOA fees. I get it's on the strip but for that kinda money i rather have a house in the Ridges in Summerlin or something in Henderson. There wasn't enough amenities for that asking prices. Sky pool was nice but I'm sharing that with others. Along with everything on the property. The deal breaker on top of the price and fees. I also have to pay for valet. No thanks.
