Huai Khwang is Considered the New Chinatown of Bangkok as opposed to the old Chinatown, surrounding the Yaowarat area. Although it has been notorious for its soapy massage parlors in the past, it is quickly becoming a home to high end luxury condos. It's location next to the MRT as well as it's close proximity to the rapidly developing Rama 9 area make it an attractive option for foreigners who are looking to purchase a condo at a relatively lower price compared to some of the other popular areas in Bangkok. Today we walk through this neighborhood and try to figure out what it's appeal would be for people considering Huai Khwang for their neighborhood in our neighborhood guide. Haha it's a compliment coming from you buddy as you're the HK resident expert. When are you coming back from Laos? I'll be in Huai Khwang Monday to get my tabien ban and be vlogging again but on the other street across HK Market near that Chinese restaurant you introduced me to. It'll be great if you can show me around a bit more if you're not busy. Haven't caught up in a while :)

Wow, Mayu's Thai is pretty good. So she knows 3 languages. That's pretty cool. Pork leg stew is available all over Bangkok .. so looks like you could have a new comfort food there.

Very good video, thanks! I realize I've been here before (2018) but it was in the afternoon and when we walked this street many shops were closed. It is indeed very local, I like that! Now I know we need to visit it in the evening.

Yeah second visit to Bangkok one or two stops away from asoke near petchaburi up to Huai Khwang is a good place to be. I’ll be releasing my Rama 9 vlog next week

Huay Kwang is my home away from CA since 1997 - I see there are prices increased somewhat lately as it becomes popular. Menus start to have Chinese language. Did he not mentioned the original Som Boon Restaurant right off the MRT exit? Awesome signature curry crab dish, and many other Thai/ Chinese dishes.

No I didn’t. I’ll have to try it. Is that the big one with the crab picture? They just have renovated but seems super popular. And yes when I went to some restaurants there, they spoke Chinese and Thai and couldn’t speak English at all. Had one menu with handwritten English on it lol

Excellent info in the video. I happened to eat at Somboon Seafood for dinner next the MRT exit there. And since I was in the area looking for a foot massage place, I visited the one you referenced in the video at the 14:20 mark. Good deal at 200 Baht and they spent over an hour on our group.

Nice video. I have been to Huai Khwang once back in May earlier this year, I was at a house party so I was only there for one evening and didn't get to see much of the surroundings, was interesting to more of the area with your video.

Your girlfriend is right, the vendors come out later. I was just there 2 weeks ago, and they were all there like usual. Oh and yes they do sell sexy clothes to "working girls", but mostly cater to girls that work in karaoke bars, and pubs. They are not "working girls" normally if you know what I mean. Great content, and I am currently contemplating making the move like you did. Keep up the great content!

Haha idk this new karaoke culture... but they seem to cater more to the Chinese clientele who prefer them and if what I hear about Chinese karaoke bars are true than I think they are working girls... but I am not exactly sure what the technical term for that is lol. I guess we are all working people if we don’t have enough money to just not work haha

​@@livetravelasia Speaking from experience, there are always a few girls that will do what they need to do. I actually frequent Claudia which is right next to Somboon, and I can tell you with certainty that not all of them are "working girls". I am friends with a bunch of them, and yes there are a handful that will give you extra action haha. Oh I wanted to ask you, did you do a vlog on health insurance? I am trying to calculate cost of living there, and I get numbers all over the place. Thanks again for the informative vlogs!

lol well someone did have a similar comment about how annoying I was so I tried narrating about a year ago and not show my face... didn't work out. I thought the same but for some odd reason I myself can't figure out why these videos do better. I recommend you checkout my travel channel where I focus more on the places. Those videos really need help and it's really all about showing places so you might like them. My Pingxi video for example is all just shots of places and music and I spent 2 weeks editing it but somehow this video does twice as better...

I really don’t think focusing on prices right now is a good idea. There’s going to be huge corrections in the market. It will be possibly the worst time to buy in Thailand. I made two videos about buying a condo in Thailand and I still stand by my advice that you need to live there for at least a year before jumping on buying a condo in Thailand. Especially now more than ever, you’ll have a hard to impossible time selling the property once purchased

We already are planning to go this week. This weekend will be just crazy and we work weekends but we plan on dropping by tuesday or wednesday. Will definitely not miss it :)

Can't say for sure... it's so unpredictable out here but if the politicians and the city planners have it their way it'll be a high tech, gentrified, modern city. They are doing all they can to appeal to high end tourists bring in foreign tech companies and create high tech start ups. It's easier said than done but I don't think it's impossible. What Bangkok has going for it is that everyone wants to be here so if they just create an inviting environment, people will come. The elections are scheduled for next year and if all goes well, it'll be hard to find a reason for people not to flock to Thailand

:) it was caesars that they tore down. Emerald hotel.. Swiss hotel... Are the best in that area. Brothels are everywhere... :)

In 2001 stayed at first hotel Bangkok, closed now , did it burn?googled it had a fire in the past and was hunted. Had some deaths in the fire

I am wondering whether or not the price of condos near MRT in HK will go down as the Chinese investors lose their jobs in China and want to sell their overseas condos in a hurry.

I don’t think it’ll trigger Chinese investors selling overseas cause what’s the alternative? It’ll have to do more with market situation in Thailand turning sour and Chinese feel their money is safer in Thailand than China as they are afraid the communist government could at any time take their assets which is possible there but not outside. Why they are willing to even lose half their value just to get that money out for a time like this. We made the mistake of thinking Chinese money holds the same value as ours even when the Chinese themselves don’t value it as much

LIVE TRAVEL ASIA many of the Chinese investors who bought Thai condos are millennials who work for companies with capital from the west. The corona virus has made many western countries, including Japan, to divest from China. Many of these Thai condo young Chinese investors will be or are losing their high paying jobs. Many of them are already encumbered with huge mortgage for the home their own in China. I suspect that they will be more willing to sell their Thai condo first in order to keep their home in China. This will buy them time to find a new job.

Idk... if it’s that dire w no hope for them to land another job, homes will probably go into negative equity situation in which they’d probably just let it go and escape to Thailand with low cost until they can find another job. Most of the Chinese that bought condos were actually from Singapore and Malaysia based on statistics. Most of them have a ton of money and are well diversified. They would pull money out of stocks first before selling real estate as it’s the least volatile and last to see effects of price depreciation especially in countries like Thailand where you’re not paying property tax. They can just leave it there for years and not pay a dime. I have zero dollars to my name and I have no plans to sell my condo. I really doubt the rich Chinese will panic sell at a depreciated price even when I am not. There could be some forced to liquidate all their assets but I don’t think it’s going to be significant. The whole reason you buy property outside your country is to hide and shelter your funds from debt collectors. The last thing you’d wanna do when things are turning downward in your country w job prospects etc is to move that investment you worked so hard to sneak out of your country back in

LIVE TRAVEL ASIA I thought that most buyers were the mainland Chinese. Some of them bought Thai condos from the internet site unseen. If the Chinese were from Malaysia and Singapore, then it is a very different story.

@@aniwee17 That was what I initially thought as well but I was enlightened when I saw an article in the Bangkok post myself lol. Maianland Chinese really like Chiangmai However. That area might be a different story. They literally drive their cars down there. Most of the Mainland chinese I run into in Bangkok however are very wealthy. It'll take years of lockdowns for them to lose their amassed wealth and Chinese would jump ship to another country if the ship was really sinking there I think. Why they try so hard to get american citizenship and educate their kids overseas. They take advantage of the money making opportunity in China currently but the moment it doesn't serve their interests and they have a better option, I don't see them liquidating their assets to pay for a property they are under water in. Even Americans don't do that in my experience having witnessed it first hand working at the bank during 07-08 crash

I would only rent a condo, never buy it’s just to risky and limits your options!

Yeah there are definitely risks and I agree the worst it it’ll limit your options. But also there is inflation risk for those of us who are young. Renters are stressing out cause it’s getting more and more expensive to live out here every year and rent is a huge factor

not aware of the condo sales being down... It seems to just be going up and so are the prices which is worrying cause that might be driven by speculation. I've heard the government might restrict the total number of investment condos a single person can purchase for this reason. And Chinese tourism has not much to do with Condo sales... The Chinese are just trying to find any way to invest their money or at least minimize the exposure of risk to their issues back home. There are at least 1 of 5 homes in China that are vacant from over speculation, and China currently holds the largest percent of household debt in the world per ratio of income per capita. They suspect a correction and Chinese much like anybody who lives in a communist government always are afraid of the government one day seizing their property. The number of Chinese tourists are slowing down but there could be many factors to this... ie, hype is dying down, Thailand starting to crack down on zero dollar tours and overall taking a luxury travel approach over just mass numbers, other SE Asian countries giving Thailand competition etc

Really annoying as a creator cause you want your subscribers to watch your videos. But I always upload on Saturday and sometimes even on Wednesdays so definitely check. @@tvr286 Yeah I thought it was weird cause my views have been going down lately... KZbin is probably prioritizing other channels over mine... I think it has to do with click through rate cause a lot of people aren't interested in my international travel videos so they don't push my videos much. Would really appreciate the thumbs up and comments as that really helps my videos and channel. I've recently created a separate channel for my international videos to see if that helps

Damn really? Ok it's good to know it's working fine for you. I can't have my biggest supporter in the dark! But yeah, I think once the click through rates for my videos go up amongst my subscribers and I get more consistent engagement with my videos, KZbin will start promoting my videos again so just crossing my fingers until than or until I get 100K subscribes so I can have someone assigned to my account to complain to lol
