Opposite of your concern Paul, as a landlord myself, i had my units and the house sitting empty for 2 years because I am very picky regarding my potential tenant. I don’t want to deal with a problematic tenant. I found the best tenant a month ago. 2 more units to go. :) and regarding with issues, I told my tenants to let me know within 48 hours if anything is broken and needs to be fix. Then I will get to it within 24-48 hours and get it resolve. Good landlord + Good tenant = Happy living.🌴Enjoy your new place.

I've owned apartments, and good tenants are a must . I've had a tenant get into a hit and run accident that left a person in a coma for 2 weeks. They hid their vehicle in the garage along with a dog they were not supposed to have according to the lease. A neighbor called me and said a dog was locked in a garage in 90-degree heat . I opened the door in police presence, and the dog was dead, and a smashed up Jeep was in there. The police ran the tags and arrested my tenant. He received 4 years in prison. Paid the rent early every time tho.

My wife and I are renting our primary residence in the USA, have a 10 room bed spacer and two other rentals in the Philippines. We have never had any serious issues because our tenants always come first - as long as they do not bula bula BS me and pay their rent in a timely manner. The tone we set is the tenants always come first.

@@steveaustin1984 A bed spacer is similar to a college dormitory, but with very small living accommodations that is reasonable prices for local national. During the pandemic my wife and I purchased a 80 square meter house situated on a 150 square meter lot. The property behind the house is a government facility and has a one way access road on both sides of the property my wife purchased. Since there is no adjoining properties, we are allowed to build up to our property line. This is a very common practice in the Philippines. The downstairs house has three tiny rooms. Each is approx 9.5 feet in length and 6.5 feet in width. Enough room for a single or bunk bed table with storage. My wife and I are adding a reinforced second floor, with seven (7) additional rooms. All the same size and layout as the downstairs rooms. There will also be two different CR or bathrooms with shower, toilet and sink. The second floor will be about 140 square meters and will extend out and over the first floor. Because I know what I am doing and my experience in investment properties I am 100 percent sure my wife and I can recover our full investment with 6 to 7 years. FYI: My wife and I have been very successful and have a total of seven properties in the USA and the Philippines, all paid off in full. Oh, I have spent more than half of my adult life, spanning 42 years living, working and investing in the Philippines. :) Snowbirds have more fun.

I live in Subic bay Freeport, it’s one of the most expensive places to live in phil…but it’s quiet…zero roosters, no karaoke playing with proper security, potable water, no brownouts, and proper high speed internet and minutes from malls and all the grab delivery ya need.

In your experience Paul does the “skin tax” play a role on rentals. I never had to deal with it because my Filipina gf would always make the first contact. She would always say that if they saw me the price would go up.

My wife and i live in an upscale condo high-rise in Manila. There is little outside noise, with the exception of the morning roster calls from the roof top of an adjoining building. It was a sad day when the building was torn down for a parking garage

Privacy is a big thing for us as well. That's why we bought land on Samal Island and built our own home. Its close enough to my Girlfriends Dad and Mom Sisters and brother that we can walk over and have coffee every morning if we want too. But far enough away that we have room from neighbors noice or people looking in our windows, and we also didn't want to pay rent. Now that rents going up I'm glad we're able to take that money every month and travel around our local area to see and enjoy different places. Good video Paul and Mae good luck with your move.

Sharing life experiences are the best advice ever! Average rent here in Seattle for a 1 bedroom apartment is about 2000 but varies greatly depending on the area. I have a house and pay property taxes of about 8000 a year so taxes are getting pretty bad!

King County is getting to be one big sh!t hole. My best friend still lives up there. Pays about $ 1,000 a month on taxes. And that's not including all of them. Plus over run with homeless encampments even at my old favorite fishing spots on the Green River. I Got out 27 years ago when it started to get really bad.

Good luck in your new place. I've learned a great deal from this and other chanels about renting. Visit the area several times at different times of the day. Try not to pay 2 months deposit. Check water pressures. Video or document everything. An absolute gem from Rickay be aware of points of the compass to avoid places where the sun is shining on the front/back of your home turning it into an oven. The landlord your buddy has seems terribly short sighted. Expats are willing to pay higher rents but if word gets round that he's not concerned about being fair with tenants word will get round.

You are completely correct about one person or family can ruin everything for everyone else. Loud music is number 1. Having all night parties have been my 2nd issue, again playing very loud music, being loud and stupid and very inconsiderate of your neighbors. I found this to be a problem in Thailand and Laos, not just in the Philippines.

This is why it is important to be selective in where you live. I live in a Manila high-rise condo for paste 22 years. Never had any experiences of loud music or discontent with other neighbors. We all respect the building common rules.

@@platoon1081 inside metro manila gated villages are absolutely quiet. You won't hear dogs barking nor roosters not any pets making noise. There are quite a few large gated communities in the heart of Metro Manila.

Despite all of its problems, my wife and I love Metro Manila. We never get bored and do not have enough time in the day to complete all of the desired activities. There are a ton of things to do, and it's not nearly as bad as most expats claim. FYI: It is common for many to dislike Manila because of the pollution and heavy traffic. Crime is not nearly as bad as most claim. In fact, most of the crimes against western expats happen in rural areas. Metro Manila has so much to offer. I think if more people had a better understanding of all the various activities and upscale areas, their opinion would change. All that said, Manila does have its fair share of crime, like any big city, but with a little bit of common sense, you can have a good life. I've lived in Manila for over 22 years and have never felt unsafe.

You are correct paul. You have to drive around and find what you like. I have owned property here in the Philippines for 30 years and thats exactly what i do. But that's probably best for anywhere in the world I think. Driving around beats the hell out of Craigslist.

Sounds like there is no perfect location unless you are on acres of land. Rents are now even to high for me over there so glad I purchased property here in southern Oregon 2.5 acres in the mountains and forest. Off grid cabin, rent zero and only $50 a month property taxes. As for myself, things are changing in my neighborhood it’s always been noisy, but after it gets dark things, get quiet and peaceful. Now that has changed because across the street on an apartment piece of property they have added an open restaurant. They are playing music most of the time it used to be very loud. Obviously somebody complained.. But still you can hear their music and also they’re staying up most of the evening drinking so you know what comes with drinking. I have finally or should I say we have finally found a piece of property he have a half Hector so we have to get all the paperwork in order before we do anything then once paperwork is completed, we can clear the property and start digging holes for all the fruit trees were going to have. Meanwhile, we will start building our humble three-bedroom home, so it looks like I’m just guessing about a year before we can get out of here. Things have changed. We have loud motorcycles loudness all day and all night I guess it’s the price of paying a small amount for rent. God willing things work out for both of us.

The property turned out to be a Scam, there was 5 generations on the title and the property taxes have not been paid for 5 generations. Next time we will cut too the chase and ask fort All documents before we take another step.

We did our apartment search with Facebook marketplace. From Manila to Antipolo and beyond there are places posted there all the time. Worth checking out if you wanna search via the internet and worked perfectly for us so you might have luck there as well

Yes you can find a house online in the Philippines. Before we went home to the Philippines we looked for a house thru online. we found a house in Davao City 3bedroom and it's a big house for 15k but that was 2019. When we arrived at the place. we looked at it and we like it. it's a subdivision and a very quite place.

I am subscriber for months, great video. Looks like things are getting kinda expat retiree expensive over there, that is why we just retired in Central america Panama. They have great perks for retirees, like Pensionado visas (lifetime pension income of at least US$1,000 is needed per month, that is it, but you want to have ate least $1300 in social Sec with a little savings on the side or $1800 pension or SS income) great living and they offer 50% discounts (movie theaters, restaurant etc with a pensionado visa ID to mention few. Looks like the Philippines have gotten to complicated lately.

As far as noise, have you ever thought of using a good speaker system and playing 'white noise' through them? I have noticed from watching videos on KZbin, that foreign countries and peoples charge Caucasian European people more money than they do the people who are from that country. This is happening all over the world. Everyone thinks European descent people are rich money wise, so they upcharge them. It is not right to do that. That is discrimination. Even here in the U.S. I have had people assume I am rich only because I am of Caucasian European descent, when I have always been poverty stricken and still am. The color of your skin has nothing to do with how much money you have. That's what people don't understand.

Well there's no way an average Philippine could afford $600 per month rent when they only earn a minimum wage of $1 an hour. It's very expensive for them there in comparison to the United States, where minimum wage is $15 an hour. So here in the States we have 15 times more income and our goods are cheaper or comparable on the whole.

We are not part of the rich Americans. Not every person in the U.S. has money. We shop at dollar stores and use coupons.

You got that right!!! When it involves Real Estate -- you need boots on the ground to find a place to rent or buy. There are no working websites that I could find. They were BS. After looking months for a place to live, the only way I was able to find a place to rent in Cebu City was to ask my Philippine Support Company in Cebu City to look for a rental house for me. They previously got my retirement visa in the Philippines as well as my Entry Visa into the Philippines, and they would help me in other ways -- like getting a Philippine bank account if I wanted one). They did all the boots on the ground work for me in finding a place to live. In 2 weeks they found a house for me -- how they did that I have no idea, it was not even advertised. The cost was great and the owner was great and took very good care of his properties. If there was a problem with anything, he was all over it until fixed. The place is as close to typhoon proof as you will get - built like a concrete bunker. Strong security throughout the property including security cameras, secure place for a car, steel fence, etc. The location is not the best -- nor the worst. But the house is large and has been a great place to live.

I think you should leave Dumaguete and there are so many places. You two are sufficient to each other. So make a find to other city. Also, take a look Buenos Aries or Brazil for 500 hundred Wish you good luck and hope you come up with some idea to be happy as you are together. .

When I'm out shopping for anything other than daily groceries ( due to being familiar with the pricing) my wife negotiates , otherwise I will get the foreigner price ,that's how it is here. Great videos 👍
