The bugs are getting in because trailers are poorly caulked. Buy a whole case and caulk every seem. It'll help with the insulation too. If you have the money to get foam soundproofing tiles, they help with insulating. Even if you only do a half wall, and they can be bought in decorative styles.

I lived in trailer parks too most of my life,in the end its a bad investment,paying rent always is,if at some point you can at least find a mobile home on its own land and own it your much better off,generally the taxes are cheaper than a house and like this lady said your a slave to the owner of a trailer park,get out when you see a opportunity to own something you can afford

My parents own a house (along with the land) and their taxes go up every year as well. And when the area became popular a few years back, the increase was astronomical. A lot of people who rent apartments experience rent increases annually as well. Inflation is inevitable. Thanks for the pros and cons, as well as the 1 year update. Keep up the great work!

The only way I would live in a “park” again is that it would be a 55+ community. Cleaner, well kept, quiet and NO KIDS! We own a house now but would consider downsizing when my hubby retires. After we sell our house, we should be able to pay for our mobile in cash and then only worry about lot rent.

I have some recent experience in a 55+ park. The rules were changing so that someone as young as 40 could live there IF there was someone in the household who was at least 55. Dogs weren't allowed unless they were service animals. There were a lot of service dogs in that park. The lot rent was about to rise, as it did every year or so. There were plenty of rules, too. I decided the place wasn't for me, so I moved back into a house.

About the theft problem--I had a parent tell me when I confronted him about his kids coming into my yard and taking things that if I didn't want anything stolen I had to either lock it up or chain it down. I looked him right in the eye and said, "That is why trailer parks have a bad name." He didn't even care. That park eventually closed and I am in another and don't have the problems I did in the first. As far as buying land goes--that was my initial plan as well. But--I ran afoul of zoning laws. The nearest community that allows single-wide trailers on land is about 20 miles from my workplace--no small matter when gas prices go up like they have! And it is "out in the boonies", not close to anything. So I am basically stuck where I am and I am making it work but it's not ideal. My advice is buy your trailer and buy your land at the same time if you want to go that route.

A real camera surveillance system would help deter crooks, but you can purchase "dummy" cameras on Amazon that look like the real thing powered by 2AA batteries (for the blinking lights). Predator Guards provide another form of "dummy" protection with blinking red lights at night while being charged by the sun during the day, also on Amazon. Stick a few "Beware of Dog" signs on a few windows, can't hurt. These are just a few suggestions that have worked for me. I hate paying lot rent too, but living in a mobile home in a rural area is allowing me to save up for some land (and house) in the near, foreseeable future.

Enjoyed this video. Older mobile homes as well older cheaper homes can have insulation issues. My advice is try to get one that is built like site built homes, meaning pitched roofs, non metal siding. Remember also that even if the park rent increases, the apt housing rents do too, and where I live they are twice the rent that we pay for park lot rent. We live in a mixed age park with families with kids living around us, and generally they are pretty behaved. A great park manager can make a difference. Generally the issues that one encounters in a mobile home park, are the same one s People put up with in a regular neighborhood.

I don’t wear shoes in my house and what I’ll do is keep shoes and slippers by my door (usually inside) and take them off when I got home. One day I left my slippers on my deck and put my shoes on outside. I came home to a man stealing them off my deck. He ran away with only one. I knew where he lived so I went to his trailer and his mom told me he’s been doing drugs. Why would someone steal one slipper? Or steal at all 🤦🏼♀️ I’m sorry that happened to you. Also, I’m sorry you hate making these kinds of videos I find them fascinating. “Small living” tiny houses mainly are a trend right not which is probably why these are so popular. Money is tight and people are looking for affordable housing solutions. I really like your other content as well. I now live in a regular house with no way of later owning but miss trailer living but this video reminded me of the annoyances of it so thank you for your honesty 😊

Wow flowers actually dug up out of the ground is really strange lol I can see flowers in a pot but dug out of the ground is a special kind of weird not to mention that that takes time and someone had to have seen them lol We've lived in our trailer in a park for just over a year now and we like it but also would like to buy our own land eventually. Not sure if we are going to move this one or try to have one built. Our concern on moving it is we live in Florida and the trailers have the straps under the ground and I'm not sure that once they're cut if they can be reinstalled on the new land and if they can be will they be as strong or worth the money to move it in the first place. We have 3 lots in between us on one side and no one can move there as the water pipes were destroyed in an explosion years ago and on the other side the house was trashed awhile ago and hasn't been fixed up so we have a lot of privacy. There's woods behind us and the people across the st from us are quiet and keep to themselves as we do so lucked out on that part. We're only the 5th in off the main rd so we don't have to go far to get in and out so we the only time we even see people is when we get our mail way down the other end. Our lot fees don't go up every year which is a really good thing that really sucks and don't see why they'd even do that. Is there at least a maximum fee they can charge?....I hope so. We like it here because it's so cheap and we don't have to work so many hours as we did before renting our house and buying a regular house is just way too much for us and we almost jumped and did it anyway but what stopped us was the land taxes and that was like a second mortgage in itself where here we bought the trailer and just pay the lot fee end of story. The electric bill is cut in half here and the water was $130 in the house and here it's been around $40 because we don't get stuck with all the water taxes and a plus here is we only pay for the water inside our house the water outside is included so we can water the plants and wash the car and things like that for free which is a plus because that water is hooked up through a well.

I live in an old trailer right now, it’s definitely a fixer-upper, but I’m also working in the city doing construction and working on hauling material to expand a trailer park right now. Lot fees start at $311, not including anything else. I enquires about a pre existing location on their property, and for a 1988 trailer home all out of date they want $165,500...

If you have a newer mobile home that has 2x6 outside walls they are much stronger and better insulation .. That will save your heating bill , provided you have thermopane windows ,and address any leaks . Always have a good carbon minioxide and smoke detector.

Furnace issues happen as much in regular stick and mortar homes as they do in mobile ones. Paying rent in a mobile home park can be half the cost of living in an apt. Also, because of small lot size, you are paying a lot less for property tax, and it covers (or can cover depending on your agreement, water, park maintenence, sewage, garbage and recycling pickup). If you were to live in a stick and mortar home, you would be paying much more for property tax per month, and then there is the monthly mortgage costs to consider so really there is no difference in the end, even though your rent fees go up a certain percentage per year. As for kids, that happens everywhere, in a regular stick and mortar home community or mobile home parks. Theft issues, again also happen in regular home communities. As for insulation. Save your money and then hire someone to properly insulate your walls (simple access to remove your wallboards and put in strip foam insulation). This will help your insulation problems immensely. Make sure your windows and doors are properly caulked around the seams inside and outside the home and if your windows are old, as a temporary fix, put up some insulative plastic over them during the winter until you can save enough money to replace the windows. Consider saving money to purchase or rent an AC unit to keep your home cool, or invest in ceiling fans. (I've owned 2 homes in the past and am now living in a manufactured home in a 50+ mobile home park community.) Enjoy your home!

It depends on whether you are buying your home or renting one in a park that allows that. If you are buying one, you might be able to buy it outright, then have only the park rent, and park rents vary depending on where you live and even who owns the park you are looking into. If buying, there might be a small down payment. The park we live in the base rent is 702.00 per month, when we add in utilities, water garbage, and sewer, our rent is about 760.00 a month, which is still way cheaper than apt rent. Generally you will have to see the park manager first, and there will an application process where there will be a background check and credit check, that you will likely have to pay for. You have to be approved to live in the park first before you move in. The park manager will help you navigate through the requirements. Typically it's no different then trying to get into a nice apt community.

As far as the bugs...everybody has them. Sometimes they get worse, sometimes they are not so bad, but everybody has them. Anybody that tells you they don't have roaches is fooling themselves. They're there just waiting for you to be a little lax in cleaning. As far as those biting bugs I have no idea why they would suddenly get bad and I dare say neither does anyone else. .

Honestly, it depends on where you live many times. If you live in the lower elevation valleys, where it's warmer, you can have more bugs, like cockroaches. Also if you live in neighborhoods where People who live right around you are not very clean, the roaches can spread to your place. .

When I was living in a regular stick/mortar home I found some tulips plucked from my front garden. I found out it was a little girl about 4-5 yrs old that picked them for her mom for her birthday. She didn't realize it was wrong to do it. I found out from some neighbourhood kids next door who it was and saw the little girl and nicely chatted with her that if she wanted any more flowers she can knock on my door and ask if she can have some and I would happily offer some to her. She felt so bad, initially but I think she understood and felt better later. Honestly, I was surprised a few flowers was picked in my garden but glad to talk to her. It was in a way, a cute interaction. :)

Living in a trailer park is like living in a jail. You have to expect everyone is a crook and the neighbors won't let you have anything better than themselves. New grill, gone, new outside decorations gone, tool shed ransacked, warden (landlord) doesn't care. Better to get surveillance cameras with motion detectors and alarms. Carry a gun and keep a shotgun leaning against the house when out on the porch.
