What are the pros and cons of living in New Westminster, BC?
I've personally lived in New Westminster for the last two years, and in this video, I share what I have learned about the city from a livability perspective.
I also share the best neighborhoods for singles & young families, as well as the pros and cons of Western Canada's oldest city.
If you are not familiar with the Vancouver, BC area, New Westminster is situated in the southeast corner of Metro Vancouver, bordered by Burnaby, Coquitlam, and Richmond BC. It is central to many Metro Vancouver cities and is ideal for those that need to commute to Surrey and the Fraser Valley as well.

Great info. I live at the 3rd st overpass end of Quayside Neighbourhood. It’s about 800m from the station which I can access by either 10 minute walk or 5 min Community bus. Because of that distance, I don’t get any of those people around me. I would describe the Quayside as quasi False Creek with trains. Trains run all along the river and thru Vancouvers River District. If you’re living right at the Station, it’s actually considered to be Downtown NW. But it’s near the Quayside Promenade.

Thanks! Good description of Quayside. I personally love it here. It’s nice to be able to break up admin days with a quick walk along the river! Thanks for watching

Quayside and Queens Park are one and two on my list. My wife and I are both retired and 74, and that beautiful Quayside walk along the River is very tempting Then again, the Queens Park adjacent areas also seem peaceful and close to restaurants, skytrain, etc. I rarely see units in Queenspark for rent, and I have never seen anything along the river for rent (perhaps that's just a Strata/HOA restriction?). Considering the retirement issue, and the desire not to have to use a car, which one of the two would you recommend? Thank you. I love the way you mention items that not every other reviewer includes. Also, what caused you to not decide on Queensborough?

Thanks so much for the comment and kind words! This is a tough one. I live at the Quay and absolutely love walking along the river here, and it’s accessibility to amenities and Skytrain. Queens Park is a great place as well - quiet and family friendly. If it were me, I would stick to the Quay. Rental restrictions have been removed now so there are more rentals available. I think there will be even greater rental supply vs Queens Park just based on how many total housing units are available in each area. Hope this helps and thanks for watching!

hes right about queens park area for investment, it is very expensive... tons of heritage homes and very hard to get into the market if your a young family... buuuut if you can afford something for example we happened to buy a place here ... and the market value is soaring .. my realator called me n said in the the last 4 months my property went up 30k ... and queens park is an absolutely superior to quayside...also if u really need the water u can bike down in 5 min easy.

Love Queens Park! The Quay and Queens Park serve different demographics however, with the former being more suitable for downsizers and those needing less space. Thanks for watching!
