I really enjoy the way you depict those neighbourhood with your point of view. I actually live int Montreal, and we plan to move to Vancouver in the next couple of years. Guess we’ll stsrt by renting to feel what’s the vibe exploring the different areas.

You were absolutely spot on with these. I live in New Westminster and got way more value out here than any other suburbs that I looked at, and the proximity to Vancouver is also nice. It also has a historic charm and a vibrant community 🙏🏽

Hi @miguelsjr9567! My pleasure! The best fit will depend on a lot of factors aside from having kids...so I'd need a lot more in depth information before giving you a meaningful recommendation. Also, it's important to keep in mind that New West is quite small vs Surrey is massive and there are a lot of variations throughout the city. BUT, I think the generic answer would be that Surrey would typically be considered more family friendly than New West.

I was surprised Surrey wasn’t higher either…but it nearly made the top 5 so it does deserve an honourable mention. It narrowly missed the top 5 by increasing in population by 9.7% from 2916-2021.

Your videos are always very informative. I am a. bit surprised with your average price mark for New Westminister. The property you featured (Francis Way) happens to be one of my preferred areas on the edge of Queen's park and overlooking the city and park. I had thought that condos of this sort were normally over one million for two bedroom condos. Have you done a video on Vancouver as a retirement location? Concerns would be 1) one-story construction, 2)near hospital/medical facilities, 3)commuting to Vancouver not as important a factor, 4)walkability to shopping, restaurants and sky train, 5) low crime, 6) Perhaps not as great a need for substantial financing, 7) near parks and trails for walking 8)schools and colleges not as important. Thank you for watching, @marcberrensonn570! You can definitely find condos in that neighborhood well under $1M (and closer to $750K) that are at or around 1,000sf 2 bdrms. Right now sales are in the $650 - $750 / sf range. I haven't done a video on retirement in the Vancouver area, no....but it's on the list of future topics, for sure!

Always remember; closer to mountains=more rain less sun. Closer to water; cooler in the summer and warmer in the winter, this make a difference between 1” of rain or a foot of snow. One last warning; higher on the hill, the more snow and I mean a lot.

Definitely. New West is a great little city that has a lot of history and an urban vibe (which many of the other suburbs lack).

I moved out of Surrey almost 25 years ago to White Rock. Best move ever. I love my ocean village. So much to do in the Summer. Hardly any rain and almost always sunny all the time. Best place to live in all of Canada.

Im coming back to canada (currently in California) and looking at where in vancouver, my credit is starting at 0 again (ive been here 11 years) and not sure if i can even get a place. They all have credit checks. I dont have bad credit but no credit. Any advice on where is the most lenient area? Im fine with anywhere that has access to skytrain

Hey @rickprocure6321 welcome back! A landlord needs your permission to check your credit. I’d say that prosperity managers are much more likely to check your credit than mom and pop investors. I wouldn’t say that a particular area is less likely to check than another though.

For sure. Langley will see a big boom in growth and popularity once the skytrain extends there...but it will still take some time.

I recently moved to Maple Ridge from Burnaby Willingdon Heights. But Willingdon Heights has been overshadowed by Brentwood, which is not so "Amazing."

I’m going to leave the lower mainland in a couple years. It was a nice place 40 years ago but now it’s too busy. Gangs, crackheads, ridiculously high immigration, overpriced housing, high taxes. My property taxes went up 100% in 15 years. If you like that then it’s great.

I'm confused. I thought the situation was so bad in Vancouver that people are desperate to get away and move to Calgary!

Certainly some people are feeling the pinch and deciding to leave Vancouver for other opportunities @doxygoodguy1296. But Vancouver is still growing at a very similar pace to Calgary in recent years…attracting people for all the reasons it always has and that will never change.

Taxes aren't actually higher across the board in Vancouver vs Calgary. Some income brackets actually pay significantly lower taxes in BC than Alberta. Property taxes (on a mill rate basis) are also lower in Vancouver than Calgary...although obviously you pay sales tax in BC and not Alberta. Housing prices aren't "skyrocketing". Yes, prices are significantly higher in Vancouver than Calgary, but it's because we have had a much higher demand for housing with much more limited supply (Vancouver has nowhere to sprawl unlike Calgary) for a lot longer. I think you might want to watch more of my videos. People come and go. But for decades it's been one of the most desirable cities in Canada. Drawing people not just nationally but internationally. Generally, we are growing at a more consistent growth rate than Calgary...but obviously people still do leave. And recently, the most likely reason for people to leave Vancouver is due to housing affordability...and Calgary (until recently) has been one of the more affordable (larger) cities that offers a reasonable alternative.

Im sorry but they are not "suburbs" They are cities and municipalities which have no connection to Vancouver. You can call them suburban cities but not suburbs of vancouver

@the_jimmyidol not entirely sure what your point is, but i assume you are implying the political landscape of the lower mainland leans to the far left. While that’s true for much of the actual city of Vancouver…if that’s not your preference many of the outer suburbs are far more right leaning than left. Not to a US degree, but to a Canadian one that is.

I think you are right, @user-xt4wo3yr9f. Langley will certainly become an easier commute and thus broaden it's appeal with the addition of the skytrain. Once it gets there.
