People that live in the desert often are interested in keeping the desert landscape. HOA's often keep the neighborhood looking like AZ. if you want a midwest looking green grass property...live in the midwest. Water is an issue, upkeep on a big green yard is expensive. Low maintenance desert landscape keeps AZ looking like AZ. Plus, doing yard work in 115 degrees....no thank you. Phoenix is a desert, expect a desert.

Yup!! My HOA requires the grass is green all year round. We have to plant winter and summer grass and keep it green. I’d prefer zero maintenance. And, I love Saguaros and desert landscaping. Not a huge fan of prickly pairs or ocotillos but there’s lots of options.

A few more tips to add (from a many-decades-long resident): 1) Vehicle registration (tags) costs are tied to the value of your vehicle. I have a somewhat older little Hyundai and pay only $89/year. 2) Don't expect the amenities of high-density cities with major downtown skyscrapers. This city does not have a pedestrian-friendly downtown with shops, restaurants, etc. It has some good places downtown, but not very much. 3) This is Arizona. There is no socialized entertainment (except for the owners of sports teams) LOL. Don't expect free museums and festivals. You pay for everything ala carte here... and usually it ain't cheap. 4) Housing costs have gone WAY up, so make sure your employer will be paying you enough. Despite all of the Walmarts, this is a very hard place for low-wage workers... which is why there are so many Walmarts LOL. 5) 95% of the homes built here in the last 30 years are stucco, and the HOAs almost never allow a paint color that isn't some shade of dirt. Homes are dirt colored, ironically, so that they won't show the dirt - and there's a lot of dirt. If you plan to live here a long time, you had better REALLY like living in a dirt-colored home. 6) Most of the homes built in the last 30 years are not concrete block (as was the customary material before then); instead, the newer homes are made of a combination of styrofoam and chickenwire slathered with a thin veneer of concrete. Think unmovable two-story mobile homes with granite countertops. Several years ago, in the western suburbs, there was a rash of burglaries involving people breaking through walls... so at least lock the gate to your backyard so they'll have to break in through your front wall. 7) Watch your kids around the pool. Every year, there are several drownings and near drownings. It's always very sad. 8) Don't hike in the summer... not even in the early morning. Lots of people collapse on the trail because they underestimated the effects of the heat - and rescues can be very expensive. 9) If a sign says, "Do not cross," do not cross. Flash floods sweep a lot of vehicles away, and you'll pay through the nose for the rescue (as you should). 10) The vast majority of drivers consider speed limits to be suggestions, and many think red lights are suggestions, too. It comes from the proud Arizona tradition of "No government is going to tell ME what I can and cannot do!" Be prepared to pay high insurance premiums as a result.

The license plate registration cost is based on the year and value of your car. A $30,000 new car might be $500 for tags. But if you have an older cheap car it's fairly cheap. I have a 2005 car and I paid about $40 for a year.

AZ has personal property tax on vehicles, which is becoming common, unfortunately. It sounds like they include it in their auto registration process. Some states separate it and require a yearly vehicle property tax, and are as high as 4% (VA). This can be a massive hidden cost in moving to what might otherwise seem like a cheap state to live in. The highest states charge 2-4%, annually. On a $40,000 vehicle, that could be easily $1,500 annually. Right there you just ate up your other property tax or income tax savings.

Sad thing is most landlords won't be sincere if they won't tell you the truth they won't say yes we have a scorpion problem on top of that I had golfers Literally digging huge holes in my backyard, The last week when I was moving I caught something out of the corner of my eye and it was the largest scorpion when I turned inside I GAS PED ! I used to work for the Motor Vehicle Department here in Arizona and depending on the year, make and model of the vehicle determines the registration. My 2005 ford mustang cost me $24 a year. But a 2021-2022 Class A or Class B Motor Home will cost you a arm and a leg. A 2021-2022 $40,000 vehicle will cost you another arm but no leg. The order the vehicle the less you pay! Peoria has Basis Charter, a top school in the country K-12. When hiking never let young children lead the hike. The roofs on houses are 100 year cement tiles. Taxes are very low on houses. There are two pipes sticking out of the side of your house for the AC. When AC is running, if the bottom pipe is not dripping and the top pipe is dripping, the bottom pipe is clogged and you need to get that fixed immediately.

AC Technician here, sounds like they didn't have an SS2 Safety switch or pan switch in the unit, or one of the two failed, usually at least where i work we like to put both in the unit. One in the pan and one near the pipe so that way if for some reason the sensor near the pipe fails and it keeps running, the sensor in the pan will still be able to stop it, if you have a maintenance guy that comes out and looks at it id recommend asking him to put a pan switch/SS2 switch in depending on which your missing just for that extra bit of safety to prevent it from happening again. Phoenix/Scottsdale has a HUGE tourist industry which means a lot of restaurants and bars (chefs and bartenders). How much you make will depend on where you work and as far as buying, it will depend on how much you claim as income (ie. pay taxes on). Surprise itself is not an area I would say is good for max income as bartender/chef.

Out west has a lot of tarantulas, flying roaches that look like "food of the gods"they are so big. as well especially after the rains, in elpaso the grass burned by June, also sand storms and pitting of windshields, it's dry so you need water-cooler machines as opposed to air-conditioning where u pour water in the back for moisture. I lived there for four years while in the service attached to ft bliss, William Beaumont army med center, whites sands missile range NM, alamagordo. 50 Year resident here. No humidity but the air quality is usually bad. Maybe you could offset that by using a good air purifier in the home so at least when you’re at home most of the time it would give your lungs a break. That’s what I have to do. And sometimes I use a humidifier in my home just to get The humidity to a normal level that our lungs should have. Because too much dry is just as bad as too much wet.

When we moved here when I was a kid almost 50 years ago, gravel seemed to come in three colors: white, blue, and green. Ten years later, we saw river rock (no river though), coral-colored gravel, and popcorn granite. Everything has gotten beiger and beiger over the decades. Make sure your kids stay hydrated to the MAX and slather them in sunscreen i the summer. I was stumped by this too so I went to work to find the answer...... The VLT is based on on an assessed value of 60% of the the manufacturers base retail price reduced by 16.25 % for each year since the vehicle was first registered. Then the rate is calculated for each $100 of the assessed value of $2.80 for new and $2.89 for used. For example, a new car that costs $25,000 would be assessed at $15,000 and the VLT would be $420 ($25000 x .60 = $15,000 /100 = 150 X $2.80 = 420). So, for a brand new $25,000 car, you LVT would be $420 for 1 year. 2 years would be $840. Make sense?

What’s scary is if there are schools that don’t have fences. As for the rankings, you’re looking at just the public schools. There are a ton of charter, Montessori and private schools that are top rated.

Living in Kansas and that’s exactly how I feel about winter here. Too depressing. And before anyone comments on the heat in AZ it might be worse here. It’s high 90s all summer but with a lot of humidity. I worked with a guy from Tucson and he told me our summer in KS might be worse.

I moved to Pacific Northwest after living in Phx for 23 years after watching your videos. Now I am really regretting it, not just because of the winter months but also how unfriendly majority of people living here compare to phx. In my opinion you should not give advise to people to be able to sell properties to make money. You hate cactus and desert landscaping really. Then you should move back to Portland with all their non-sense politics.

okay so scorpions are something that I am tremendously afraid of. Im not just moving to AZ just because, Im going to school at United Aviant. My question is do they get into your house/ apt easily? Great vid, though thanks, I've never been to a sandy dessert climate in my life yet and it looks so different.

So you will be in Goodyear close to the Estrella Mountains and yes, there are critters in this area. Try to rent a place as far away from the mountain as possible (try to stay on the norther side of interstate 10) which should be much better. Once you get here, you will meet a ton of people that will tell you it's not really that bad...and it isn't.

The scorpions will get into your house if they are around. Rule of thumb with scorpions...the bigger the better. Bark scorpions can be a real problem ( the small ones). Az is one of the dustiest places on earth. If you hate dust, don't move there.

I’ve been here for 10 years and my car insurance is OBSCENE. Over $300 a month for a decent full coverage policy on my 2020 Hyundai, no tickets. I have a black car, but if you have tints and a good size, thick sunshade, that helps. People here can’t drive at all, Florida is the only place I’ve ever seen that’s any worse. SRP is the better company...avoid anywhere that APS is the only choice, they’ll gouge you to death. People also sleep on Central Phoenix, but there’s so much over here, and you’re not driving (or Ubering) 20 minutes to go to brunch. That’s where I live, and I love it.

First time. second time, it's all the same. Save save save! 1) You will need down payment of at least 10% in today's market, closing costs (5K estimate) and what they call 'gap money' which is the money that is used if the buyer needs to cover any gap between appraised valued and purchase price. 2) Income is the next important item, in order to afford a median priced home in Phoenix you are looking at $110K combined household income (55K each adult assuming 2 adults). minimum

I'm happy to report that there are now more opportunities for buyers in the Greater Phoenix area!!!! You can get in for as little as 3.5% down and the seller will pay all of your closing costs. It's the best time ever for buyers to get into homeownership!!!
