I’m all for development and rezoning for highest and best use. I especially like the high density areas that are currently being developed in Raleigh like Downtown, North Hills, Cameron Village (the village) and Crabtree and believe there will be many more high density areas down the road as the population becomes large enough to support. Rezoning for housing is a double edge sword as it produces more housing, but rapidly drives prices up because more units can be built and sold on the same amount of space. Being in real estate I naturally subscribe to the highest and best use view point. I will say though… while Raleigh is busy building office space, retail and housing with ample green space. Cary continues to build new parks and buildings with outdated height restrictions and tough zoning. I’m Not on the Raleigh Connoisseur site, but i’m born and raised in Raleigh’s North Hills and try to stay connected to what’s happening in my neck of the woods.

I live in a great apartment building right next to the bus station. That might be a disadvantage to some, but as I no longer drive it's a great deal for me. Also, there are so many restaurants and museums and auditoriums within walking distance that I have plenty of things to do. Raleigh is the perfect size for me and has some great amenities. Plus, the bus system gets me anywhere I need to go and it's free.

If you were born and brought up in Raleigh its a huge downtown and definitely lot of things happening lately, but you have seen real downtown from cities like ( LA, SFO, NYC, DC), its more like eating Chicago pizza in north Dakota.

I agree it's nothing in comparison to the big cities and make the videos for people that are planning to visit Raleigh or are planning to move here. This way they can get a feel for what it's like and what there is to do.

Coming (escaping) from Los Angeles, one of my top concerns is the homeless. We have 100,000+ homeless here, it's a situation reaching biblical proportions with no end in sight. I will not move to another homeless train-wreck city. I am not political at all but it appears that Left leaning run cities are permissive and allow the problem to develop and snowball. I know NC is mixed politically with cities being more Democrat-run and the rural areas leaning Right. Can you comment on this Will? Thank you.

Over the years I have noticed a steady uptick of people at busy intersections with signs collecting money. I think the majority of these people are probably homeless, but i don't see them camped out or anything. So I don't think its a problem...yet, but I do think its definitely something that the city needs to have a plan for so it doesn't get out of hand.

Perhaps whereas Raleigh is small and there is lot of rural area in the state, one just need go about 20 min east and prices dropping. I had half acre with mobile home for under 20k down east.

@@ThatsRaleigh hmm, likely Raleigh will not have proportionately more of this than other cities. It gets very cold at night for one thing. But probably with no population control efforts and on average, in coming years with less jobs per person born, this will increase everywhere before hopefully some systematic solution.

I try to avoid the Krispy Kreme, but my wife keeps bringing them home! Crazy thing is..when there is an event that brings people in town the drive through line is wrapped all the way around the building. This particular store is a really old one so they’re super consistent here which I’m guessing may not be the case everywhere.

There's nothing fancy about downtown Raleigh. You will even miss the skyline if you're not careful driving down i-40. Everything is on the outside of downtown. Nice metro area which includes Durham and nice malls and parks. College city full of parties which attracts a lot of youngsters. Jobs are plentiful in Raleigh and that's a good thing. But there's really nothing in downtown so don't expect to be impressed.

I agree with your perspective when you're visiting Raleigh from a big city, but when you're living in the area or looking at where to possibly live in the area it's the place with the most to do. Downtown Durham has all the ingredients for success as well as all the tobacco warehouses and buildings that are being converted. Both are works in progress, but I'm amazed at the development that's occurring here. Developers are being approved for and getting 30-40 story building permits on a regular basis now. I know these aren't NYC buildings but looking at the surrounding area (Cary, Apex, Wake Forest, etc.) nothing compares. Also, growing up in the North Hills area where I still live Its crazy what's happening... I have a $2+ billion development that's occurring behind me that people can't get enough of. It's that kind of development that's driving growth and prices here.

@@ThatsRaleigh I totally agree with what you're saying about Raleigh. The metro are is growing at a rapid place and totally agree it's a wonderful place to live. I have family there and that's all they talk about. I'm from a small town of Dillon SC about a hour and fifty minutes from Raleigh. I visit quite often and fly out of RDU airport sometimes when I travel.

Raleigh has a nice downtown but unfortunately like most major cities it doesn't have a highway access to its downtown. You have to get off a highway then travel there...guess I'm used to the Durham freeway or I77 in Charlotte that puts you there...the downtown would be even better with it for easy In and out

The Durham Freeway is really nice and should be a slam dunk for anyone wanting to live in Downtown Durham and commute to the RTP.. it's an 8-min drive!. Raleigh's road system is confusing for accessing downtown unfortunately and i40 (one of the longest roads in the US) runs right into Raleigh and gives you (2-options) 1. take the Wade Ave exit and if you stay on that road you can exit onto Capital Blvd which runs you right into downtown. 2. if you don't take the wade ave exit off 40 it runs you around on a special loop that will loop you around (where you can connect) to i40 east and ends at the beach (or before that) you have options to exit at Cary and then a (couple exit options) for downtown Raleigh (South Saunders or Wilminton St) and you're there. I take the Wade Ave option 99% of the time Not the easiest though... I agree 100% it's super confusing!

I miss the wharehouse district..when i actually had wharehouses LOL! All those condos…downtown Raleigh is losing any semblance of uniqueness as everything gets bulldozed.

Have you seen downtown Durham recently? They are utilizing all the old tobacco warehouse and It has a really good vibe.
