Sorry I just saw this comment! Yes, the rules about covid restrictions on restaurants/bars are different in each county and enforced on different levels. St. Charles county is by far better for families. Much safer, far better schools, less traffic. You can live in the country, suburbs, or city. It is much more varied than st. Louis county and there is a beautiful park around every corner

St. Louis County has better school districts like Clayton, Ladue, Parkway and Lafayette to name a few.

Politically speaking, St. Chas. Co. is far more conservative in comparison with either StL. Co. and StL. City.

You are point-on here. My style is more on the urban style myself. I am all about more of a walkable, community-driven, built-up lifestyle. I love the urban architecture. I would consider myself more of a south city, downtown, and CWE type of person. Access of public transit, walkability, and bike culture are important to me.

CWE is gorgeous! I hear ya, I love the urban feel as well. It’s hard to come by the further you go outside the city limits.

As someone who has lived all over the metro st louis area from south county (grand and gravois) to new melle and a lot in between I can agree it's a about what you're looking for. I enjoyed living in quiet areas of st charles but always went into st louis for recreational activities. I love st louis but I'd never live in st louis or stl county again.

I lived in St. Louis County for many years. It can vary so much from one municipality to the next. The county is made up of 88 different municipalities with their own governments. St. Charles county is made up by about 15 or so municipalities. Both counties have rich and poor areas. St. Louis county is twice the size of St. Charles County and has much more older and high crime areas than does St. Charles. Great areas in both, all depends where you land. Location, location, location. St. Louis county has far more smaller mom and pop resteraunts as St. Charles County has mostly chain restaurants. More affordable newer homes in St. Charles county.

Really good way of putting it! They can both be great places to live they just offer different things. Having only ever lived in STL county, I used to think St. Charles county was "not as good," before I really started going there at all, and now I go there all the time!

The interesting thing about St.Louis County, is it’s great diversity. I was born and raised in University City. And it is very true - every township is its own entity, with it’s own Identity, its own look and feel. The people in St.Louis County are just as diverse. Also , when I was growing up, seems there was always something going on - especially in summer. Various parks had all kinds of events going on. [ I don’t know if it’s still true]. 📻🙂

Although you kept it to the county/city level; and didn't elaborate on neighborhoods, I think the "designed-to-be-urban-like" development of New Town (within the northern boundary of St. Chas City) is worthy of mention. Not that I'm all onboard with the development. Somehow it reminds me of the movie set for "The Truman Show".

I do like New Town. The lots are smaller and the houses are designed to be more walkable and conducive to meeting your neighbors on their front porches. They have a downtown area that is cool but is kind of Truman show movie set scene at times. If you are concerned about living in a traditional city area like U city or CWE it can be a good option. Just remember you have to drive out there if you like the city ballgames or events. It's not so far out tho.

Actually in the 70 and 80's St Charles County was the fastest growing County in the US beating Vegas. It's always been busy building up since the 70's. Once we paved 94 out thru Harvester it exploded.

If you ha e heard of Bales Park in St Charles which they added in Dusable Dig Park and the Revo area. Well that's my father. If you need any information in St Charles feel free. Also in Lincoln County. My Uncle and Cousins were Sheriff's in both. I can remember back to 63 and $.26 gas.😅

If you live in Wentzville, you take 64 across the river. If you live in O Fallon, you take 364 across the river. If you live in St. Charles, you take 70 across the river and if you are in The Portage area you take 370 across the river. Traffic is not what you think it is these days.

Good point, yes the highway that makes most sense definitely depends on where you're coming from and it can be a quick drive across the river

My cousin and her husband were worried because she thought if she raised he kids in saint louis or stl county they would have higher chances of falling into the wrong crowd and getting addicted to drugs when get older so she moved to saint charles county 20 years later he kids still ended up addicted to drugs and fell in with the wrong crowd she really down talked us for living in saint louis. Ive lived in both Saint Louis County and Saint Charles County and I loved them both.

I live in the City of St Charles & love ut, there are a lot things to do, eberything is close, festivals, Christmas on Main Street. I also love St Louis City, the sports teams , Firest Park, The Muny, Zoo, Art Museum, Science center, The Hill, The Grove, Soulard, The New Cathedral with uts Mosaics, The Fox Theater, Symphony, need I go on. It is a great place.

St. Charles County is very cookie-cutter. It's a great area, but I literally used to drive past my house on more than one occasion because it looks very similar to other houses in my street. St. Louis County is older and has more character, but some areas may be a little sketchy. One things for sure (and this is what I love about the St. Louis metro), each area has its own distinct personality.

Seriously Sketchy ? I grew up there . I'm sure you're talking about the North End. 😅 I'm the son of Ed Bales. You know Bales Park. I honestly wished my father would if never pushed to get Interstate 70 completed. St Charles was a nice peaceful place in the 60's and early 70's . Well besides the North End which is where I grew up. Plenty of gun shits even back then. However that's why it was cleaned up. Doug Saulters the old Sheriff is my cousin. He is now Wright Cities Police Chief I believe. Depending on you're lifestyle. St Charles is a good Community. Mind you it use to be a simple life in that area. We didn't want much as kids but left alone and to hunt , fish and maybe go to the roller rink. It's batshit crazy now.😅

Have to argue that there is probably more rivalry between STL City and STL County. The Arch, major sporting revues, Forest Park, and 95%+ of historic homes are not in STL County, they are in STL City.

I used to live in north St. Louis when I was younger when my mom had lost her job and when we were there we probably lived in the worst part where we would he at least 2 gun shots a month and it was annoying and I moved to Illinois in ofallon illnois on metro east and it’s actually a good place to live in has a total 30,000 population I think and has some good restraunts plus we’re only 15 minutes away from St. Louis and 45 minutes away from from st Charles and our county is called st Clair county

Appreciate the content man. My wife and I are moving to STL in the coming months, and your videos are very helpful. I'm looking to purchase some multifamily properties to earn some passive rental income. When looking on Zillow and Redfin, the only spots where multifamily properties seem to be for sale is in St. Louis City or St. Charles. Without over stepping your restrictions as a real estate agent, where do you see those rental markets going in the coming years? Pro's and Con's of each?

Both are seeing growth, but at a faster rate in St. Charles and more new development out there. As far as multifamily units, the majority of duplexes, triplexes and quads are in STL city. There's some that are scattered in STL county and St. Charles, but if you want multifamily, you're probably gonna be looking at STL city. Single family gives you a lot more options all over the place, but it's extremely competitive these days because the pool of buyers is huge compared to that for multifamily. In both cases, the biggest challenge you'll want to be aware of is buying a deal that will cashflow positive without over-paying, because everything being sold on the MLS is at a premium. Finding the deal is the tough part -- but once you do you're golden.

St. Charles county as a whole has indeed seen population growth over the past several years while St. Louis county and St. Louis city are experiencing more people moving out than in. Springfield MO is another county that has been experiencing population increases like St. Charles. There's a research paper from 2019 called "The Missing Million" that's addressing Missouri's changing population trends

St. Charles is much better in every way. A little more expensive homes, but st. Louis has the cheap worn down homes in high crime areas. And some of the homes are cheaper in the very low rated schools districts. High ghetto area.

I can basically only talk about schools if I base the info off another source, not my opinions. I'm extra cautious what I say publicly on KZbin. I would recommend niche.com for rankings, and city-data.com for stats and demographics. City-data.com also features a forum where you can hear honest opinions from people who live in the areas you want to know about. They will tell it like it is. Schools, crime, cost of living, etc. people on there talk about it all! And thanks for subscribing :)

St. Charles county is great, newer, and like u said more suburban. I have lived all over STL metro over the years. In my early years I liked the city, then I moved to the country out in mid missouri, now I am older and love living in the city by Forest Park. All great places to live. Crime and other things are not as bad as you would be led to believe by the news. Love it.
