Great video. I rent out our basement apartment here in Toronto and your video certainly would have helped some of the applicants I dealt with. Many first time renters have no clue what they are doing. There are a couple of things you did forget. The first is a landlord is allowed to ask for a police check (I won't rent without one). The second is asking for a guarantor of the rent. I have only ever rented to students and this is a necessity since most don't have any credit history (you then need the credit history of the guarantor). I have a packet ready for any potential renters because I assume students have never had to go through this process before. I also use the Ontario government's rental agreement form. Can't wait to watch more of your videos.

Deposits vary across Canada, in British Columbia for example the damage deposit is only half of the monthly rent (not first and last) there is an additional deposit for pets (BC is one of the few provinces that landlords can also reject pets in their units, except for service animals)

Thanks! Really make sure to look at the appliances and if anything is broken, check the water pressure, also if possible, the heater. Take pictures so you can reconsider and think about it at home.

I found an apartment with Greenwin once, they have many properties around the city. I wouldn't say they're the best, but they're relatively affordable. They have various types of apartments with differing quality (some are very old, some upgraded), so to find a good unit/building, you'd need to research their buildings one by one. I don't have any experience with other companies, but I'd recommend to google for more options!

Would you advise renting a furnished apartment? Are those available? My realtor has sent me a few listings but all are unfurnished and beeds/matrresses etc seem to be really expensive

There are furnished units, some people prefer those as they are ready to move in. Personally, I prefer unfurnished units so I can really make it my own.

Realtor doesn’t charge anything is a lie. It’s charged to the landlord and a landlord takes it into consideration and increase their rent to account for the fees. They probably couldn’t find in your range is because they have negotiate their rates with independent landlords. Source is because I’m the landlord and they tell us how much it is to use their client and we would jack up the price to accommodate the cost

Both are true. They don't charge the renter anything (directly). But yes, it can certainly be incorporated in the rent that the landlord charges. Still, in a market like this I would both do my own search as well as get the help of a realtor, to increase the chances of getting a suitable place. The important point here is that by enlisting the help of the realtor, no costs are incurred for the search itself. If you don't find anything suitable, you don't need to pay the realtor anything, but you get the benefit of casting a larger net during your home search.

AirBnB have a very large price range. It takes a lot of searching to find a decent one at an affordable price, but I think there are still some in Toronto.
