Locality Review: ETA I & ETA II, Greater Noida

ETA 1 and 2 have created their position in the real estate map of greater Noida. Falling under the purview of the Greater Noida Authority, these two sectors offer mainly independent homes, plotted development and apartments. ETA 1 and 2 are evolving sectors located adjacent to Greater Noida Link Road. Both these sectors enjoy good connectivity and are surrounded by Gamma 2, Beta 2, Alpha 2, Knowledge Park, MU, Omega and Omicron.
Pari Chowk is 5 km away and can be easily reached in 15 minutes. From here, one can easily access the Noida-Greater Noida Expressway, ensuring seamless connectivity to Noida and Delhi.
Infrastructure Index: ETA 1 and 2 have good access to employment hubs, schools, banks, hospitals and restaurants. Wipro Special Economic Zone is the nearest employment hub, 2 km from Eta 1 and 3-5 km from Eta 2. Knowledge Park 4, which houses several companies, is 3.5 km away. Knowledge Park 1 and 3 are within 7.5 km.
While Knowledge Park 2 and 5 are within a 12 km radius. Reputed schools like JP International, Holy Public and Kaushalya World School are nearby. Government and private healthcare facilities like Sahdeo, The Hope and Green City Hospitals are nearby. Markets and malls are also close to the sectors. The Grand Venice Mall is about 8 km away, and JP Greens Golf Course is about 5 km.
Connectivity Index: ETA 1 and 2 enjoy good connectivity through GNIDA Office Metro Station. Greater Noida (Boraki) Railway Station is 7 km away. IGI is 53 km away. Upcoming Jewar Airport is 54 km away. For local commuting, cabs are readily available.
Development Index: According to Magicbricks data, apartments have maximum availability in ETA II with 91% share, while residential plots dominate the real estate market of ETA I with 84%. 2 BHK is the most common room configuration in both sectors. However, in ETA I, there is good availability of 1 BHKs.
Civic Issues: ETA I and II boast wide roads, which ensure smooth traffic flow. Further, quiet and serene surroundings make these sectors a good option for those looking to stay away from the city chaos. However, both these sectors of Greater Noida are quite far from the hotspots of Delhi and Noida. Also, retail infrastructure is yet to develop. Some residents have lately raised concerns about the security too.
Both ETA I and II are still in their nascent stage of development. Thus, one can find ample plotted developments here. Even the apartments come at a relatively affordable price compared to other developed parts of Greater Noida. Relatively low property values also make these sectors suitable for investment, but only if you stay invested for long.
