I have booked in lodha palava.. I booked in 2015 march... As they take slab wise payment, by end of December 2015 I had almost paid 19 Lacs to lodha and roughly another 3 Lacs for stamp duty and registration.. than in January 2016 I got a call saying that the tower in which I booked hasn't got government approval hence I have to change the booking in some different tower.. Till date I have paid up to 95 percent of the flat cost and they have raised a demand of final payment for possession.. I requested them multiple times to allow me to see my flat and take the possession but they don't agree. Request all not to book lodha... Never ever

They did gave me an option to cancel my booking but the issue was that if I cancel the booking the amount which I had paid to lodha till than will be returned to me in 12 installments and the stamp duty registration amount paid to the government, I shall follow up with government officials for my returns.. I had no option otherwise I would have been screwed

We have to understand this man is not only exposed lodha but also realty of real estate con of all India. From 2013 Lodha making fool to their customers like this. in Vadodara the builder first show the actual site of construction then they show the flat which not book they actually take to the site and show us all the flat which I have kept in my option list, then I have to select which I want to book, we can go to there office any time and the safety person of that site take to the site that how much work is going on in ur flat, even if you want to cancel the flat you can cancle any time and you will full payment refund which you have paid.

For ready to move flat also, they play trick. They form a big monopoly by tying up with other big banks. They process their loan fast and for other customers they don't give any consideration. They will raise all the demands at a time and afterwards say it was mentioned in your agreement as per construction or due date whichever is earlier. At the time of agreement also they create such illusion by simply making you sign the agreement without explaining it to you in such a huge crowd.

I am a 43 year old guy. I am in southern part of India. My father in law was a civil engineer in ISRO. When me and my wife decided to buy a flat or a house, whatever fits our budget and place, he insisted that he will come and check it personally. What I learned from that experience is that, if you are going for a flat or a house, please bring with you a person related to that field, may be a friend or you can pay someone in that field to accompany you. This will definitely save time and money for you for sure. When me and my wife decided to go for a house which was okay for us, my fatherinlaw pointed out some future difficulties that may occur to us in that purchase. He pointed out the slop on the backside of the house, which can cause problems in heavy rainy season, he could tell the type of wood used, he pointed out the materials that are used in construction simply by swiping the wall, etc. Moral of my experience is, if anybody reading this comment who wants to purchase a home for them, please before payment, bring a person of experience in civil field...i hope somebody finds it helpful. I hope all the people will get justice and peace of mind, prayers.

It is really shocking to see educated people have been taking hasty decisions and getting fooled. The builder definitely is cheating with customers. I have been looking for a house since 2-3 years and still has not finalised any because of many basic issues. The points highlighted by Krishnarajji are very valid and it will definitely help others. But I was expecting that ppl investing crores would have little knowledge of this already.

Thanks for making people aware of these crooks - Lodha. They have advertised heavily for overseas IP addresses, to catch bakras and bakris to buy drywall for 3.5 crores. There is no unequal contract - it is one sided contract....all in the favor of Lodha. Krishna, man you have done an excellent job disclosing and broadcasting the con, all legitimized through the Law of Contracts.

Very well said sir. It's not just true with lodha but with other builders as well. I have personally lost 2 lacs falling prey to this. I booked a flat with Migsun builders. At time of booking i was committed 0 GST but at the time of first demand i was shocked to see GST being added to amount. When i retaliated there was no one to listen to my griviances. My dipute went on for over 6 months and builder kept on charging intrest. I finally decided to quit and asked builder to return booking amount that was 2lac. Builder denied the same qouting term of contract. I finally decided to still cancel my booking because i can't stuck another 40lac with someone who is not trustworthy. The incident opened my eyes

I want to highlight few things-1.Not only Lodha,other developers cheat too,now a days they're introducing channel/sales partners in between.2.These are all fly by night operators,never deal with any of them.2. even before visiting site,ask all details like flat layout,floor plan,project layout & most important ask for detailed price breakup (flat cost for agreement+SDR+GST+other cost) so you must know how much is TPFC ( total paid up flat cost), you'll find that 80% of the time you'll never get these details in email. That's your first red flag whether to continue or not
