Can you do a dormar on the front side of the property . I've seen afew houses in Coventry with them

Yes you can construct a dormer on the front elevation of your property, but as this front the highway you will likely need to apply for planning permission so good to check this with your local planning department. Generally planners are not keen of front elevation dormers unless they are smaller pitched dormers. Pitched dormers will not provide you with a lot of space but can enhance the front elevation of your properties overall look on the right house. Thanks LiteBox

Our architect said the we need a minimum 2.5m for a loft conversion as the conversion “shrinks” the space and it needs to be 2.1m to be legal once finished which is why he didn’t draw up plans for the loft when sorting our extension. We have a semi detached hip (option 3 in the video) roof. Is there any logic to what he’s saying? Our roof measures 2.3m otherwise which I thought was ok (as stated in video) Great video btw :)

2,5 roof height equals to 2.1m finished height in the loft , so 2.3 will roughly finish at 1.9 wich is to low to get signed. Other option is to lower the ceilings on the 1st floor, but it will cost more and here will be more disruptive.

@@WUBrummie there is a floor structure (~200mm) + chipboard (22mm) + internal finished height (~2.1m) + plasterboard (12mm) + flat roof structure (~150mm) + firings (100mm)+plywood (18mm) All that comes to 2.6m , you can reverse the firrings and take out the 100mm and then you only need 2.5m

How much space do you need for landing before opening the room door?

You will need a minimum width of your stairs for a landing and your door will need to open inwards to the room not across the landing. Hope this helps Thanks LiteBox
