Hopefully your attorney can secure an agreement for you to move out of your condo without further litigation. It is poor public relations for MW to continue to hold you to your contact if they are at fault for poor construction issues with the building. I assume if enough owners living in the building file a representative suit against MW, they would settle quickly. Nice camp ground and park but there must be someplace closer to BGC. Have you looked at UCM Adventure Park? It under 1 hour with light traffic.

Lot of greedy developers in the country. I had similar experience and got fed up so I sold my condo and purchased a cheap beach lot in a tiny island near Cebu and now building some small cabins. It allows me to have garden, a huge deck, No traffic, less noise/air pollution and Cheap seafoods. All for way less than a 1 bedrom condo unit plus a potential rental income units

Thank you for informing us. I was considering buying a condo built by Megaworld, but after watching this, I have some reservations about considering them for purchasing a condo in Manila. I will be retiring in the PH & moving back in 2025. I was considering purchasing a condo but on a 2nd thought, I think I will buy a house & lot instead. I do not have to worry about the monthly Home Owners Association & assessments if things go bad with the condos such as what you are experiencing.

Tom and I really wrestled with the decision to share our story, but in the end, we felt it was important to speak up. The main reason is exactly what you’ve shared, I couldn’t imagine someone retiring to the Philippines and having to face the kinds of stresses we’ve experienced. Retirement should be a time to relax, enjoy your hard-earned money, and live peacefully. I told Tom that if someone went through what we have and we hadn’t shared our experience, it would weigh on me. Honestly, we’re still trying to find the light at the end of this tunnel, especially after losing millions due to the situation, but if sharing our story can save others from similar headaches, then at least something good can come out of it. Wishing you all the best in your plans, and I hope whatever path you choose leads to a smooth and happy retirement.

Among all big condo developers MW is the worst. I have a condo in BGC by Federal Land. It has only been 2 years since turnover and so far so good. My Makati condo is from Shang properties and after 4 years, no problems. I heard that DMCI is a good developer that builds quality, more affordable condos. MW is known for their excellent marketing and easy payment plans that’s why many people buy from them and of course, regret their decision.

However, in a matter of time, the earth and foundations starts to settle, and pockets of dirt tends to move around, causing the building to shift a bit…hence the cracks and other flaws which will start to appear. Oh absolutely! Since this incident, we’ve found groups on Facebook, Reddit, and Google where people share their experiences, and it’s been so helpful. We now know to spend a lot of time researching and visiting the area. My biggest advice would be to actually view existing condos in the building and the surrounding area, walk around and see the quality for yourself. Talking to past employees who can tell you the truth is also key. There’s so much we’ve learned through this process, for sure!

That seems to be a reoccuring theme. A lot, not all, make the buildings and condos look amazing but that is just a selling point. As you mentioned the condos, and the building slowly starts deteriorating. The association does not do a good job at the upkeep of a large building. They overlook issues, and in many cases only address it when it absolutely needs to get fixed. Yet every month you are paying a good amount in association dues. The condo market is oversaturated and many are vacant, yet the prices for some reason are way to high, especially for what you are getting.

Currently living in a Megaworld condo as a renter. I would never buy a megaworld condo based on the construction quality, or lack thereof. The walls facing the exterior of the unit is crumbling and i can see the rebar. The bathroom fixtures are cheap and leaking not to mention the plumbing pipes. I would highly advise any prospective condo buyers to think twice before purchasing a megaworld property.

Wow so far mine from 2017 in Makati SMDC knock on wood is holding up maintenance and cleaning around the amenities are good, 2 years ago I noticed the cracks on the main floor by the stores and business areas just tiles coming off it was fixed the next year my condo owners association group is always on top of things especially with the maintenance management contractor. Tanay is also my favorite nature getaway. It's less touristy than Tagaytay, and Tanay has beautiful mountains and sea of clouds attraction. Anyway, hope you can find a better place. I know people who've been living in condos for several years now and they're okay, so I think not all are bad. But me personally, I've never liked condos except maybe the low-rise ones that have like a garden in the center. (Some have pools.) But i really prefer a traditional house and lot with a big garden.

Tanay really is such a hidden gem, and its natural beauty is truly breathtaking! 🌿 I totally agree with you. We also viewed some wonderful condos with a different developer, and the quality was so much nicer. We have friends who are living in condos they absolutely love as well. There are two that we really adore, and if we could rewind time, we would have definitely chosen a different developer. For now we're taking a break from anymore condo tours haha, totally agree, a house would be our next choice.

The broker only tells us what they’re told based on the marketing materials they receive. Maybe they truly believe in those materials, who knows. I actually met a few Megaworld brokers a few weeks ago, and it was surprising to find out they had never even visited other Megaworld developments, apparently, so they’re 'unaware' of the faults.

Did your agent Cyrille help you as an after sale service regarding some problems in your unit? Accdg to recent reports, Theres an oversupply of condo sooo... but really, i was surprised when you decided to live in a condo when you have been looking for a house and lot before. BGC is overrated.

We didn’t realize the oversupply until we had to look into selling one of our condos. That’s when it really hit us. Another reason why the “increase” in property value doesn’t matter if no one is willing to buy. Plus, you’re up against Megaworld’s new developments with their enticing payment plans. The only thing that really protects you is the Mecada law if you’ve been paying for 2 years, but even then, you lose out on 50% of your money, even if you can prove the property was mis-sold or the quality doesn’t match the description.

That's the reason why even if how enticing those promising pictures or words from the brokers. I am not buying all of it. Coz I stayed in a condominium before I went here overseas for work. I experienced and learned the pros and cons of it. It's better to invest your money buying a piece of land and build your haven than to have a temporary haven that, later on, will turn out to be a nightmare.

I completely agree! After what we’ve gone through, I’ve learned not to trust all those enticing descriptions. MW described the development as luxury, with photos that are far from the truth. My biggest advice would be to actually view existing condos in the building and the surrounding area, walk around and see the quality for yourself. We too stayed in multiple condos by MW and that's how we realised that there's is an existing pattern of faults. Talking to past employees who can tell you the truth is also key,.There’s so much we’ve learned through this process, for sure! A house is probably a better option. When we moved here, that was our first choice, and we’re hoping that will be the next step for us very soon.

you regret buying condo? I have one studio that I regret too how I wish to be rented but I dont believe that they will take care of my all fixtures appliances I am paying yearly around almost 60,000K even Im not staying there still I pay water and yearly I visited my condo then just sudden there is always to be fix like my aircon or either my bathroom water was stock my kitchen electric stove not working and every request to be fix you must pay the plumber the electrician etc so you cant save having a condo more better to buy a house or built your own

I totally understand where you're coming from. There are definitely challenges with owning a condo, especially when you're not living in it full-time. The maintenance costs can really add up, in a space of two years there have been multiple faults some of which were caused by the building structural faults that caused issues into our unit. Have someone regularly check your unit as leaks are a common fault. A house does sound like a better long-term investment, it gives you more control, space, and often fewer unexpected costs. It’s definitely something we’re considering for the future as well!

If there were this many complaints in the UK the developer would no longer be operating, so when we first bought our property we never expected this to be a common fault across multiple projects! but yes, question everything and do your research, is the best advice!

Rent the condo. Rent and find a nice condo. I hope everything will be ok. Ito ang issue sa atin kung minsan. Bakit kaya ganyan ang issue pag bunili ka ng bahay or condo.

If they can afford it... location location location...a gated exclusive subdividion house in the bgc or Ortigas or makati vicinity will set u back hundreds of millions minimum. Plus renovation costs

After everything that’s happened, we’ve learned to do a lot more research. There are two condos (by two completey different devlelopers) with better quality, but they come at a much higher price point, the price point of Megaworld just didn’t match the quality we experienced.

@@THEKITOFAMILYI’m sorry to hear about your experience. Maybe look into projects of Federal Land (The Seasons Residences). I purchased from them 2 years ago and so far no problems. Another developer but definitely more expensive is Shang Properties (Shang Salcedo Place, Shang Grand Tower). I don’t think they have any projects in BGC but only in Makati. Finally, Ayala Land. However focus only on their Alveo and Ayala Premier brands since Avida is pure trash. Please keep us updated. Good luck!

Stay away from condos. Buy a decent lot and build your own home. Use a competent architect who can give you a good cost estimate to build. You buy all the materials and only pay the architect on the workers labor. However finding a good lot and the real owners and a real certificate of title, traceback, memorandum of encumbrances, legal & physical access, is going to take a long time and prepare for lots of traveling. 90% of what you see will be pure sh!t. Condos you need HOA certifications and financial statements. None of this will be provided to you. Then inflated prices rolled into creative financing at shark interest rates.
