In todays vlog ill be sharing with you the developments in Downtown CDO. I got a lot of positive feedback from my clients and viewers on the video I posted about the Developments in Uptown CDO. It was even as a reference video in one law subject so I thought, why not make a similar video sharing the current and upcoming developments in the downtown area. This will allow you as an investor to understand the CDO real estate market better and give you a clearer picture as to which area would be the best investment for you.

everything in CDO is progressing at a fast pace which is good for the most part because of the economic activities & will bring in needed monies in the form of business, sales & property taxes collected from these activities. One thing to bare in mind is that with all these business activities, is the city able to accommodate utility services such as water, electricity & garbage collection. As far as I know, there is no water dam to collect water from rivers & streams to be used for the city water supply. You cannot rely on water underground to supply the city with water. If you do that, the underground water will be depleted & could cause the soil to sink which then causes flooding on flat lands like in some parts of downtown CDO. I hope that the CDO Mayor & city engineers have made urban planning studies before commercial buildings or subdivisions can be erected to make sure it is viable for the city's future expansion & have utility services, served for the good of all the communities within its boundaries.

Yes! Hoping for the government to take all these things in consideration since CDO is on-track to becoming a metro city by 2024.

With regards to electricity, CDO is privileged to have CEPALCO as the electricity provider, one of the best utilities in the country. Its power needs are supplied by a mixed of embedded coal powered plant, 3 hydro power plants, solar plant, diesel fuel powered plants, and from NGCP Mindanao grid. It's system network particularly 69kv is in a loop which means it is flexible and can use any of the 10 substations to supply an area especially when one substation is not functional.

These developments bring economic upliftment to the city government, offer business opportunities, and create job opportunities not only to the city residents but also to the people in the neighboring towns and provinces. Unfortunately, progress and development is like a double edged sword. It improves the financial status of the residents and add more income to the city's coffer. The sad part is that it places the city to environmental disaster like flood especially if the development continues freely and uncontrolled. For instance the development of the upland parts of the city, converting the mountain tops into subdivisions will increase the volume of water cascading into the lowland directy and through the rivers and water system. This is happening in the eastern part of the city wheñever rainfall pour downs heavily for hours. Recently, parts of bugo and tablon were submerged in five to six feet flood waters. If the development on the mountain tops is left unchecked the city will bevknown also as the city of floods.

I concur with what you said. Recently my sister from Pueblo De oro in Uptown CDO sent me a video of parts of Uptown Areas that was totally flooded with the recent continued rain a month ago. As you can see from this example, Uptown CDO was not even spared by this flood. City floods from rain happens when Urban Planning was either not implemented or was just bismal & an afterthought plan just to meet certain guidelines in city plans.. Most of the areas of Uptown are concrete which means when it rains, water will not absorbed to the soil. One way to solve that is to build huge water drainage sysytems all throughout the town. One example of best Urban Planning is BGC. This place is never flooded when it rains. They probably have drainage systems in placed just like what we have here in the U.S. Anyhow just wanted to emphasize here truly how important Urban Planning is when a community is being built or expanding an existing community that's already there.

Some areas in cdo that are low lying gets flooded easily. Thats why the govt has a 7.6Billion floor control project in the works. Around 30% of the capital has been released and construction is ongoing.

Its because land is hard to come by especially the more metro a city gets. With economic housing projects, there’s also a cap on the selling price and with the land costs rising, its more of a challenge for developers to execute.
