Negative gearing only works for NEW properties as only they can generate enough depreciation losses for tax deductions. It thus ENCOURAGES development of new housing stock rather than squeezing other buyers out of the somehow fixed-amount housing stock. But hey, a comedian surely knows more about finances.

Most old properties can be made into negatively geared by: 1) financing the investment property to maximise the debt component and thus interest expense, e.g. 95% with mortgage reinsurance; 2) having the building and all capital works valued and claiming as much depreciation as allowed by the tax law; and 3) claiming every single deduction allowed by the tax law.
