The thing to me is, if you invest and have other income outside of dividends then you will be able to live off dividends without selling. Which means you can pass that on to your kids which will give them a leg up in life. $52k dividends received in 2020.

I have a financial advisor (trader) she grows my liquid assets and I reinwest the weekly payouts back into real estate and long-term ETFs like VOO and SCHD. I have also started acquiring some tech ETFs, including IITU and IUCM.

It's important to have a well-thought-out strategy and not make impulsive moves based on short-term market fluctuations. Patience and a long-term perspective are key. You should consider a market expert to guide you.

Love the transparency. Yeah you saw some well timed gains through COVID but everyone was saying it would be stupid to buy then so it's easy to say in hindsight that your success has nothing to do with you. Keep it up 🎉

Can you explain a bit more on getting the loan process? What kind of rates are you getting for investment properties? And what income do you need to to have such a high mortgage?

Generally I like to pay P&I on my own home and Interest Only on investment debt

What’s your thoughts on land tax? You’re obviously justified it if you’ve bought in Queensland’s again. Curious what your logic was. I’m maxed out in NSW wanting to go again and I’m half telling myself it’s tax deductible should be ok. I also renovate to rent and like to go through with repairs and upgrades between tenants. I wish I lived near a border but I’m in the middle of NSW

You can buy using corporate trustee/trust structures in QLD to minimise your land tax bill under the current rules. They may aggregate one day but works well at the moment

Everyone don't forget most of this sought of thing is just luck of getting into market at right times... You can work hard but still not get these kind of gains. All these Brisbane gains are thanks to COVID and people being able to move anywhere etc to work. I have benefitted from this myself (also from getting into Sydney property in 2010) but don't have the ego to pretend it's because I was smart. If he started buying his first house now etc it would be very different. Apart from the price rises caused by COVID there was also a big portion of time with record low interest rates and borrowing capacity. The driver now is scarcity... So let's see how that goes

100% agree, this video is basically showing off how much capital gains he made thanks to COVID, and he's not even in the market long enough to expeirence all the ups and downs. and PLEASE stop telling people you can draw the equity out when the serviceability is not evident, you're basically telling people to over leverage and over stretch their budget to secure something that might have a huge negative impact on their lifestyle and ultimately subnmit a fraud applicaiton to the banks in order to get the loan amount you want.

His business is obviously generating a good enough income to service the extra debt. I feel like this is a crucial fact being omitted in these vids. BTW, I still think that they’ve been very proactive in achieving what they have, so kudos to them. They’ve taken the risks and worked hard, when others that could’ve been in a similar situation, chose not to.
