This was a great discussion. But Beracha seems biased to me. When you even bring up rents falling he says they were too high during the pandemic but stable now even when you can invest in high interest savings and yield the same return as a rental. Also he says the price to income ratio doesn’t matter as much because people don’t report their income? When it goes against his point he makes up a reason. I would bet him a steak dinner YoY will be negative in real terms 2023-24 and 24-25 in South Florida. It’s an external investment for many and the economy is slowing down. 2nd homes go first.

Agreed this is a bias podcast spewing the same rhetoric, we don't have enough inventory, etc, etc. These real estate pundits never, never discuss the trouble coming in the broader US economy that will affect EVERYONE. This guy David started in the real estate business at the tail end of the last crash; like many other of these guys they have not been in the business long enough to see pain.
