Very good conversation! Liked the ‘flight capital’ right on! Just as Larry Fink suggested-- Viva Mexico 🇲🇽 Thirty 30, groundbreaking in 24! Rates will drop- Demand is Humming💥 Upscaling musical chairs 👍🏼 Vertical building is, the only way. 24, Q2 forward will be great!

Great info both. Quality content. Just be mindful, when rates are cut, it will typically be because economy is heading into a recession. Folk will not be wanting to buy, until the recession bump is overcome.

I'm curious what you think of Texas in relation to Florida. They seem to be similar in many ways, but with Texas being more business focused and Florida being more retiree focused.

How does the average income (~60.9k household) afford 4-5k a month mortgage on a home built in the 1950s or 60s

As a retired financial professional who managed a large MBS portfolio, I'm going to say that the guy's prediction that interest rates will be lower a few years from now may or may not come to fruition. He is so insistent that interest rates are going lower. My experience is what you expect to happen usually doesn't. Just my three cents.
