Hey Joshua, love your vids. Currently in NYC, planning to move to San Antonio in the summer. Are those listings figures final? How likely are these property managers open to negotiating, especially for tenants seeking a 2 year lease or longer?

Availability has thinned out quite a bit with all of the people moving here and the shortage of new places. That being said they've tightened up substantially on rent negotiations. If you're dealing with a private owner they may negotiate especially if you pay up front, but in all the time I've been doing this only one property ever negotiated and it ended up being about $50 off the monthly rent.
