Hi Danilo, I live in Vienna and you could call me a real estate observer. I am also very well-informed about the Italian real estate market, your offer, and the competition. Also, this particular building project I know for some time, it is developed by Danish architects, and executed by an Austrian. As I remember some years ago the price was between 4 to 5 million Euro. The newest higher price shows me that we are, already, in the recession. There are about 10 or more penthouses offered in the same location in the first Viennese district. We can all agree that the latest housing crunch is getting painful. But I was in love with the project and the location. Anyway, I am experienced with more than 10 years of living in a penthouse and under the roof of a similar housing project here in Vienna. That means I know very well the pros and cons of living and also the quality of finishing that kind of apartment. I thought that the penthouse was gone and fortunately, it's not. Looking forward to that opportunity in the foreseeable future when the crisis is over.

A- Vienna is a lovely city. I stayed in a hotel close to the Cathedral in 1990. Never been there, since. Loved the Belvedere Palace, the Radhuset and the Fussganger Zone. I like the 'Peninsula in Sorrento' because it can also generate a significant income and has adequate outdoor space for me and my children to enjoy. This is lovely from the inside, but too industrial and minimalist, like a Scandinavian or Soviet-bloc apartment from the 1950s, on the outside. I do appreciate the 360-degree views from the terrace and the fact that it has good insulation and electrical and climate control systems. B- Unless you know something that I don't, I'll prefer Italy and the UK to all other places because I like the people. I spoke a little, not much German, when I was in my 20s, but haven't practiced in almost 30 years, so my German is gone. Italians do predominantly speak English, as their second language. I want the following features: 1- Views of and direct access to a beach, a lake, a river, or the center of a major city. If it's a beach, it needs to have soft, white or yellow sand and warm, shallow water. If its a lake, I would want it to have mountains around it. If it's a city, I'd want it to be close to a river, nightlife and cafes, or a historic site. Most ancient cities were built either on the banks of rivers or oceans. 2- Very large outdoor and indoor areas--at least 2 to 2 acres, and preferably much larger, of outdoor area and an indoor area in excess of 500 to 1000 sqm. I'm only willing to sacrifice the outdoor area for homes that have a park next to them. Unless it's in the center of a major city because of schooling for my children, I wouldn't sacrifice on the outdoor area. My children need to physically exert and so do I. If interior is exquisite, I'd, of course, love it, but even if its now, I could redo it. I won't sacrifice on the outdoor area, unless its a major city. 3- I want to be close to a major city, preferably very close, but, even in the most extreme case, not more than 40 minutes away from it.

Ciao Danilo. What an absolutely stunning property! I love everything about this unit and building (love the exterior and 360 degrees views). The only thing for me is I dislike any furniture blocking windows, so the master suite would be an issue if I had to place my bed in front of the windows if there was not a full wall to place the bed). That is just me and not the property or design/developers. It is stunning! As always, you and your presentation was outstanding. Thank you.

I had no idea windows could be furniture, but they really are. So unique and worthy of focus. Normally windows would get drapes thrown at them and bam they disappear. These windows are so awesome they need to be made the feature. I am sure they either are one way or can be made so for privacy. It would not only be difficult to cover these up, but kind of defeating their entire purpose. This is not the house for people who shove all the furniture against the walls that is for sure. It is a modern dream house. Nice to see you wandering all over Europe Danilo!! Keep up the great inventory.

I like the penthouse building exterior design. However, once you are inside the layout seems impractical and uncomfortable. Way too many angles in every single room, and the master bathroom is tiny. For £6.8 million you have a very niche market.
