The rocks make excellent skirting and fireplace stone. Amish built houses are excellent construction. It’s basically brand new and you can finish it how you want, you would probably do it to any of the rest of the ones you looked at.

Power washing yes. Need to have gravel brought in and spread around the perimeter of the cabin to keep the rain from splashing mud on the sides. Lots of potential for someone wanting to do a lot of handiwork.

Agreed. This cabin is not on the market now. Someone put a contract on it 5 days after I looked at it. I will move on and look at more cabins.

@@richardfiedler2201 Carpenter skills are great to have. Luckily my father taught me a bunch. I look on Zillow everyday and look at many cites. Visiting different Maine cities has also helped my search a ton. I know which places to avoid now. May be windmills or train tracks or very busy roads.

If I were you I would rent for a winter and check out properties in Fall/Winter/Spring to see how accessible it will be after a big snow blows through. If they won’t start the well pump for you run in the other direction. Also go online and check the average well depth for the addresses next to your potential property. Wells depths can vary from property to property but you will get an idea of how deep they will need to go for a new well. Hand dug wells are common in Maine and everyone I knew who had one complained about them drying io.

Pretty area, but if there is a likelihood that the road passes through the property, that would be a no deal for me. Try to avoid any property that has an easement into someone else's land, if you can. Or if there is an easement to get to your own future property. I've heard about people moving in and putting up gates on 'their land' to block easements and the mess it starts is worthy of a whole drama series of it's own. If the land doesn't have a clear enough border for you to know what you are buying, that is also a good sign to pass on to the next property and avoid making any offers. You always want to know what land you are getting, if there is an easement on the land, and sometimes even what land/water rights you have on the land you buy, depending on what you plan on doing with/on the land. I read down in the comments that this land already got a bid on it (maybe God saying "not here"?), but it will happen eventually that you walk onto your future home! Keep looking and those of us who do so will keep praying for your success in finding the right piece of land! God bless!

There are tons of cabin dealers in the area that will deliver and setup the cabin for you. Good luck in your search. Make sure you walk each property you consider buying. Get to know the area first.

Do you think maybe the wind was drowning out the sound of the windmill? Also, I wonder how long that cabin has been sitting there, because it really didn't look like it was in very good condition on the outside, but maybe that's just how it looks on video? It is so interesting to follow your journey, because I put myself in your position with each place you look at, hoping to do the same thing you're doing some day! As for the windmill sound I am not sure. The wind was causing a lot of leaves to make noise. That probably sound shortly after I put the out. It’s a tough journey with nothing but decision to make. I’m just trying to slow down done and enjoy the ride. God has a great cabin picked out, I’ll find it soon.

It sure is pretty around there, but yeah if the lands really not speaking to you and you aren’t comfortable with the windmills, maybe a pass. I was wondering about water etc and where the hens would be. On the cabin though, I’ve seen a lot of folks combine a second one of those and it works out great. Maybe you should check out a place to get one delivered, maybe with higher ceiling/etc just to see options and pricing?

cabin #1 is still #1 in my book. the botton staining, rot on this one is pretty bad for only 1 year old. remember you can always change the home but can't change the land. it's all location.

When you mentioned windmills I googled how many windmill fires happen annually and the number is 117 fires every year they burn and have started forest fires,my daughter lived in Oklahoma for about 2yrs and there was a windmill struck by lightning and because it was like a prairy in the area it just burnt the grass because there were no trees around for few miles,but yeah they are like lightning rods they attract lightning

@@Backyard_Chickens yeah,sorry just heard the windmill and remembered visiting my daughter for a month and we saw the fire 10miles away that area was so flat you could see the town 25miles away,crazy plus they say they kill alot of birds and who knows the electric output that can affect you, my friend has a small transformer station next to her house withing a hundred feet and everyone in her family has been affected by that station they believe even her doctor said it,the little station isn't even 1/2 an acre and she heres it humming,and there's constantly workers there

Since we are open for opinions.....pass on all of those. Scrap the idea of a cabin that's already built. Go back home, buy a good truck, not necessarily a new one just a dependable 4x4. Buy a small camper trailer. Find that perfect piece of land. And build what you want. That way you arent settling for less than you really need. No regrets that way. So you have til spring to research the best used 4x4 for the money and sell everything you dont need. Spring time comes, now build that cabin.

Thanks. Yes, I started to go that route. I do want a truck, but keeping my bills low is also a priority. I have a car paid off and I was thinking of getting a tractor, which will allow me to plow my driveway. Buying land is great, but sometimes the cost of the driveway and learning the land will be high. If someone already did that work and maybe installed a well, then that seems like a good option. I have never thought so much than I have during this process. There are tons of options to think about. I didn't fully realize that until I started looking at properties. Pictures on a zillow site do not provide the full picture. Take care.

I don’t know if you could live in a camper through the winter in northern Maine. When we lived in Limestone ME we would get storms that dropped several feet of snow several times in the winter.

Maybe find a property that’s already got an artesian well and septic design / perc test done and has a decent driveway where you could get by with an all wheel drive SUV instead of a four wheel drive pickup truck. The prices for trucks have skyrocketed. Keep looking around Lincoln, Me. Maybe you’ll get lucky ! Stones are great if they define your property lines as in stone walls.

Wells are nice, I can also to water catchment. Defining property line can be tricky without a survey. Trucks are way too expensive. I am thinking of ATV or a tractor to plow myself out. It seems to be coming together naturally, so I’m not rushing. Just need to find a cabin, then figure out what I should buy. My brain hurts, lol. Take care!

Easily my biggest frustration with listings is when they don't define the property lines. Even it's just rough lines on a satellite image. Just give me an idea of the lot. If they can't do that, then I figure they can't be bothered to think about more complicated things (like proper wiring/insulation/foundation/etc.)

The money and work it would take to make this even livable would be prohibitive and that doesn't count clearing the land/additional out buildings. Also, if there's a separate parcel across the road and you put a structure on it, insurance won't cover it, and liability wouldn't even extend to it (liability only extends if a separate parcel has no permanent structure on it).

Stay away from oak field then they do pay the taxes for your property for a few more years probably only on houses but I know it’s there almost got lane years ago on the lake kicked ourself for not it was real cheap lol best of luck on finding a place there isn’t to much especially that have a well or well and septic that’s a large cost the further in the woods you go something to keep in mind if it didn’t already have a well a lot of these cabins currently for sale don’t or have a well with no septic septic you can do yourself most of the time or save up a bit and have a pro do it need water and solar or power first though

Haven’t worked with any just looked at a few properties in the past the cheaper higher acre properties don’t last very long unless there’s issues with them to much swamp not good access issues like that the cabins already built with well and septic are few and far between and most houses don’t have much land depends on your price point mines fairly low so waiting and searching for the right deal that and it’s 5 ish hours to that area of Maine went camping many years ago nice area not many hotels or anything unless you go further north or back down closer to the bigger cities or just cross into Canada bring your passport for sure almost went into the boarder many times before cell phones had gps and relied on the old Tom Tom gps flashing yellow lights and a boarder in half a mile is never fun not planning on crossing lol best of luck to ya and these agents are real busy when they have multiple lots cabins or houses under 100k everyone’s buying but the good properties are long gone unfortunately the 200 acres for 50k no longer exist not without having no access ti the property even then it’s big money most of the time last few years the properties just sold really fast people moved from the big cities went off grid or hobby farms still good property but for sale by owner may be a better bet just drive around last time I was up there some people just had for sale signs with their phone number on it not a realtor as they don’t have to pay anything the buyer usually pays the closing cost anyways might get a better deal that way like buying a car on the side of the road few and far between still out there just not as much
