So I currently have a perspective client right now that initially messaged me on Furnished Finder but they said they would be willing to book through Airbnb as well because they have a “screening process”. They want to stay at my property for a year and I’m brand new to this space in general. I’m not sure if it would be more advantageous to have them book through Airbnb for the year or to have them book through Furnished Finder? I did tell them I was more comfortable with having them go through the screening process that Furnished Finder has. But as far as coverage goes, do you think I should book through Airbnb or just write up a really solid lease for the year?

As best I can tell (looking at furnished finder anyway), It looks like converting some of my LTR would result in $500 to $600 extra per month per property. However, I'd have to start paying utilities it seems, so around half of that extra money would go toward paying utiltites. So let's say I make an extra $3000 per year by convert from LTR to MTR for a property. If I spend $6,000 furnishing it, it would be two years before I break even. Thereafter, $3K extra per year isn't going to be that significant for the extra headache. Even if I convert five LTR's to MTR's, That's say $15K extra per year starting year 3. IDK, just doesn't seem like a good return on my time. What am I missing? Do typical markets fetch much higher monthly rent with MTR than LTR?

I think this is a legitimate concern in the midterm rental space. For all of the different rental models (short-term, long-term unfurnished or midterm), the money is around the edges and whatever your tenant preference is. The real money is always in appreciation- so deciding which model you like really comes down to which one will cause you the least amount of headaches.

Hi Erin. I recently had a nightmare renter. Her cat's fur was everywhere. It took days to clean it up. It was a horror story.

@@midtermrentalconsulting It was from AirBnB. Cat fur on the chair and sofa. Cat fur everywhere lol It took my cleaning team abt two days of deep cleaning. I have stopped accepting/allowing animals now. I will send email to you.
