You don’t need an attorney! You should ask the inspector to show you the the building code they’re enforcing. They can not ask you to do something that is not in the code book. You can buy code reference from Home Depot.

I am stunned at how many people in 2020 and 2021 bought houses and waived an inspection!!! Unbelievable. No way would I pay more than the listing price and waive an inspection. I have bought two houses without a formal inspection and lived to regret it. Unlike the typical more obvious sewage drain plumbing problems, the most often overlooked and most easily covered up is ELECTRICAL PROBLEMS, especially overloaded circuits done by the previous homeowners or a "Jack of All Trades" handyman who was lazy about setting up and connecting to a new breaker in the panel.

The trick to that is purchase a warehouse commercial building . The area I work in all commercial Warehouse buildings the person renting it is responsible for any and all repairs with the exception of the roof. If the AC in the office up front tears up tomorrow my boss has to replace it. The type of Warehouse buildings in my area they're all huge concrete wall, AC units are on top of the ceiling only one way up in the building managers the only one with access . there's really not much that someone can damage

Next video please address how to build capital realistically when you are starting from zero...you can't get real estate now without a sizeable down payment and single occupant housing is hard to turn a profit on unless you have positive sizeable equity

If your investing experience is less than 10 years start with 5-6 portfolio. Don't bet big on any single company, learn the process first. Initial diversification is not bad, it really worked for me during my early years. Remember that protection of capital is a must. Good luck.

Very true. Also new investors should study the market. Market crashes are an opportune time to protect capital in the sense that one can gain years of growth from the bottom of a crash in a matter of months. this last crash provided over a decade of growth in majority of stock. Always be ready to jump at these opportunities.

I had an investment manager guiding me at this time and I happened to achieve my goal in 7 months and 3 weeks. Bought my $425K contemporary home. So, yes, opportunities do materialize if we don't sleep on them.

It is not a question of you getting a property in $150k but of getting a tenant for $1.5k per month for the said property.. which makes the yield of 12% which you don't get in US.. real estate yield in US hovers around 2.75% which means approx $ 350 per month..

Peace of mind is priceless. Having good tenant is luck but when you end up with a bad tenant and giving you headache and ruin your place.....going through sleepless nights is not priceless...i prefer having to invest in good etf, live moderately/simply, and peace of mind

Forgot to mention what happened when the covid hit and people didn't pay the landlords. A lot of those landlords went into debt, and they couldn't remove the tenants, and some of those tenants walked off and didn't pay the landlords over a year's worth of rent. This also messed up their credit report.

Well, something must have gone wrong with their payment but the landlords received the last laugh because they are raising the rent across the United States and it's nothing anyone can do about it but move out. Someone going to move in and pay that rent price. The landlord is getting their revenge. There or more people in the shelters and homeless on the street. Honestly, if I were a landlord...I would have done the same.

I own a commercial rental property and it was fully rented out through the pandemic. I trained my tenants that we would all be stronger if we worked together; teamwork, I was flexible with them and vise-versa. We made it through together and they never fell behind on their rent. Guess what; they're still with me.

That real estate horror story broke my heart, man. My heart goes out to you for that time, but as you said, that was a crash course in "Real Estate Investing 101" the hard way. My goodness, I would have almost walked away from the market after that and said, "Yeah, there has to be another way to earn income without dealing with people like that anymore." City property inspectors just coming up with items that need fixing at the property just so they can continue to get paid. That sounded so predatory! Fortunately there are REITs (real estate investment trusts) that don't deal with actual people, just the income and mortgages of commercial properties, but those aren't as lucrative short-term (or even long-term) as directly dealing with real estate properties. Still, there are avenues to get into real estate if you choose to go that route. Nice video, Jaspreet! I learned a good bit here from you. :)

This year I want to use earning calls to help with my strategy on companies I want to invest in. However, I don't understand them. I am always lost and have no clue what they are discussing I lose interest after 20-30 minutes and not gaining much insight. What things should I be looking to get out of an earnings call to help me invest in a specific company or real estate?

This is good information! We just need to keep in mind all the other things when buying property to rent. Insurance, maintenance, tenants ect.

Try dividends stocks because they do pay cash flow and you hold them for the long term. ETFs will also produce cash flow depending on what you decide you want to invest in. Some of them will require very high minimum balances and some of them are very cheap to buy you have to decide your own risk level and risk tolerance. May I own multiple different kinds of companies each one pays a different amount and I look at it in the number of days per month that I get paid. My return in percentage has to be at least 6% and above and I found at least 10 companies that do that. You must do your own research however!

How do you suggest I can start investing, I work fulltime but after I pay my bills, (rent, gas & electric, wifi, phone, car ins, water,food, daycare) I only have about $100 a week left over. I had a second job always but most of the money just went to child care expense so I could work. I feel like I can never get ahead. I dont have cc bills I dont have a car note to pay so theres nothing to cut out I just need more income but I would love to invest. I went to school and have an accounting degree and it’s still not enough. 😫
