As a electrician working in Canada it's cool to see how the trade is done over seas! I've always wanted to have my own buisness and be a contractor and be my own boss. Thanks for the videos, it's nice to see someone with the similar mindset. You are just a bit further ahead haha. I'm 27 and finished my apprenticeship a year and half ago, hopefully open up my own buisness in the next few years! Thanks again!

@@drfusioncraft Yes, a Field Safety Representative (FSR) license is required before I can open a company on my own. After you get a FSR you can then apply for a masters license where I'm located!

With refrigeration units it's usually possible to close a valve on the receiver and pump down the system into the receiver not that this appears to have been done in this case.

It's very common, I have seen it numerous times. The issue is with access for a potential owner or renter; so they just leave the floors empty.

The refrigerant isn't so bad now than it isn't Freon any more however it is highly flammable propane. I also wonder if the alarm panel is more susceptible to interference using larger conductors, in the US we use a much smaller wire to distinguish it between electrics, thermostats, control, data, etc.

I fully agree I had 2 properties that were rented by shops and it was a nightmare I don't think any of them lasted more than a year each. converted them into flats getting more money and less headaches. I think it is also it is also they are great tenants

Chemist here, you're spot on about recovering the charge from an AC system; the refrigerants have high GWPs and older ones are also destructive to the ozone layer. It also means needing a new line set, filter drier, evaporator unit, and maybe even a new compressor. Huge waste of money and environmentally destructive!

If the premises are unusable the LL doesn't have to pay rates on the empty property, I have seen it before where a LL vandalises his property if he knows it will be empty for some time.

The likely reasons for no new entrances are 1 - conservation area. The council want the fronts to remain the same as they always were 2 - a new staircase & door will take up frontage plus floor space.

Did you test the sealed lead acid batteries in the fire panel Tom? I’m guessing you have a battery discharge tester? Recommendation is to replace every 5 years unless failed earlier. Damaged cells within faulty batteries can cause leakages, overheating and melting and are even a fire risk themselves.

If people start draining R290 filled refrigeration systems, that's gonna be a whole lot of fun. More and more modern refrigerants are highly flamable. If they'd take a sawzall to the big refrigerator system, they're gonna have flaaaaames~! R290 doesn't really bother the environment, so they'd mostly be hurting only themselves.

Give me a moment and I'll see if I can rustle up a tear for landlords... Nope nothing. That property is a good example of what has gone wrong, the accommodation above is unusable and nobody would realistically be able to afford to buy or mortgage the place to both run a business from and live there. Never mind how much you are paying for your shoebox your one of the luckier ones through hard work, knowledge and experience. There are so many people homeless or drifting between the piss poor patchwork of hostels and other temporary accommodation or technically not homeless but living somewhere that you’d hesitate taking a dump. I probably listen to Louis Rossmann a bit too much though…

Did he say £80,000 to £100,000 a year in rent 😮 You’d have to have a very successful business to cover that plus bills and staff costs, and then make a profit! You’d never do that with a juice bar unless it’s packed all the time. And it’s a pretty small unit, too!

The retail market is massively overflated. Loads of companies brought up these let's when the economy was half decent 15 years ago and now they can't drop rents because there up to there eye balls in debt from buying the properties in the first place. 80 to 100k a year for a small retail unit is mental

Because there's circuits that were still safe to be on like lighting and the front roller shutter. and you shouldn't really lock off and keep the key for an installation unless you already have plans in place to go back to it rather soon.

Wow. I'm sure the landlord can find a way to use this space than leaving it vacant for so many years. I think this happens in the usa as well but often the buildings are newer and spaces above stores are converted into office spaces or studios.

Under present legislation, to be made residential a lot of money would need to be spent to change the fabric of the building and an application made to the council ( along with a wedge of money) for change of use .

I like this man but I think he needs to see other fire alarm systems and the quality they are built at compared to that Poundland excuse for a fire alarm the call points are the worst in the Uk they are made cheap and shit and as for the faults it’s now how they are installed it’s the quality of the products anyone who is a full time fire alarm installer knows this if I was ever asked to put a two flex in I’d be asking them to look els where as I would not put in a system which is potentially so bad I wouldn’t trust it to actually reactivate during a real fire
