The wreath is lovely and looks really nice on your door. Great choice. No lofts in our houses in California but our home does have built in closets in every bedroom. Large size vacuum pack storage bags have been great for extra bedding, winter clothes etc., and utilizing under beds. We bought slat beds specifically to be able to put items underneath. A previous owner lined both sides of the double garage with shelving which has been invaluable. I have been reading up about the loft issue in new builds in the UK. Seems to be a hot topic.

You are very disciplined regarding walking! That would be far down my list with so much to do - perhaps I'm bordering on OCD! Can't t live in a muddle - sorry. Love that market - unique.

I have mentioned in other posts that I moved into my new build last July. I was also told not to put anything in the loft. In my loft there is 400mm of insulation and the site manager said this needs to be maintained in order to preserve the thermal energy rating. My neighbours got in a professional who said the trusses are up to the usual standards required and as long as the boarding cleared the insulation the NHBC warranty would not be invalidated. They went ahead and did the part of the loft that was suitable. They paid £800 I believe including loft ladder access.

My friend bought a new build and couldn’t put anything in the loft because the boards couldn’t take the weight. The walls were thin too. It has put me off buying a new build.

That isn't my experience at all. As mentioned above new builds have to comply with up to date structural regulations as part of the NHBC requirements. What the builders don't want is the insulation in the loft being compromised so the boarding is probably best done by professionals who inspect the loft first. Most of the walls in my new build are solid but that depends upon the design of the house. There can be many problems buying a house that is not a new build.

So with new builds you can’t use the loft as they aren’t boarded. If you board the loft or use it it voids the warranty on your house also

It was indeed a lovely morning spent with lovely peeps. We should do it again! For journalers we have really failed on capturing the moment. Oh well, there will be lots of time to do it I guess. That curry was so good isn’t it! 😊❤️
