the problem here is if the contractor know the client is foreigner they are trying to rip you off. It is better to have ask a Filipino friend for suggestions.

Hello Nelly and Mike. All surfaces needs preparation, either local,or imported paint. You have to wash the walls with any home cleaning product, and leave it to dry for 24 hours. That will get rid of dust and oil for the paint to bind properly. Sanding is not necessary, unless it's a window frame with oil based paint (or walls). Make sure you mix the stir the paint sufficiently to evenly distribute the pigments. Use large rollers to paint. Two layers should be enough to cover (wait until the first layer to dry. or see product guide for applying between layers). It would take me a couple of days alone to finish this flat ;). I used to be a professional painter in Norway. Now I build websites :).

most condos have accredited contractors that they prefer to do the renovations. ask if you can have an outside contractor do the job and get a lot of quotes from different contractors. they tend to quote you a high price because of the condo unit

My buddy got a whole house renovated in one month, possibly plus two or three days. We got minimum wage (during that time it was 10 dollars an hour) carpentry, electrical, plumbing, lighting, electrical outlets, light switches, dry wall, carpet installation in the basement, painting, doors, windows installed, pavement driveway and some roofing repairs changing some shingles and repairing leaks. He threw a house party with a half keg of beer, pizzas, burgers on the outdoor grill and some weed after everything was done. Lived in the renovated house for three months and flipped it selling it twice the price he bought it for (around $300,000 dollars that time mid 1990s). He sold it for over $630,000 dollars.

Same house would go for over a million dollars in today's market (4 bedroom, 3 baths, finished basement with extra in-laws apartment with 2 bedrooms / 1 full bath and laundry area). Has a two car garage in a 4,000 square foot lot in the suburban area around 30 minutes to the city.

Definitely shop around, I’m pretty sure there’s a lot of people who can do the job for a fraction of that amount, that’s pretty steep for a condo painting job specially in Philippines. It’s really simple as prepping the surface(patching holes, cleaning, the surface, make sure it’s free from oil, having some patience on masking corners before applying primer paint and then couple or more coats on finishing paint, there’s the 2-in-1 paint as well, etc.) I had painting contractor (in my workplace here in Canada) who did our 30-slot parking basement garage for just around $10,000CAD to compare(with airless paint sprayer) DIY is a good choice as well, quality time together while it could be fun also , of course something you want to share to us on your channel:)))

Tiles that look like wood is correct. You can do the painting yourself, which would be good for video content, or cover the walls with good quality wallpaper. I am Filipina in Canada and have painted walls myself and installed tiles due to expensive labor. You can check online on how to do it. It is exhausting but fulfilling.

So the prices of painting there went up, that’s exactly what we wanted to do and I have a couple of companies going me the amount, they wanted 3 to 4 Ks too. Use a primer paint first so it adheres to the wall. Then have it painted. Thats it. The condos are skim coated or maybe textured.

Paint Flat shows cleaned area Eggshell this is cleanable if gets stuff on it It has some very minor shine ( you can have eggshell as color description but suspect it’s a durability description Semi gloss trim so easy to clean and contrast Gloss just greater shine than semi gloss Use very good primer Then get medium grade paint White with 1 shot of black in the white gallon will make hide marks better and easier to clean Odds are your eye will only see white! Old painters trick for white walls In bathroom see if you can find paint with silicon base and no clay filler Mildew cide in paint Silicon paint finish much harder and resistant to every thing I enjoy your info Thanks Steve Land lord since 1983

Those aren't normal prices. You may need to shop around and talk to contractors what their costing will be. Ask your local Filipino friends if they know someone who does renovation work. I hope you guys can do a collab with ELLE UY DECOR, she does KZbin videos too :)

Your condo is fairly new. You should not be having problems with plugging holes. You’re also high up so not much worry about termite stuff. All you need is simple primer and color paint that you need. Could be flat or semi gloss/egg shell. Also get several quotes from contractors. Ask for recommendations. Do KZbin research. For a new condo you should not be spending much. I’m an architect practicing in USA. Currently renovating a 30 year old condo duplex.

In the Philippines for more than 10 years previously lived in Bangkok and have always had wallpaper it is extremely easy to find and it is extremely durable in hiding in perfections in the wall as well as in the cracks it may develop in the future and if you get the proper wallpaper is very easy to clean as texture to the wall and can be very interesting

That’s an extreme price. I can understand if it’s a big house. There are paints in the US that’s with primer and paint combined so it cuts down on the work of priming it first then painting. I never heard of sanding down the walls first. It’s just paint that’s applied right?

Firstly, it is extremely important to have quotes from different painters, decorators, etc. You also need to be sure whether a quote includes VAT or not. If it doesn't, ask for a new quote to reflect the final price. The final price with no hidden additional cost.

I live in San Francisco, Ca. one of the most expensive cities in U.S. in par with NYC. Having said that, I live in a condo here & I had my condo unit repainted & it only cost me $2,000. for a 788 sq feet unit. The fee estimate they gave you for repainting your unit is way too expensive considering that is MNL.

I oversaw my cousin's 1-bedroom condo renovation with interior design, customized cabinets, paint, lighting, and customized bed with mattress. Everything for around P300K. P150K for only a paint job even if the unit is bigger is a rip-off.

Oh dear..here's a tip: don't stick to 1 quote. Get as much quotations as you can what you can compare later. You can also check the hardwares and warehouses, they sure can provide you necessary informations. A paint job is qouted per sq.mtr, even the paint containers can tell you the coverage per gallon. A very good quality job should qoute you from 50k for upto 150sqm.

Ask the engineering department of your condo for referrals. Some cases they might do it themselves for you on the side. Condos are kind of tricky to work on. Construction is only allowed on specific time of the day.

I'm not from the Philippines but I own a home in Canada. You don't need to sand anything. Just buy a good primer and get good paint and u can do it yourself. It's really easy, just tape the sides and paint with a roller. Ask experts from Benjamin Moore or Sherwin Williams or even other paint specific stores. They'll get you the paint you need

here is the thing with labor in the philippines. There are two types, official/corporate type and the freelance type. Obviously, the 100k+ quotation on just painting your place came from an official/corporate type place. Yes they are good, and they are professionals, but the average filipino does not go to them for simple things like painting a wall. we go to them for major renovations, simply because the have everything at their fingertips, like contractors, architects, engineers, painters, plumbers, ect. For smaller projects, filipinos usually go for word of mouth. "Hey friend, do you know any painters i can hire. Oh yes i do, call bobby, he worked on my house last year and did a good job" These guys are cheap, for an apartment, you pay around prob 30k, but you buy the paint. My suggestion is ask around. There are a lot of people who do labor work like painting.

Wow that is expensive, maybe due to the situation right now and considering it is a luxury condo. Ask a quote from other contractor. Prior to pandemic, you can have a small condo unit be renovated by a contractor with that rate. Also, better check everything (paint, cracks, kitchen bar, tiles, cabinets, appliances, mirror, etc.) as condo have a 1 year insurance from the time it was turn over. We have a unit at the other cluster.

Hi guys! You do not need to sand your condo you just need a good primer. You can do it yourself and you will save a ton of money. Unfortunately they see you coming, if you’re know what I mean. I hate to say this you’re a foreigner they will charge you an arm and a leg. 💯 true. So if you don’t mind doing it yourself I say do it. You also might need to buy a spray painter it’s a good investment anyways Incase you need it in the future, if not sell it to get some of your money back.

got my condo painted a couple of months ago by buying my own paint and hring a painter from marketplace. So the key here is Marketplace fom FB, anything that you can think of is in Marketplace. Forget those interior design firms it will cost you an arm a leg. If you have the vision and creative mind on how you will renovate your condo then souce it from Marketplace ( most especially labor) Not everybody will agree on me here but just saying:)

Ate and Kuya the price offered came from posh and expensive contractors. You can actually get the whole painted in fraction of 20 to 30k for labor. There is what we called "bultuhan" or in bulk man power wherein you can have it done in small fraction. Basically what happens is you pay them by their service instead of hourly. Though you can also haggle for hourly

P150,000?? That's a heck of a lot of money to paint an apartment especially that you're the one buying the buckets of paint. When I had my brother's house renovated, I bought ALL the materials needed, including tiles a la hotel type, all the bathroom fittings, all the kitchen fittings etc. I spent a lot but painting job was of course incorporated in the overall Cost.

150000 php thats about 4000 AUD. That seems expensive for a place like the Philipines. Although paint is expensive. I dont know what it would cost you to buy the paint. Also the quality might be an issue. I've used Dulux Premium which is fantastic paint still good luck trying to find that over her let alone trying to get it their. I bought a mobile phone over there. It cost more over there than in Australia. Also every place was the same price. I dont know why that is. Collusion ? Maybe? Or price set by Samsung. Anyway yeah do it yourself.

I agree with using Ace computerized paints. Ein bisschen teuer, aber mit qualitaet. Ace will mix the shade you want and assign a COMPUTER Nr. If you wish to buy more paint next week or after 5 years, just tell any Ace store the computer Nr. and voila! -- you will get the same original shade you ordered. Best to buy the paint/materials and just pay for the labor.

If you prime first with a good primer (like Zinzer or Benjamin Moore), no sanding needed unless there's paint peeling off the wall. And yes, use a sprayer. The hardest part is taping and masking off parts you don't want to get paint on. Don't use any glossy paint, not even satin or eggshell finish. Flat finish comes out the best and hides flaws and unevenness better (advice from contractors).

@@bayareatanders That’s what I used to think but Professional painters wouldn’t recommend them as the sheen is quite off-putting. Semi-gloss is also very tough to paint with. You’d have to sand between layers. And it shows all the flaws of the wall and your brush strokes. I don’t know about paints in the Philippines, but in the US there are two more finishes after flat finish, which is eggshell finish, then satin finish. I wouldn’t get anything glossier than eggshell, if you really want some sheen.

Talk directly to the painter, carpenters, and renovation workers. Don't go to the contractors they will charge you triple. But if you do that you will have to do the planning, filling permits, etc. yourselves. But if you just need someone to paint your apartment then talk directly to the painter it will be waaaay cheaper.
