I just bought a beach house with my partner of 15 years. It had renters that came with it...to be out 30 days after closing. It seems Dad was going to help. She didn't want to go there because of the snake I guess. Im 30 so somewhat from that gen and i dont get it either i would never use either one. My friends always get mad at me for refusing to use or get in a uber but oh well. id walk in freezing cold first and have, u aint gonna see me on one of these uber murder news storys u constantly hear about. Ive already had to deal with a pyscho regular taxi driver that saved my number and would call 100s of times in the middle of the night leaving disgusting sexual messages on my phone and sitting outside my house and following me around town. Lucky the cops were able to find him easily through his employers who had appearently fired him for doing this to another woman by then. But no more taxis or ubers for me ever again.

As a former insurance adjuster, people think renting out a place is fast and easy money. Couldn't be furthur from the truth. In fact, you will take home way less than you imagined after paying for alll the increased bills you have to face being a landlord. And that doesn't include tenant damage.

It basically comes down to a failure on the part of the tenant/guest to uphold their responsibilities under the lease/rental agreement does not absolve the landlord of *their* responsibilities under the agreement, which include providing security for guest belongings. This is standard contract law (unless a specific proviso has been written into the contract) and is the norm for rental agreements in all 50 states.

In most other places, where the law is concerned, a breach of contract DOES absolve the other party from the bund of that contract. So yes, a tenant doing several thousand in damage violates the contract/rental agreement/ whatever and absolves the homeowner of the duty to ",provide security for the guys hundreds in property." I can't think of any reason why the tenants actions wouldn't absolve them of their duty to him via the contract. When a person skips out and does thousands in damage where I LIVE, you keep all their crap and auction it off. As it should be. You thought you were gonna fuck me out of thousands and just come get your stuff? No, your stuff made me whole, and now YOU are out thosands. Again, as it should be. It is an insane sickness that has seen a large portion of this country have sympathy more for the perp than the victim. To care more about you shooting the guy who broke into your house in the middle night than why the guy was in your house in the middle of the night.
