Each have their own USPs. 1. Payment plan and handover date is in favor of Masaar. 2. Layouts are great for both. 3. Emaar as a brand is better of course. 4. Both will appreciate very well. Emaar as a brand and Masaar as a concept, both are fantastic.

Great question Sir. In future Etihad rail with be connected with all GCC nations. Imagine you are going to Saudi, Bahrain, Qatar or Kuwait from Etihad rail station 2kms away from your home. Even Abu Dhabi.

Again that is a valid point. Let me clarify Etihad rail is going through a world class transformation. The passenger rail network will be an absolute technical marvel because all 6 GCC nations will be pumping in approx $20B for the same.

It will be like a long distance high speed metro where people working in Dubai or Abu Dhabi can live in Sharjah as well. Or the vice versa situations. Etihad Rail will be a mammoth project. Keep faith in the vision of UAE govt they should take care of noise issues.

Hello. 3 aed per sq ft per year is the service charge. So taking an example of a 4bedroom corner unit around 3200 sq ft. You will be paying under 10,000 aed for a year for the community. Very economical.

Hello. Yes Golden Visa can be availed in Sharjah as well. The Visa is a UAE thing rather than being an Emirate concept.

An upfront 20% downpayment +4% SLD(Sharjah land department fee) will be enough to be eligible for a golden visa. Provided the minimum offplan property price is 2Million.
