These are signature apartments. Emaar Mall will also open soon after Al Waha handover. If exhibition center expansion comes on time I expect City walk level rentals here. Short term could go more. I have nothing to compare with. Rentals for anything in Expo should be pretty high.

I love this project, ever since I visited Expo 2020. It was the idea all along. They should have kicked it off as soon as Expo was over. Expo City would have gained traction much faster. My only concern, and it's a big one, is the proximity of runway 4 and 5 of the future expansion of the Al MAktoum airport by 2050. Here's hoping the expansion doesn't reach phase 3

Events happening there will be shifted to the upcoming infrastructure in Expo Fields. Al Wasl dome will stay the way it is. Due to rise in population close to Al Wasl Dome Expo would be building an amphitheater in Expo Fields. To avoid any disturbances.

There’s no metro in the location planned for atleast 5-6 more years. It will come eventually, but there is no fixed location as of today.

Yes definitely. These are hotel apartments. There is an alternate called as Park Five by Deyaar itself. Pretty good with a nice payment plan.

Hello Mr. Gupta. Riverside is a better option when i talk about the location only. Island looks like a better community, as a complete package. Venice by Azizi is not advisable.

Thanks for your videos. Can you please do one on the affordability of homes vis-a-vis population makeup and income levels? It feels like most of us residents are being priced out of the villa market. Also, townhouse are shrinking to ridiculous sizes where one can barely fit a decent sized bed in bedrooms and developments are copy-paste. It seems that some developers are only interested in dumping property onto Capital appreciation cash rich investors but not actual Dubai residents. How does this support the Happiness agenda?

Townhouses floors plans are definitely improving if you invest with the right developers. Valley, Emaar south etc have excellent floor plans. Villa prices have increased because in ready inventory there is nothing available as of today. Demands is way higher than the supply in case of ready units.

Could you make a video with the service charge on the top 20 villas communities in number of villas inside the community. (acres, Emaar oasis, Dubai hills, Emirates hills, Valley, Damac etc...) I think it is a criteria for investor or end user. How much annually we pay to maintain the property compare to the quality offer and service offer in exchange. not sure if it is similar price per square foot or there is a big gap depending of the community.

With Emaar the service charge is around 4aed psf per year, Acres by Meraas is around 7 aed psf per year. Damac generally ranges from 3.5-4 aed psf.

Do good quality apartments appreciate in AED value over 10-15yrs like a Villa or Townhouse on sqft basis in Dubai. If yes what are the points to look into for buying an apartment for living in it as an end user for 15yrs and selling it with a handsome price appreciation to the seller if one wants to move out of UAE after 15-20yrs. Any examples or case studies too would be of great help

For an apartment to appreciate over a very long term there has to be 2 factors involved: 1. High quality developer where in your property has a factor of longevity even after 2 decades it should be a live-able property with minor improvements. A better layout will also be a cherry on the cake. 2. The apartment possibly could be in a community with a developer like Emaar where they have a blueprint for upcoming development for at-least a decade. Creek is a classic example. Rashid Yachts is another. Even Hillgate will also be a good investment in that case. It is exclusive and rare investment. I would refrain from suggesting a lesser known developer because their construction quality is questionable.
