Plots come with timelines. They are not everybody’s cup of tea. Making JVs with developers and getting into development business is a different business altogether. Not feasible for everyone. But it is definitely a lucrative option.

Thank you for the informative video. I have a question regarding property investments. Why would one consider investing in a 4-bedroom property under AED 3 million in Sun City when in Nov Damac Island is coming which offers more amenities? The only scenario where investing in Sun City would make sense, in my opinion, is if the starting prices for 4-bedroom properties on Damac Island begin at AED 3 million. What are your thoughts on this?

Great question: 1. Damac Island will be a community bigger than Damac Hills 2. So if you are an investor you always need to keep an eye on how much inventory has to come in a community. 2. Historically if we look at Damac, investors of first 3 phases have made great profits. So we need to be watchful. 3. Damac Islands will have launches after launches for at-least 2 years. 4. Sun City makes sense because limited inventory, as of today it will be sold out and there will always be someone looking to buy a unit from you. Easier exit strategy. 5. Amenities are not the strongest point of Damac. They are yet to prove themselves when compared with let’s say Emaar.

I would suggest you look at Oasiz by Danube in dubai silicon oasis. A studio ready in 2026 will be priced around 1.5-1.6Crores. 65:35 post handover payment plan.

Great question Sir. In future Etihad rail with be connected with all GCC nations. Imagine you are going to Saudi, Bahrain, Qatar or Kuwait from Etihad rail station 2kms away from your home. Even Abu Dhabi.

Again that is a valid point. Let me clarify Etihad rail is going through a world class transformation. The passenger rail network will be an absolute technical marvel because all 6 GCC nations will be pumping in approx $20B for the same.

Hello. 3 aed per sq ft per year is the service charge. So taking an example of a 4bedroom corner unit around 3200 sq ft. You will be paying under 10,000 aed for a year for the community. Very economical.

Hello. Great question. I had a discussion with people at Ellington for the same. They have hired a professional organization that specializes in acoustics. The developer has assured everyone that they will use the best sound proof walls and glasses to make sure road noise is not an issue for the residents.

Right now the best 4 bedroom townhouses in the current offplan market are in Emaar The Heights. Riverside has left over units so I won’t recommend that. High possibility to get a really good unit in The Heights.

Each have their own USPs. 1. Payment plan and handover date is in favor of Masaar. 2. Layouts are great for both. 3. Emaar as a brand is better of course. 4. Both will appreciate very well. Emaar as a brand and Masaar as a concept, both are fantastic.

Question for you - for an off plan project for a 1 bed apartment , would you pick siniya island or somewhere within the dubai city limits for a budget of 1.5M AED max. Asking coz, siniya will be an exclusive island project far off from dubai - so doesn’t it pretty much cuts off the long term rentals out of the equation. ? Which is a better pick in terms of ROI? Your insights will be much appreciated .

As of today Type C is selling well due to bigger built up and majlis. Type A has huge backyard and looks good aesthetically. Thank you for your inputs.

Type A has a double height ceiling from the living area and Type B has a double height ceiling from the dining area.. Type C has no double height ceiling.. In Dubai agents don't exactly go into the technical factors.. more into superficial factors.. Oasis can't be a comparison it should be with Marjan Island..
