Masseria in Puglia, Salento by Davide Mengoli

Set among the southern countryside of Lecce and in the vicinity of the village of Carpignano Salentino, fascinating modern villa with garden and infinity pool, all immersed in a fenced park peppered with olive trees. The house, whose style is inspired by the ancient masserias from Salento, has been built through unique architectural building techniques that made all these local country houses famous all over the world.
Interior
The building has a L-shape and extends to about 270sqm. On the left side, there is a double bedroom and a private bathroom, with shower, tub and a double sink, and two more bathrooms with two bedrooms. On the right side, there are two spacious guest houses one with double bedrooms with a big bathroom and another with bedroom with ensuite, between the two parts of the house there is a double living room with a kitchenette and dining area with a wonderful fireplace.
Exterior
Outside, is a big patio paved with the characteristic chianche salentine, the local stone from Salento known for its smooth and rectangular shape. The patio gives access to green spaces, a covered dining area, and an infinity pool. All the patio is fenced by a wall, perfect for assuring high privacy, also there is a staircase leading to the flat roof. Outside the patio, there is a huge olive grove of sole ownership extending to more than one hectare and all fenced with an electric gate.
Surroundings
The village of Carpignano Salentino is just 3 km away and in the vicinity, there are some shops and the main services, as well as a large supermarket just outside the village. Furthermore, just 10 minutes by car, there are some of the most beautiful beaches of Salento, characterized by high dunes and the local Mediterranean scrub all along a stretch of coast, in the locality of Laghi Alimini, with public beaches and private establishments. The area is full of places to visit, but certainly, the most fascinating place is the town of Otranto, with its renowned historic centre dominated by the ramparts leading to the Aragonese Castle and its intricate alleys, crowded with people and bazaars, bars, and excellent restaurants. Lecce is 28 km away and Brindisi airport 78 km.
Other information
The property is totally detached and is provided with an Artesian well, a water cistern, Imhoff tank, underground LPG tank, an underfloor heating system connected to boiler, air conditioning system in all the bedrooms, irrigation system, external electric system and alarm system. This is an excellent solution for summer holidays and tourist rentals.

David this house is absolutely magnificent! It does remind me somewhat of the house you featured last year in Carpignano. Are they the same builder or owner because a lot of similarities. However both again, are absolutely fantastic!! And yes it ticks every box and then some!!
