Can you go through options for a single storey rear extension, looking at varying costs, for each option eg flat roof v pitched roof v conservatory style roof or concrete floor v suspended timber floor or cost of brick per square metre v glass (window/door) per square metre. Also, maybe square metre costings for an extension. Cheers. Like your style. Confident, knowledgeable, but humble and decent. 👍

I’m about to sell my house and leave my job to get into property full time. To begin with I will flip properties using the money from the sale of my house. My question is, I will be living at the property I’m flipping and because of this will I be able to use PPR relief and not have to pay tax on the profits? Many thanks once again Ross.

Thank you for the content. I have a query in regards to understanding how much money is left in the deal after BRRR, I understand if I do a cash purchase it would literally just be the 75% refinance minus what I have invested in the deal, so if all my purchasing fees total 75%, I have purchased a free house. But if I get a bridging loan for the deal, would I work out my money left in the deal as follows: the 75% refinance minus purchasing costs, including my deposit and bridging fees, then minus the original gross bridge advance? I think I am confusing myself with the bridging scenario.

Your discount is only affected by you selling it at this point, you can do anything you like mortgage wise with it.

HI bro hope you had a good weekend with family, I have a couple of questions for you, do you lay herringbone LVT down on your Properties, I’m in the middle of a Reno and I got 2 en-suites 1 main bathroom kitchen and living room to make look really nice but for as cheap as possible with 40k budget, putting carpets in all bedrooms but my god some of the prices I got to install it works out there on doctors wage to install some flooring it’s not on when you break a quote down it works out they on 550- 850 day rate insane mate.

I say to people who quote like that....... "I am a capitalist and you have the right to quote whatever you want for a job, but I know you don't earn (insert figure) per day" and then offer something closer to the going rate. Also I have put herringbone Karndeen LVT down before and it is very nice.

Question on debt psychological one - What do you think of it as some people want to pay it of but debt is one of way to ensure cashflow. There is also issue of passing away with debt and impact it has on people you leave behind. Would be interested to get your thoughts.

People have their own preferences. If you left me 10 properties when you died and they had 50% equity in them, I wouldn't be thinking omg look how much money I owe now.

Hi Ste, you talk about snagging all the time and doing a mist coat after plastering. My question is; Do you do the mist coat before you pay the plasterer for their work?
