14:18 what roi/conversion do you typically look for on average for the typical amenities conversion?. Say if it was 100 and the equity increase would be 5000$. Do you look for the job of installation total cost to be half of 5000$ = 2500 which then gives 100 roi% or like 20% roi which would be 4166.67 in initial cost ? Is there a benchmark ? Or as long as there is some sort of ROI 10%

Hey Matt thank you so much for the awesome info. We just moved back in July to our first home. Iam working from home with a client with mental health who is living with us. I get paid support hours and rent just for him living with us. I currently renovating the full basement to possibly rent it out in the future to to live for free just on rent coming in. My support hours would be extra money to invest. I Want to get into real estate and incesting since I habe alot of time to work on it since I literally get paid to sit at home and watch tv.

Where I live rents are so bad the 1% rule would mean that there exist not a single deal. :) For example a £250k house would rent for £900. A £350k house would rent for £1500. Which is why most property investors in the UK use other techniques like HMO or dividing up in to multiple flats or SA. With mortgage rates being so low it is possible break even letting out properties in most regions, especially with 60% LTV. In some regions with lower property prices it is a bit different but usually the rents are lower in those regions making it equally as difficult without using HMO strategy. Problem now is the rental market is saturated in many regions because of so many HMO. I think there will be a demand for higher quality rental properties, it is just up to the property developers to raise the rents and the capabilities of people to pay those higher prices.

Hey Matt I don't know if you read or reply to the comments but I been binge watching your content and it's been great. I got a question for you about a multi-family property here in Canada. As you know housing market is definitely inflated here, and there is a definite bubble but I just want to know your perspective about this place. Its built in 1968 and is a multi-family apartment complex with multiple 3 story wood structure buildings with 60 units. 27,1 bedroom 27, 2 bedroom and 6, 3 bedroom suites. Its cap rate is 18% and GIM is 43.75%. 24 rooms have been revamped but there are currently only 24 tenants of 60 living there. It's a small town in the middle of no where with a population around 1300 people. According to the real estate stats around 12.4% of the people living there rent while the rest own properties. They are asking $800,000 and the down payment would be 20% with a mortgage of overshooting here $4000 a month so $48,000 a year. Other than that i couldn't tell you much more. Im curious,when you suggest the possibility of adding an additional apartment in the basement of a house... are you implying getting this approved by the city or would this be an "illegal apartment" so to speak? Is there some sort of license required beyond general building permits to do this legit? Im assuming most people just do it and don't alert the city. Great content! Thanks for the information!

@@HeldThread yes it has to be approved by the city to meet zoning bylaws and you'd have to get a building permit and a rental licence as well. The city will make you remove it if they find out and also fine you.

Isn't the first example a yearly cash on cash return of 2.1%. Isn't that bad? Sorry Im new and still learning. Shouldn't we be aiming for 10% and up.

Oh never mind. If the buyer had invested with a 20% downpayment. The cash on cash return would be 11.6% excluding out of pocket renovation.

Yeah, there can be a lot of factors involved, I usually increase deductible, decrease coverage on certain things etc. I also do a lot of business, so may be a bit of a discount there too
