you should do a series about the Dew point and formula for interior insulation thickness vs exterior thickness. This is critical in cold environments.

I appreciate you bringing up ROI. It is more expensive to use foam in the roof vice making the attic unconditioned. I imagine there will, eventually, be a savings but it is really hard to project. But, my god, having a fully insulated attic is SOOO nice. It was the biggest upsell my contractor pushed on me but it was, by far, the best feature of my last expansion. The HVAC system that lives there operates in ranges from 65-80 degrees throughout the year so it will live longer. Going into the attic during the last heatwave to get stuff was like nothing. Being in my friends' attics during summer or winter can be UNBEARABLE.

I love the monopoly roofing. Such a smart solution for efficient houses -- we're going to use it on our build on Orcas Island, but with a reverse curve sloped roof (looks like a wave) with no center peak, no attic so all conditioned space on the inside. My major concern with this approach is that should you get, or when you get water, under the roof, it will find those seams in the insulation. I would feel better if all those insulation seams were sealed. I would also consider putting a rainscreen between the ZIP roof and the insulation. Furthermore, why 2 layers of outer insulation. Why not one layer, and do the rest of the insulation with foam on the underside of the roof. This is not MN. I think you will have 4 layers on that roof more than a standard roof. Each layer adds a risk. ZIP has a detail where one can put one layer of ZIP down for structural shear, and then their ZIP R over it. I like that approach since all the layers are ZIP and can be taped. Structurally, you can add your rakes and soffits without doing the 2x4 over-roof, and make it structural to handle the wind.

Matt said they will have insulation in the attic underneath the roof. Matt used rockwool on his own house built a couple of years ago, but I think he mentioned using some kind of closed cell foam from Owens Corning on this home, but not sure if that is spray foam or rigid foam panels. Most likely, Owens Corning is providing it for free or a nice discount for being featured on the upcoming video on attic insulation.

@@davidparker2173 I am betting (but not sure) that this house will have a metal roof, and siding will be brick and/or composite siding (Hardie Plank, etc), so it will be reasonable protected from fires on the outside. If one is concerned abut a fire originating inside the attic, then roof framing/trusses made from wood might need some kind treatment, and one can also treat closed cell foam with a fire-resistant treatment sprayed on on after the foam is applied, if that is a concern.

I'm considering building a cabin. To improve fire resistance, I'm thinking that rockwool under a metal roof would would provide better fire protection. The 2x4's on top of the polyiso in this video would adds the required rigidity to a metal roof but becomes a fuel source during a forest fire. What other options/methods can you recommend ?

Matt, what's the point of buy Zip roofing product if you are just going to drill deck screws thru it to hold your exterior roof insulation and not seal the holes? Are you counting on the roof protect those holes? If so, then why seal nail holes on the side of the house when you are going to add some kind of siding?

In old construction design. They would leave a air gap between the roof and a second roof. The thought process was to allow wind to flow between both halves and allow a barrier from radiant heat. Why do they not build like this anymore. Then a porch with a over hang would shield the angle of the sun beating on the homes south facing wall.

Poly-Iso is cheap and effective, but for those of us in the north the R-value can drop in cold temps. And the dust when you're cutting it is awful. PPE is mandatory when working with this stuff.

Actually it's not effective in practice... if you want to insulate your attic against the beating sun, polyiso and all other plastic insulation materials (EPS, XPS,...) are your last option. You need a material with a high thermal inertia, like (high density) wood fibre, cellulose,... or any other natural insulating material.

Hi Matt, Frist off, Thank you for taking the time to share the info / videos. Do you offer consulting services? I have some questions / concerns that are not clear and have not been addressed in your videos about this roof system. It's about how to properly vent the lower roof where it meets the entire second floor, as seen at 28 seconds into this video , i.e., that entire wall with the 4 windows grouped together. In my case it will be where the lean-to roof will attach to the higher wall. The peak of the roof is not a concern with your design or mine, as it can easily vent out a ridge cap, with no issues. But, how does one vent areas like I mentioned above? This has bugged me for some time now with my design and I have not been able to come up with a good solution. I came up with my insulation and venting design, before seeing yours. I have a drawing of my roof design and I call it exterior roof venting. I would like to figure this venting part out in the above mentioned sections, before I submit my drawings for approval. Allowing air to flow under the roof deck keeps it cooler and allows any moisture the does find its way through the roofing to evaporate out. It's similar to a rain screen under your siding.

If I were to use a metal roof that's rated to be installed on purlins, could the overroof (second layer of 9/16" zip) be skipped without much additional water leak risk if a good fabric WRB or roof shield product was installed over the foam but under the 2x4s? This is a great design, but it's getting quite costly in materials.

The current dialogue around ROI if you're moving in a few years is really problematic, and we need to change it. DOCUMENT the energy efficiency features in your house! Take photos and keep receipts during the build, and keep a record of your energy bills and your internal temperatures and humidity while you're living there! When you're ready to sell, demand that your agent promotes these features as selling points of your house - that the people who live in this house will be more comfortable through summer and winter for less expense because of the detailed insulation, and they'll have lower risk of mould and dustmites making them sick because of the humidity management, and this makes your house a better house to buy. Demand your return on investment at the sale, because the next owners are going to benefit from your efforts!

If you're going to insulate the underside too, it would probably be worth the bridging hit to just run some 2x4 or 2x6's on edge and insulate between them, or do an alternating firing strip (like you would with a rainscreen and vertical siding) and fill in the air gaps with foam or mineral wool. Eh, I guess every option would be a PITA at that point so maybe just snapping a chalkline grid and hoping for the best would be the way to go. Actually, as long as your overhang boards are screwed down to the trusses, the rest of the roof should only need to be screwed into the sheathing, right? Wait... that's how Matt did his own new house.

The thermal bridging will cause spots that are condensation prone. Once the wood is between the iso and roof material the condensation gets trapped and leads to the wood rotting. That is why the overroof framing is vented.

If you've got those missed screws sticking out underneath, it wouldn't take long to go about with the boltcutters or whatever and cut them short. Even if they're going to be covered by foam, I wouldn't assume in the next few hundred years someone won't be scraping out that foam to replace it with a better product that hasn't been invented yet. Please don't leave sharps sticking out where they'll be working!

Can you show a blue printing ep where you cover the ideas or your custom water works or plumbing operations? I'm preparing for some counseling and I'll be designing and installing my first bathroom. but the job is somewhat complicated and i have little to no design work when it comes to such a specific Bathroom. The water inlet is super odd, and it's a shower fixture unlike most. I'm sure you have your own publishing schedule, but this is a pretty amazing community, and I'm sure other guys would appreciate the insight. But let me know if you have subcontractors when you're installing a plumbing aspect.

Yes, the roof will be installed in a later episode. Probably standing seam metal roof, but not sure. The Build Show is a media empire, but there are probably at least a couple of full time employees producing, filming, editing, etc, and sometimes a lot of travel expense (when not in Austin), a complete filming studio back at his office, and a lot of camera, lighting, etc equipment. The Build Show is not a charity. Matt says that manufacturers send him more products than he can feature, and actually has asked them to send him any free products unless he approves it, because he can't use it all, and doesn't have space to store it all.

In most of the south, HVAC is in the attic because homes usually don't have basements (although some have walkout basements depending on the slop and terrain of the lot). When you see the amount HVAC equipment that Matt uses (furnace, A/C coils, dehumidifier, fresh air ventilation system, etc, it's not going to all fit easily in the living area without wasting a lot of square footage. In the south, the HVAC system is put in the attic regardless of whether it is insulated or not. Don't forget that if you insulate the roof of the attic (both outside and from underneath), then you don't need to install insulation in the floor joists above the living space on the top floor.

@@Mark-rw3kw beleive me, builders ate not giving us large mechanical rooms here like we should be getting, my current job we have tankless, sprinkler control, furnace and AC jammed under the stairs in a 4x7’ closet with about a 6’ height. As far as dehumidification if you have an ICP furnace and a th8000 stat the furnace can be used as a dehumidifier by running low fan speed and AC at the same time after setpoint is reached, as far as fresh air intake i’ve found a large plain intake put as the last take off in the return air works fine, people told me it would pressurize the house but in my experiance it only drew in enough air to compensate for air loss based on before and after with a vanometer after using spray foam on all ceiling eletrical boxes (i was losing 30cfm) the system is going to get the air it needs one way or another you may as well be mechanically supplied and ran through a filter first. Not saying this as a disagreement, only sharing my personal experience of whats possible with limited space and maximizing the equipments capabilities

Matt said that there will be closed cell foam on the inside, underneath the attic roof. Not sure if this will be spray foam or rigid foam panels. This replaces the need for insulation on the attic floor joists. The amount of insulation installed on top of the roof does not meet code by itself.

Find a licensed, insured, bonded, and talented professional arborist crew that can climb without spikes. Thin out, clean out, prune, and even remove a significant amount of that tree cover. Yes, it's expensive. You can offset it with peace of mind, less future damage, and lower insurance premiums.

While I 1000% agree with you about storm damage risks, this was addressed earlier in the series. They had to work around some of the existing trees due to City of Austin regulations about those heritage trees. That was part of the reason why they incorporated the existing foundation in the build plan.

@@theglassishalf take a closer look at those trees. They are entirely too close to the future roof and siding. They are overgrown. They will grow bigger. They have a lot of dead areas. And every single potential hazard that I mentioned is valid. Clean out, thin out, and prune those trees. Get rid of cross branching. Clear out dead areas. Trim back those branches. You end up with better looking and healthier trees. Feel free to let a tree in an open pasture grow however it wants. But it is a homeowner's and a builder's responsibility to care for trees within urban areas, especially when so close to structures and property boundaries.

At 13:45 you can see them adding the overhang. Monopoly framing requires adding it outside the barrier not omitting it all together.
