Great home. One thing to keep in mind for the viewers is that this home would only START at £410k. With Redrow you basically buy a skeleton house. If you take all the options for it to look like this show home, you will be closer to spending £500k.

I viewed an Oxford Show home in Okehampton. The basic (included in the price) choices are much higher standard than other builders. The upgrade price of the kitchen floor was an extra 6k and the fancy worktop an extra 6k above the standard. I wasn't keen on the kitchen floor. My current kitchen floor is a similar size, it is a wood affect lino, looks stunning and was £200 plus £30 fitting. If too much money is spent upgrading then this amount of money will not be recovered from any resale. All the upgrades were priced in the show home. The Redrow Canterbury Showhomeupgrades (not furniture but including fitted wardrobes) came to over 30k. I have also viewed at Dawlish, some empty Redrow new homes. Some were built and left empty for months. Redrow had installed flooring on the empty homes and thrown that into the price. If a house is built and empty and unsold, then there is negotiation for extras eg fitted wardrobes, full tiling of toilets, ensuites, quality flooring and if part exchanging, a higher price paid for yours.

I do like the room layout in this property. I don't know if it's fenshui or personal preference, I prefer rooms with beds facing you so you walk in and bed is all ready. I feel the bed dresses the room and should have fitted wardrobes on the other end as shown in this house.

Indeed, the privacy on new developments is very poor. Once some bushes and tress get established it will improve, but will never be great.

Right! Been looking through all these new build vids and they are just kind of give off the same, somewhat clinical vibe. They aren't bad looking houses, but just - obviously - not lived in, and moreover, the surrounding area isn't lived in, and is similarly clinical. It doesn't feel like an actual community, or an area where you can 'live', but rather what it actually is; just a space of land where a bunch of houses have been sprung up. All these areas look like USA-style developments where you have to drive to your local town / community hub. I've googled several new build developments and they're always just in the middle of some random area with no pubs in walking distance, not great transport links, lack of services nearby e.g. doctors & dentists, and so on. All these things must be considered. It's all well and good moving into some brand new build as a young couple, but how good is the rea for having kids? How easily is it to meet other people around your age in the community, or is there any community nearby at all? Unfortunately, I feel like most new build areas are new build areas for a reason...historically they haven't been built on as residential because there isn't much nearby. They don't feel 'part' of a pace, you know.

@@harrypike5140 That's a good assessment, but pretty much every suburb is like that (not just new builds). Few amenities nearby as it's just streets of houses, that's the sacrifice you pay for paying a lot less than how much it would cost you to live near the the town centre. Obviously not every suburb is the same, but that is the expectation, there is not going to be much to do or see that is within walking distance.

I have this house style in Scotland it was the very first to be built which is now 13 years ago. So it's such a popular family home still. I have a slightly different layout as have a window next to front door which makes hall a lot brighter and double doors from my lounge to dining room. There is a wall between kitchen and dining room which we have always contemplated on removing. I have 2 windows in my kitchen. Upstairs is very similar. I paid a lot less for it but Redrow stopped building in Scotland. I love my house its great to see its still getting built after all this time.

Hi Matt and Summer, thanks for the video. I just bought a 4 bedrooms a study and utility, detached house with double garage and space to park 4 cars, it’s near Norwich, and the developer is Norfolk Homes. I bought it for £410k, the kitchen came with Bosch double ovens, Bosch 5 ring gas glass hob and Bosch dishwasher. Had to buy all other white goods myself. The ground floor has underfloor heating throughout with smart thermostats both downstairs and upstairs. House is 1432 sq ft. For the price, I much prefer the layout of this house just because the family room is part of the kitchen. But there’s a glass double door connecting my kitchen to the living room so It’s ok I guess. You should check out Norfolk Homes, at the moment they’ve just launched a new phase in Poringland but only a few units left. For the different kitchen cabinet colours in this house, I really like it, contemporary, goes with the design of the house. Thanks again guys, take care and stay safe.

I'm biased as I own one, but I love the layout of this house, I think it is the perfect size if you are looking for a slightly bigger than the normal family house. the 4th bed is a box room but otherwise, I have loved living in mind for the last 3 years. Having a big family area and a separate living room when you have kids really does help. My one has the island/wrap around kitchen work top which is better for kitchen space but you have a dash less space to put your dinning table and family area. I also don't have the cupboard in the hall way (though I wish I did now seeing it). thanks for the tour.

The garage for Redrow - The Cambridge house design is a single garage about 2.96m x 5.68m. English homes don't have basements or air conditioning. This is a popular house design which Redrow build all over the UK. The bay window and kitchen design has changed recently. Here are some resales (non show homes) . The plot sizes are small for new build homes compared to older properties and most new UK developments have social housing on them due to government legislation. You could have a professional couple both working full time and paying a mortgage for a 4 bed detached, opposite a single stay at home Mum with two kids with autism living in a 2 bed terrace (Ledbury house design) with no garage, just a space out front, with all their bills paid for by the government. Some private buyers don't like new build estates that have too many social houses on them. I like that this house is bigger than the previous one next-door. It is nicely designed and very spacious. This house with four bedrooms is close to the cost of our home here in Queens, New York. It also feels bigger than our house too, despite ours having a full basement and full standup attic with plenty space. The space in this house is well utilised. What I didn't like about this house, which is minor: 1) It has the dark cupboards in the kitchen, which makes the room feel darker. 2) Instead of an island there is a dining table. 3) There is a second living area with couch and tele. The dining table could have been in that area instead.

What happens when you need to replace the fridge? Also interested in hearing critique from builders who work on redrow sites if any happen to see this comment, I have heard some bad stuff about them from tradies, this is coming from a RDW shareholder so has brought me some concerns. Would be interesting to see a quick shot of the lofts just out of curiosity to see the storage space up there and general design of the trusses, wouldn't expect you'd get much considering the top story partially vaulted ceiling design. I live in a block of flats in Bournemouth built by Redrow and have found that they have made a few shortcuts here and stupidly place radiators in awkward places but have noticed that the houses they build are done a lot better. As an American it is interesting to see what houses look like in other counties. What I did notice is that there isn’t a lot of counter space in the kitchen, the cook top is small and so is the sink. There aren’t closets in all rooms and there isn’t storage space in the bathrooms. What is the square footage of the whole house? Where is the garage or do you park outside? At least this house had a laundry room.

Love this house! I live in the US - Washington state. On the west side of the state this home would cost you $550-600k. On the east side of the states it would be about the same as where you are, $460k.

What would be good when doing new builds if you include what other costs you may incur I.E service charges. Its always told last by the agent or not at all until you ask them. Good video

We don’t have this developer in my area (tayside) but I’m liking their homes in this estate and whoever is doing their decor is doing a good job of staging. Price wise I can’t comment on schools, town and amenities etc as I don’t know area but seems a fair price for a new build that size and that quality.

The price was for £375,000 and the area they live in is Great Bridge, Tipton, West Midlands. It might’ve been developed by the same company as this one but a couple of years back. The two tones in the kitchen is a developers trick sometimes to show u the options available in the kitchens etc when u buy early on the building process. Obviously if u end up buying the show home it could be bought as seen or u can buy and they would change doors over for charge. As a show home usually obviously furniture sold in sometimes too. But I like the two tone of done on the right doors. What I’m noticing tho is the placement of furniture... right up against radiators when most of us just wouldn’t do that so again some rooms looking bigger than they are.

I watched this video I think 10 times at least. Love the house!!! Slight changes: terraces for each bedroom, bigger baths and dual sinc, double garage. But in general it's all that 4 family member needs. For me, somehow typical English, therefore original, also very practical, family oriented and sweet. I'm still not sure why people have two lounges. What happened to having a kitchen, a separate dinning room and lounge. If you want extra living space build a conservatory. Also the downstairs WC takes up to much space, they could have increased the storage if they made it smaller, or removed it all together. Also take a look a Caverswall Castle in Staffordshire a cool £2 million.

When you open the dishwasher you can’t open the adjacent cupboard. It would have made more sense to put it the other side of the sink. Also like the last house the freezer will have to work hard every time the oven is on. Not over impressed with the kitchen design.

Kitchen cupboards - "not cupboards with shelves" try a pantry cupboard and the downstairs toilet is a cloak...but good tour...and remember Redrow have higher celling high with taller skirting boards...than any other new builds.

I agree on the kitchen style the two colour tones is a mismatch. Can you do a house tour in Northampton?

How about looking at Avant homes? Sheffield, Chesterfield? Yorkshire & Derbyshire? Be good to show a floor plan of a property and say if a house type has a garage or just parking spaces too? Love house videos 👍🏼 was good to see the everyday family home house types as well as luxury properties!
