True. This is a very small house and not worth the price. The open kitchen diner makes us believe that it’s big. And there’s literally no space for beds in the rooms. They stage the house with really small beds. And no cupboards in the smaller rooms which again in deceiving.

I really enjoyed this house tour. It is a relatable house I can actually imagine living in. I liked the kitchen. I was pleased that the washer/dryer was hidden. There was plenty of storage and it was harmonious. While some of the bedrooms were small, I think that could be overcome with creative thinking solutions.

@@paguliukas Not rural at all - an area with population of ~100,000 And it's a decent sized 3 bedroom semi, 2 gardens, off road parking... not the BIGGEST 3 bedroom house ever, but certainly a reasonable size at ~85 square meters, which is an okay size for a 3 bed property

We used to live in a redrow house. It was 4 double bedrooms and 3 bathrooms. It was bigger than this house but yet sold for £273,000 in 2018. We lived there for 17 years. Just goes to show how the area of a house can massively change the price

In my area (South Warrington) that would be around 450 - 475k I think. Some of the issues I have with the new builds is that the kitchen and bathrooms are too nice to rip out and start again, but not nice enough to have been your first choice for what you'd really want. Also, the back gardens are usually too small and always overlooked by surrounding properties. By far the worst issue though is that all new builds in our area (of which there are hundreds, with many more planned) are leasehold, not freehold. I almost bought a new build leasehold property for my son to live in but I noticed in the small print a clause that said I would forfeit the property if the ground rent was so much as a day late arriving in their bank. Given that the ground rent was always due on 1st January - a bank holiday, I felt that could easily happen and called it off (there were other issues too in the small print). I've heard other horror stories of leasehold ground rent being increased year on year to thousands of pounds per annum on properties just like these too. Personally, I think leasehold new build properties are a scam and should be banned by the government.

I agree with the bathrooms. They are so tight on tiles with new builds you only get the bare minimum... A couple of rows around the bath and sometimes literally 2 tiles behind sink. If you want a fully tiled bathroom it costs a few 000 and you still only get the rubbish selection of cheapo ceramic tiles the developer provides. I am currently purchasing a new build and pricing up immediately removing all tiles and paying to have new ones fitted..

New builds can't be sold as leasehold anymore due to the law change this year, but what these clever developers are doing is putting clauses into the maintenance charge as all new build estates are private and not council owned ie, roads Street lighting, grassed areas, which you have to pay a service charge for the upkeep, ie to the roads etc, TOTAL RIP OFF.

Might be a stupid question but would the fridge/freezer being next to the oven drive the electricity bills right up due to heat transfer? would they use up a lot more energy trying to stay cold while next to the oven?

Yes, they use more energy. If you read in the fridge manufacturer's book it is suggested that it should be place away from the oven or better in a cooler and darker area to be more efficient, to last longer and also save the electricity.

You might struggle to get affordable places 1 hour away from London (they do exist but quality and location are the usual compromises). 2 hours gives you a lot more options, maybe too many (you can get all the way to Sheffield in 2 hours so imagine how many properties that includes). You’re probably better off doing a Rightmove search with a few filters in mind (price, no. rooms, 50mi from London, etc) and then viewing the results on a map. This should hopefully visualise the affordable hotspots outside of London, it’s then up to you to determine which of them meet your criteria for scenic and affordable.

I am from Germany and I love your channel! It is so interesting to see how people live in other countries. There are some differences and many familiar things (like the Siemens/Bosch/Miele ovens, fridges etc.). One aspect that strikes me most is how low the ceilings are, even in new built houses and in the huge, high priced modern homes. In Germany ceiling heights differ from 2,30m to 2,50m. All in all I like the smaller houses more than these huge mansions. They are so cozy!

In Canada we have Vanities instead of wall hung sinks. That gives us storage and counter space. Also this house does not have a linen closet or wardrobes in 2 of the bedrooms. It also needs a coat closet at the entrance.

I keep finding it harder to find what people like about new builds. The gardens can usually be seen by multiple other house's windows, your bedroom windows are directly opposite other people's bedroom windows... and the access roads seem to get increasingly smaller and parking space doesn't account for the fact that a lot of people in new builds have 2+ cars these days. Most of the new build estates in my area are horribly crowded by cars and have zero privacy.

The reason for this is that the government in the UK has failed to build houses for the past 10 years at a big enough quantity to satisfy even a small proportion of the demand. So new builds are being crammed onto small land plots to save money. I'm not a fan of new builds but the affordability of anything else goes out the window. It seems as though taste also goes out the window when the value excess 2.5 million too 😆😂

What people like is the low maintenance costs and energy efficiency of new homes. Makes it cheaper to live there. A big factor will be the help to buy scheme allowing first time buyers to buy homes they wouldn't otherwise be able to afford. But as you say there are a lot of sacrifices. The crowded feeling overlooked garden will be enough to turn a lot of people off. In this house they've managed to shoehorn 4 bedrooms, 3 small doubles would have been more appropriate.

Yeah Megan, the cost of land’s pretty expensive in the UK depending on the location. The US has so much more land n therefore yr homes cld be much bigger. Also the heating costs per sq foot is a big factor plus taxes

There's about 10 houses looking onto to it from the rear, I'd have my blinds permanently down. My home is 5 years old now and it's a Jones Homes. On the surface it looked great like the one you're showing here, but underneath as I began to change some cupboards and kitchen tops there were screws missing, miss-aligned kitchen surfaces, holes in the walls that had been covered with appliances, rubbish interior doors with no soundproofing at all, and French patio doors that stopped working after 4 years 9these are just some of the issues with it). The positives are: excellent heat retention. I paid £220,000 for my 4-bed detached house in a village six miles south of Doncaster, about 12 min drive to Sherwood Forest, which is great for the dog. It's now worth £300,000+ as a fw the same as mine have been sold recently.

Hello from Canada - I live in the Niagara area in a turn of the century 1800sq foot house - 3BR on the second floor and a huge finished attic where I have my BR and an office. One bathroom and One powder room - swimming pool, deck huge fire pit and the lot is 62 x 150 - just under the cost of this! I dont know how people afford homes in England anymore! I would definitely live in this house and I believe it's priced just right. I live in Washington state (US) and the price for this house would be $550,000 in Seattle or $350,000 in Eastern Washington! It's a beautiful house! Thanks for the tour!!

It's so interesting how house/room configurations have changed over time, the big kitchen/diner relaxing room taking the whole of the back of the house and then a separate "formal" sitting room :) as opposed to 3 small seperate rooms of the 20th century. I think this is the best designed and value for money on that estate/town :)

Gas hobs in new builds make no sense with our climate targets, in Europe many countries are moving to electronic or induction stoves and heating to comply with environmental regulations. That’s going to be annoying to replace and shows a lack of forward thinking by the developers.

I live in southwestern Ontario, Canada. The home you just showed would typically be set up as a semi-detached unit - that is, two houses side by side, connected by a central wall. In some cases, the semi-detached units are set up as rowhouses with about four to six units, and we typically call them townhouses. One thing I noticed in the tour of the interior of the house is that I had the sense that if I didn't know your video was shot in the UK, I would have thought I was touring through a Canadian semi-detached home or townhouse. You would not find single-family homes like the one featured in your video in Ontario as single-family units tend to be somewhat larger. British styles of architecture (or at least British-inspired styles) are very common in Canada, largely as a result of all the British settlers who came to Canada starting in the mid-1700s. The layout of the rooms in the house you are showing are virtually identical to what you'd find in semi-detached houses in my area, most of which were built starting in the early 1970s all the way up to the early 1990s or thereabouts. However, semi-detached houses in my area typically have basements and the hot water tank, natural gas furnace and laundry facilities would be situated there. Some semi-detached units use electric baseboard heat instead of forced-air gas furnaces, but these are not as common. As an aside, in the mid-1970s Wimpey Construction (a UK-based firm now known as George Wimpey Limited) built several subdivisions in the city where I live now, with single-family homes, semi-detached units and townhouses. It's not clear to me where the semi-detached designs seen in Canada originated. Perhaps they were imported by UK-based construction firms like Wimpey and then Canadianized, as semi-detached houses were generally not seen in Canada prior to 1970. As to price... if the UK pound and Canadian dollar traded at par, this house would not only be a steal, but a dream come true. Houses of any type in Canada have gotten extremely expensive lately. New houses like the one in your video would sell for around $650,000 CAD or about £420,000, if not a bit more. Older semi-detached units, depending on the city, might sell for $400,000 (about £257K) at the low end and about $500,000 at the upper end (about £350K). In a metropolitan region like the Greater Toronto Area (GTA), $900K (£580K) would not be unheard of the closer to Toronto you get. If I lived in the UK, would I live in a house like this? Absolutely.

Maybe its because I live in Central London, but this seems like huge value for money. Nice House, nice kitchen and master bedroom. Good size for the money in my opinion. Currently saving to buy a £450k house and I wish the new builds in London for that price were as good. Only drawbacks were that the fridge is small, and lack of garden privacy, but you could put up some fences.

This property has a big defect that there is limited storage space. When a family moves in, the house will become messy gradually with kids' toys, books and souvenirs, bottles and jars etc. It's hardly to keep a house tidy while there is lilmited storage space to hide so many things.

That's very nice. The kitchen is fabulous for the house size. Be nice to bump it out for a cozy keeping room with fireplace. Are extensions generally allowed in residential areas? Too bad there's no basement. Is there a reason there's no basement? Water levels? That's less than my one bedroom one bath condo in Georgetown DC. I am jealous. In my neighborhood maybe $1.5 mil or over. Thanks for making these tours so enjoyable.
