After 22 years in business, this is the first training I've seen on measuring a home other than a commercial course on BOMA standards I took many years ago. How to measure a home should be required in licensing training. Good work Zoe. I especially liked your intro where you demonstrate your tools. This is the kind of thing that new agents need to see. I think the correct answer about measuring is that in a single family home, when calculating square footage, you use exterior wall to exterior wall dimensions. If you are measuring an attached town home or condo, you estimate from the midpoint of a common wall for your dimension. Closets should be included in finished square footage if they are finished, as you might expect in a main floor bedroom in this home. Storage in the low ceiling areas in the expansion in this example home and areas under stairways in general would not be included. The other thing that might be mentioned is that you don't include square footage for unheated space such as a screen or three season porch in the total square footage.

Very well done Zoe! Other than a clipboard, we have very similar methods. Here are a few things I have found make my life easier: a Keson 4" Measuring Wheel for both indoor and out. I just run it along the house or ground and rarely run into obstacles you cannot navigate around. Also, on the back of my Fax Max measuring tape, I have used permanent marker to mark-off my quick look reminder measurements (7' Ceiling heights, 5' for lowest ceiling height, 44" for egress window sill, etc.) that way they are easy to spot and have my reminder notes by them.

Good instructional video. An accurate GLA is one of the most important things you can do to price a home appropriately. Inflating the square footage will only backfire when the buyer tries to get a loan. For example, you list a home as having 2,000 SF above grade, the appraiser measures it at 1,750 SF. What is the result? A lower than expected appraisal and another "the appraiser killed the deal" story for your repertoire. If you want to be 100% sure, many appraisers offer affordable measuring services and floor plans.

Hi Lori H, thanks for watching the video and for the comment. Here is a detailed answer to your question directly from Zoe: "I was not measuring at an angle across the front or from the fence. Maybe it looks weird in the video, but I'm lining it up with the house in a straight line. And that back fence is right in line with the back of the home. To get overall square footage we always try to measure from the outside as it is generally most accurate. The standard is to not deduct for the walls. And if everyone does it that way, we are comparing apples to apples. There are some cases where we can't get the measurements from the outside. In a 1.5 story you can't see from the outside what the ceiling height is on the upper level. Sometimes there are catwalks on the second floor that you have to do from inside. There are sometimes decorative pieces that jut out on the exterior but have no interior space. Condos are always measured from the inside. To get the room dimensions for MLS, we measure from the inside. Usually if there is a room that measures 14 feet on the outside, when I go inside and get the room dimensions for MLS it is only 12.5 or 13 feet wide. So it seems like a conflict, but we are measuring for 2 different things. One is overall square footage and one is what is the actual space in that room for you to put your couch. A little variation is likely to occur. Sometimes if the house has a few layers of siding piled up, you may be thinking the house is bigger than it is. Or someone may round down in a few areas where another person was more exact. But slight discrepancies are ok. Appraisers usually don't make any adjustments for anything under 100 square feet difference partly to allow for this."

We use a wheel meter in Miami, that tape measure bends and has its limit (what if you have to measure a building or large yard?)
