David - Good Video. Nice home. So what would this Santa Maria home sell price be with the standard 2,615 Sq. Ft. With Standard Lanai plus Pool right now? And....how much would this home or a comparable home be in Lakewood Ranch? Very early stages at contemplating your area of the Country. Thx.

Hi Pecan, thank you. I was there today actually, pricing it out for another buyer. To build, most buyers will be between $600-$650k. This includes all of the upgrades, lot premium and pool. Free pool promotion is ending in September though apparently. Medallion don't build in LWR. However, I know of a very similar floor plan to this within LWR and a comparable price would be between $700-$750k. The difference in LWR will be the higher taxes, higher HOA and $3000+ CDD fee too. This home in Parrish has super low property taxes (.9% of the sales price), no CDD and $178 per month HOA. Big difference.

David Burgess Very good. Yes, I’ve heard you mention that before about the lower “additional” costs plus the lower home and homesite costs on the edges of LWR like Parrish. However, I’m assuming I get something very nice for all those additional costs...amenities like Clubhouse...,Resort Swimming Pool....Beautiful workout facility...golf course lot or Lake lot, proximity to everything that LWR offers in a world class fashion. Even great Healthcare. I get the sense that Parrish (where this home might be) has no such amenities. Is that correct? Certainly not in the ballpark with LWR. Is that right?

@@pecanpize8199 correct. As with most things in life, you get what you pay for. Better location, great amenities, excellent schools etc. There really is no right or wrong in which route you choose. It just has to align with your needs and lifestyle.

Hey Turrell, what's going on with Medallion now? Is this in regard to home builds or the running of the HOA/Community? I know the Cross Creek residents haven't been happy with Medallion's running of their HOA. Especially after they announced plans to build the apartments at the front of the community.
