It absolutely matters! Voting on the basis of character in this election is of utmost importance! We must ask ourselves, Are they someone we would trust making the difficult decisions in situations we can’t anticipate? Do they posses the characteristics we consider virtues? Would we seek their advice as we face our own difficult decisions? Have they shown that they learn and are better people now than they were years ago? All these characteristics apply as well when choosing a Realtor.💙

Agree with all of the above. But in the short term at least, I don't think it matters in regard to interest rates in the Real Estate market. The message in the main video basically says to focus on your own house instead of the White House. Focus on the things you can control instead of the things you can't.

@@prettygirlus9008 it’s a 55+ city but they will allow x percent of homes to be sold to you youngsters as well 😊 I believe that varies on each community but it’s not solely for 55+ residents.

@@alexb7699 hope you like it. Let me know your feedback. I haven’t been to the other locations yet but the one in Bradenton that we go to is the perfect size and always relatively busy. It wouldn’t surprise me if the Ellenton one is quieter but hope you enjoy it.

You don't know anything about Valrico, FL! I was around before the golf courses were put in and ruined so many of the private wells! I wish the yankees wouldn't have come down here, dredged the land, and built on swampland! Fish Hawk, Heather Lakes, etc. are all built on swampland!

Esplanade Waterside? There's Esplanade at Azario and Waterside. Both a few miles apart in LWR. But unless I've missed something there isn't an Esplanade at Waterside in the works.

@@Quincyq15 i'll see what I can find out. I know another Esplanade is coming to LWR soon (within a year or so) but apparently the next one won't be on a golf course. So it will likely be a bit smaller in size as well. Waterside would be an amazing location for the next Esplanade if so. I'll come back to this thread once I know more.

Oh come on it’s not that bad. I’ve been to plenty of outlet mall’s in other states that are worse than Ellenton. It’s not ghetto either. A bit sparse in areas and it can feel a bit quiet at times, but it’s not a bad outdoor mall to shop for certain items

@@yvaldesmunoz it’s a 5 or 6 out of 10 for me. Definitely not everybody’s cup of tea, but you’re only 20 minutes from UTC mall if you want a mall that’s more upscale. Ellenton could do a lot better with their food options, as their food court is like a ghost town and the restaurants outside are a little too far removed from the mall itself

They won’t have balconies. Not if they’re the same ones as Avalon Woods at least. I guess it’s a spot where LWR can offer more affordable housing, and being close to the schools makes sense for a convenient location. That land isn’t really big enough for single family homes.

@@buffaloman5042 i'm sure the homeowners on ranches and land in the area can't stand how developed LWR is now. Especially the ones who have been there for forever. I get it. But the area in general has too much to offer for it not to develop. Add that to the housing boom, national housing shortage, Covid restrictions and other political issues in other states the past few years, it's now the number 1 best selling master planned community in the U.S. They also have another 10-15 years to grow and develop as well. If your friend had kept that ranch it would be worth a fortune today.

Is Lakewood Ranch a golf cart friendly community? Can we go to the town center in our golf cart?

“Yes, golf carts may be used within a village, or to travel short distances on non-major roadways, but are not permitted on main roads where travel speeds exceed 35 mph. When operating a golf cart inside Lakewood Ranch, drivers should avoid sidewalks or trails, whenever possible, and adhere to HOA rules for parking. Golf carts driven outside a village, must be registered with the DMV and be equipped with headlights, brake lights, turn signals and a windshield.” This is on Lakewood Ranch’s official website. If you haven’t been to the area before it’s very big in size, so unless you live quite close to a town center than it’s not really practical. Hope this helps.

Thank you! Highland Homes at Aviary at Rutland Ranch are ok. I used to think the community was really isolated, and it still is a little bit, but with all of the development coming to Rye Ranch and further along Rutland Road, it won't be for too much longer. I haven't had any bad experiences with Highland Homes, but it really depends on who you're comparing them with.

You are right it definitely has an isolated feel due to how far back it is but we have seen all the new developments coming to that area. Guess I won’t be able to have that middle of nowhere country girl feeling for long lol!

@@zassy4778 great to hear and best of luck! Make sure you’re being represented by a Realtor as it’s a free service and no doubt you’ll be leaving some $ on the table if you go it alone. This is the market to be negotiating hard and ensure you have the home inspected professionally and independently before you close.

Hi David, moving from Nashville and looking to rent in Lakewood Ranch, I have 9 year old twins and want to make sure we are zoned for a good school and live in a neighbourhood where they’ll make friends and have plenty to do. I am confused by all the different neighbourhoods and which would be a good fit. Our budget whilst renting is $3000 a month so think we will have to start in the older neighbourhoods. Do you have a video explaining the difference between all the neighbourhoods? Thanks so much!

Buyer beware, take a look at the surrounding Cross Creek community that Medallion Homes has left in shambles. Poor upkeep and management, leaving residents with massive repairs that they should have done when they purchased the community from previous bankrupt builder. Medallion also controls the CDD and are using that to their advantage to approve things that benefit the builder, and screw the residents. For example they voted to sell 2 acres of Cross Creek for only $11k to use as the entrance to this community.

I think it will be more semi retirees / retirees with MPS, and probably the same for the smaller M/I Homes. But the bigger 2 story homes with M/I will likely have younger families. With so many floor plans and sizes it will certainly be a blend, but I would hazard a guess at a 75/25 split, with the younger families being in the minority. Traditionally Nokomis has been more of a retirement area, but the landscape is changing and more younger families are moving to the area too. I don’t believe the community will be very active though. With no amenities and a lot of homeowners having their own private pools, I believe the social activities will be limited. I can’t say for sure, but the community does seem to be designed that way. Lower fees usually means less activities.

Don’t believe the hype. There will be apartments right in the back yard of these million dollar homes. Medallion is not to be trusted. Medallion lied to the entire Cross creek neighborhood by placing CDD on everyone after telling folks they didn’t have one. And then let the neighborhood go after blocking improvements needed.

Riverside Preserve Estates will be the closest community to what Lake Toscana offers with natural gas. Expect to pay $200k+ more for a similar sized home on a lot half the size of this one though.

There's such a wide range of floor plans that it's hard to say. "All-in" I would say $450k-$550k for the smaller homes, $600-$800k for 2400-2900 Sq. Ft. homes and $800k - $1.1m for anything bigger with a pool.

The one thing I forgot to mention was the school that’s coming there as well. Along with bigger floor plans, I feel Shellstone may be more catered for families compared to Lakehouse Cove.

@@paulastahl7227 I believe Lakehouse Cove is the better fit for retirees, yes. LHC has many more smaller homes and although a very small distance, it’s closer to Waterside Place.
