One key thing you left out: Get a secured credit card at 18 and build perfect credit by buying small items and paying them off on time. NO ONE will give you a home loan if you have no credit.

Ya, they make it seem so easy, except I know basically no one that would go sign on a loan for me. Took me 5 people just to find someone to co-sign for a 20k loan for college. It’s not that people don’t think I’m trustworthy and won’t pay it off, people just don’t want to make that big of a decision when it really doesn’t do anything for them. It doesn’t concern them at all so they don’t want it.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. We are already in a big crash Inflation is a catastrophe. This CPI report is a colossal failure. To bring the housing market to a halt, the FED will have to pull all the stops. The unfortunate issue is that other markets are being decimated. If you want to stay green, you have to rely on a lot of diversification. Currently up 14% and being careful. Still a better deal than leaving it in a savings or checking account yielding 0-1 percent interest.

These days the best way to come into the market space is by reading, studying, being patient, and seeking guidance when necessary, due to my line of work I can’t handle my portfolio so I just copy the trades of my FA. For some un godly reason I could never figure Out why every month I was always using my over draft protection in my account and still not doing well. I'm on my fourth viewing of this video and you have to be really careful as he glances over some of the most let's say undesirable parts of this deal: principle pay down, moving in after the 90-day reno (a tenant wasn't paying), the impact these credit transactions have on credit score, the money necessary for all associated transaction fees, the legal work necessary to rent out a property, the risk of defaulting on the 375k-ish worth of loans, the risk of the hard money lender pulling your loan, and the yatayataing of having twenty percent down by the time the house was appraised at $550,000 dollars just to name a few. Meet Kevin months ago I watched this video and it gave me hope that real estate was a viable entry point to financial investing with a low capital expense. Now I realize this is a really good way to go bankrupt if you don't have four to five key things line up perfectly and if this is your origin story you are a very very lucky man. TL;DR- He didn't make as much money as he says he did in the video and he could have very easily gone bankrupt on this deal

Yeah in developed countries stock is much better and safer. But where I live, real estate used to be worth peanuts 2 decades ago but now there are hundreds of millions worth of infrastructure being built every year so real estate is skyrocketing doubling in value every few years

@@nwilt7114 His girlfriend had to be making $20/hr or so - they had to have combined incomes of $30/hr in order to qualify for $300k. Today, you still can only get 200k house at $30/hr or 57k per year - they might have had her parents co-sign. -- it is EXACTLY where I am at now is where he was at 20 and I will still buy something that needs some simple updates like he suggested in an area that has homes around 200k - 250k - pick up my first home that needs a little work for like 145k and then update it with such things as- the cheapest track lighting and have the counters refinished (not new - just refinished) and tear out carpet and new paint and rent it out the first year with me living in it- pay off a big chunk by hard work and renting it out plus my other tenant income from my mobile home - $1350/m and my income from my job and build equity (should take a year with boarder tenants ) to build 25k equity or so and now fix that up - ARV $250k and then -- borrow from that for a down payment on another house around 300k and then DO IT ALL AGAIN -- rentout 2nd home and live in the first still and fix up before renters move in. Build equity - through tenant income - borrow from the equity - use that to renovate the house beautifully and bada boom! My second house is now worth about 1 year from when I bought it -- 400k. and I still have tenants living there paying my mortgage. Now with the next house - I could just flip the house after some quick renovations (basic as always) and sell it off fast for quick cash - Wash--rinse--repeat.

Sir, you skipped some very important information. 1) How much was your total income ( you and Lauren)? 2) Did you have a co-signer? 3) How did you get the original loan for $355,000 making $9/hr? 4) What was the monthly mortgage payment? 5) How did you afford a $355,000 then $440,000 loan payment on that income? How in the world can the average person do this? It doesn’t seem possible without someone backing you. You had to have someone helping you with that first deal.

when you use a property as a business and the bank sees potential income they will give you the loan. on 9 an hour if you go to the bank and say I want to buy and live in a 355k house they will laugh in your face regardless of race. if you convince the bank you will rent out the property or flip it or both and make profits during ownership and they believe it and see the potential themselves they will give you the loan *regardless of race*

Kevin, you provide a lot of insight but I am still very confused as to how you did this. Can you please elaborate on a few things 1) You are not allowed to rent out your property with an FHA loan with a 3.5 % down payment so if your thinking that worst case scenario you cant make the payments you can always rent it out that's wrong you will in fact lose your home. You need a minimum of 25% down payment if you have intentions of renting out your property to someone else and it would not be an FHA loan it would be a buy to let. 2) Assuming you decide to buy a home to sell on an FHA you are required to own the property for at least 90 days before you can sell. That is for a standard FHA loan. You are saying you got a 203k loan. 3) You are not allowed to sell a house in 90 days with a 203k loan. With a 203k loan you are required to live in the house for at least 1 year. 4) You said you used a hard money lender to make renovations. Renevation cost are not an option after the loan. Renovation costs are factored in to the initial loan you take out for the home. Can you please help me understand how you made 100,000 with just a little over 10k.

Digital currency. ANYONE can get a bitcoin loan from someone who has the funds with a smart contract. No banks, no middle man. You dont have to have good credit, or any credit for that matter. Heck you can have bad credit!. You can borrow that money, and than, loan it out and make money on it yourself!

Since the crash, I've been in the red. I’m playing the long term game, so I'm not too worried but Jim Cramer mentioned there are still a lot of great opportunities, though stocks has been down a lot. I also heard news of a guy that made $250k from about $110k since the crash and I would really look to know how to go about this.

it all depends on how long you're willing to hold for and your strategies, stocks might likely tank further, but making serious gains in this downtrend shouldn't be a problem if you're a pro

I wasn't financially free until my 30s and I’m still in my 30s, bought my second house already, earning passive income on a monthly basis via my investments. @@bruce6985 You can't live off of dividends or build up generational wealth unless you've got a half a million bucks minimum lol exxon with one of the highest dividend percentages at 5.8% would pay out 58 grand per year if you invested a million dollars. Half a million would pay 29k a year in dividends. Rather underwhelming unless you've got a LOT of cash

As one with $5000 or a little above it and given the present economy , is it better to invest into Real Estates, crypto, gold or into Stocks. Which would yield better output. Considering a young mid income, short term person living in the US with less time on my hands?

Has got to be Stocks but of course, you have to be well informed on the right ones or better still, get a pro to handle it for you (that way, you save time and minimize risks). Made my first million this way earlier this year. One more thing, one can wake you up by 2am to complain about a leaking pipe, the other can't.

I'm shopping for my fifth place right now and I learned a lot from this presentation. The four places I have are all rented out and two are free-and-clear and the other two are running very strongly at break-even. All are great places (always filled) that float upward in both appraised values and rents. Let me guess that your presentation here will be studied by a couple of people who then will act on some of what you presented. I will add one little thing: When on Zillow searching for houses FOR SALE, remember that it is the market that sets prices THEREFORE click on SOLD so as to see what things actually sold for. SOLD prices are what 'the market' dictates the price is! And what happened in the Spring of 2019 will be different than what you see today. Also, do look at 'days on market' as Sellers and Brokers will often misprice a property when they bring it out on MLS and the Buyers out there will get turned off. Most Buyers look once. YOU can go in there once the place is 'stale' and pull together a set-up that would have never have been considered when the listing first came out. Kevin, you're lessons are wonderful!!! You speak about the little things that can start a person on the way to building a bit of wealth. Many 'kids' will be attracted to what is popular, eg., sexy STOCKS are hot and they'll never consider doing any of this while the reality is this (little property deals) is what it hot. You can earn the money needed for other plays in the world after you build a base of wealth by collecting a few nice homes. Income properties, houses that need work, the dog in the great neighborhood.... combined with some ideas and an ability to not take no for an answer, oh my, this is where wealth is created. Take a person who is starting and then watch them put their hard earned $10,500.00 in the stock market and all the money would be gone in time. Most will never ask this: Why try to 'get lucky' when you can build something solid that will end up throwing off some play around money to use if you want to play around?

Currently I live in the central coast, I live in a small town called gilroy which is just between san jose and santa cruz, but I would be open to invest anywhere really wether thats in california or out of state as long as I know what I'm doing or have someone with experience to guide me through it.. Ive seen numerous videos online to try and learn a strategy wether that's flipping houses, renting out a home, wholesaling, etc.. But i honestly don't know how i could invest in real estate with only 70k, alot of the numbers on examples i see online are somewhat unrealistic to my current situation, and thats why i want to find someone who's really been there and done that to guide me to be successful in that field. A real mentor who can show me step by step how to use those 70k wisely

I wouldn’t doubt it at all. I know for a fact the power of a little percentage here and there on a good net worth, what’s more when you let the public know how much you started with, it gets so puzzling. I got into wall street investing. First couple of months was more of losses Along my research I came across some analyst he got me investing on stocks fix and in eight months of compounding profits I’d gotten six figures withdrawn believe it or not. To think I put in 77K GBP at the onset... It’s very possible Great video sir👍👍

On the contrary sir. One does no go about investing on the trade market as a newbie on the market. Study study study Nevertheless making profit is priority. I’m in contract with a pro analyst. He gets commission on profit I earn for eleven months I’ve been making good ends in my investments as I learn. @@Halllaand The dangers can be curbed once you invest with a reliable FA. You are pretty hands off other than the routinely monitoring of the market. You can divest as long as you have a trustworthy broker guiding you through your trades. I trade with Clemans and I’ve not had any reason to complain because I’ve been able to make returns from my investments.

Taking the right step as a beginner in trading or investing requires lots of preparation, developing the skills and using proper risk management which is a psychological torture between fear and greed. My advise is don’t lose your hard earned money when there’re other ways to simply the process with the help of an experienced financial consultant who sees the entire structure of the market

No way this kid would of came up with this on his own. This is why its very important for kids to have mentors.
he was a real estate agent so its pretty common he would learn or talk to investment brokers etc. It's pretty simple really. All he did was rehab the place increasing the value, and cash out refinances on the difference. Then he lived there for 2 years makes that difference he made tax free, and used that cash to pay off stuff (rehab, down payment, and buy a rental property)
