Buy a property with the median age. Look at pre-1978 properties. Find a property with lead/asbestos/mold, where the wedge can be big due to the lack of knowledge on those kinds of repairs. Keep constructional remodeling down to a minimum and focus on properties that mainly need cosmetic renovations

@@johnboykin3128 I was just recently poisoned by my college dorm. Toxic Mold poisoning. And I would be VERY cautious from now on of dealing with properties in bad condition lol Full body hives are extremely itchy and god knows my health matters more to me than money.

Great info but you may want to tell your listeners that when buying properties in the wedge when using a conventional/FHA loan 3.5% down, financing the properties that qualify are going to be your cosmetic only homes. They must have good water heater, stove, roofing, foundation, water lines, etc unless you can go FHA 403 B loan, but they still have certain guidelines and the interest rates are quite higher.

I heard of "paper flips" you just flipping over docs and signing them to new owner without lifting a hammer.. I find that majority of LA fixers have to have $150K discount to walk away with ARV profit of at least 30K...I know a couple of guys who live in flips 24/7 work and live/work all day till open house. $$$ By choice

Yeah, you can definitely make it your full-time job. Paper flips do exist. The only downside is they are becoming more and more competitive and, as the Internet continues to take over real estate, will eventually not be possible anymore

Ok although spicer capitol is correct, you shrinking it lol ... in defense, I respect this video, FINALLY someone speaks up. This allows dealers like myself to overcome the millions of new wholesalers and thousands of "flippers" and investors in the market by allowing ourselves to actually come in within the market at an even more fair price without that "lowball'ish" feeling. Considering we now work with realtors and we work your market, we may stand a chance for higher volume of property deals(we need to tag team). I'm glad you're "giving it away". It teaches especially new dealers(wholesalers), how to stop doing the same ol social media, webinar deceptive nonsense and understand that you can separate yourself from the rest and achieve the goals you want. We assign very pretty properties too, we don't focus on the "distressed" or sometimes DESTROYED properties as most are taught that way getting started. This includes seller options that also allows the seller to get it at a higher selling value WHEN IT MAKES SENSE and even when it's 864 DOM(Yes I have snaps of it). Perspective is what's missing in this industry so bad and surely needs a paddling on how people are working this industry. So bad that even I am going to take my agent course.

I picked up a wedge deal when my Mom let the house I grew up in go into foreclosure. I adopted her $44k in debt and flushed the occupying cousins out a year later, after I collected enough rent to buy the remodel parts & pieces. That caused a war that held me up a few years. So it's a vacant house with new infrastructure hidden inside a 100 yr old structure, waiting for cover inspections when I'm done. 4 bd 1 bth converted to 5 bd 3 bth + double the square foot by raising the house 5" & creating egressed exits. It has the potential to become a 4 plex if I keep it going. It's 3 blocks away from a prestigious college, in a rural tourist town. My recent Zillow guesstimate put that house at a $375k average value 5 years later. They just built a brand new house next door & the neighborhood has been transitioning from hood to sought after.

Kevin, another great video. I've started getting cash flow, I got a Menard's credit card and paid it off and credit is going up. I'm gunning to have cash for a down payment as my credit is finally ready for a home loan. I'm interested in buying something to fix up. I'll more than likely live in it and turn it into a rental property unless I can find a sizable wedge so that I can do it again. I have a lot of friends that do maintenance and construction work... my foundation for success is set. Thank you for putting out so many great videos.

I have a lot of construction background but not much real estate! Buying my first house (to live in) it’s 100 years old and needs a lot of cosmetics. Because of my construction background it’ll cost me ~ 7k and right now it has appraised for 20k higher than my contract without me touching it! Hopefully this will become my first big wedge!

Wow you are in an interesting market, very few people in the midwest worry about Lead Paint, and Asbestos, Mold is another story because it affects lending, the others dont unless they are not intact, then every investor is fighting against each other and the small contingency of owner occ. buyers with cash. with our market as hot as it is, buyers will take on anything right now just to get a house much less a deal. I like frozen plumbing, HVAC that doesnt work, bad roofs, fuse electrical, and tipping basement walls thats our wedge. would be nice to have the little issues like 9" tiles, or just being pre 1978 to push owner occ's away.

Do you pay for inspection or do you do your own when buying? Is it ok to buy move in ready at market value or should you always only buy if your getting a good deal?

I would almost always recommend getting an inspection. I usually don’t have one and that’s probably cost me money. I personally love doing repairs, so I always try to buy properties that are not move-in ready

Depends on your situation. You could build equality over time with appreciation or build your own equity by renovating it and appreciating it yourself ideally you want both.

I don’t know how this would work in Canada. I’ve been told that you cannot know the previous offers in most provinces as a protection to the seller. You go in blind when you make an offer.

Cool Video! In the Promissory Note business, many flippers use a tactic, where they ignore a seller for a good chunk of time. To a point where the seller gives in. But if a flipper wants your business, that says something about what you have.

Hey Kevin great content, you really piece it all together when it comes to investing. I've been enrolled in a real estate course for sometime now, but I'm hesitant about paying fees and start up costs. I've been reading online that 20% of the agents get 80% of the business. Most agents fail, or rely on a full time job and pursue being an agent whenever they can. Experienced agents have an incentive to not train new agents well. I'm a young guy 22, some people I went to school with are buying homes now, but I've completely disconnected with my high school class and kept a low profile. I wouldn't want me as an agent, I'd would want someone with experience or some babe, as most of this industry are women sales agents and leasing professionals. I have some muscle on me and some scruff. My only take, would be to lower my commission, which seems desperate. Other than that I think I should have spent the 350$ on a digital marketing, IT certificate or a programming course.

Wow! This video just changed my mind. Your point is so different and unique! I'm considering to invest in a real estate in the nearest future. Meanwhile, I do some research. I was committed to taking advantages of FHA 203k loan on duplex or triplex. I thought it would be a great idea to put only 3.5% down, add some equity by repairing it and then refinance it next year to buy more properties. Even though it sounds attractive, finding good deals plus finding FHA approved duplex or triplex makes it almost impossible to achieve. If I fail my duplex or triplex plan I'll definitely get depressed condo! Also, I feel so bad about all these flippers and wholesalers. These guys are the ones who get most of the good deals(often by making seller do not put a property on MLS) and they do not even appreciate it. They'd rather make another $10k by flipping it than hold it for a long-term.

Yeah, doesn’t make sense to do flips for 10 or $20,000. May as well just keep the property and have a long-term wealth building asset. And duplexes and triplexes: the theory of it is so nice to be able to live for free and rent hack, and it can be done, but it’s definitely a lot more available in the single-family. Glad I was able to add a perspective 😇

Kevin, I got a wedge deal as a home owner - initially listed property $400k & for new roof dropped $14k, we bought through fha bank @ $227k + PML from buyer of $30k for overall $257k. Still have to do new roof but amenities with home great value however on Zillow estimate is off easily by $100k, even the bank believes equity is more. Why is Zillow low balling all the sudden??

Sadly the area I want to live in is so new they dont have these days. Like most of the houses are post-2000 So I am thinking to invest where I can do reno, but sadly that takes a larger down payment, which means a lot of saving :( I am ready now, but it takes patience. I am just trying to learn all I can to invest sooner.

Why are selling costs not relevant to you? Is it because you plan on holding and turning it into cashflow? And if yes why is the buying price relevant to you? Shouldn't you just consider the cashflow potential compared to similar property's cashflow?

Wholesalers and Investors in general DO NOT have a fiduciary responsibility to sellers. Also, its not bad for sellers. Think of it as a "pawn your house" business. The reason wholesalers can get good deals is because most of the houses are damaged, abandoned, or in crack areas, and are usually a burden to sellers. A lot of Realtors (unless they're desperate) don't take those types of listings. The only people willing to buy these types of houses are fix/flip or landlords, which wholesalers network with to sell their properties. So please stop referring to the business as "bad for sellers" because I have literally had people hug me and cry because I helped them out of a jam.

Or you can wait for the bulk of potential buyers recognize the home prices are falling and credit won’t be so easy. Cash is king.

Don’t compete with real estate investors buying multi-family properties. Singles family houses and condos have less competition, with less sophisticated buyers.

Anything where you deal with customers. Server, Jamba Juice, etc. then really focus on taking care of the people: names, orders etc

See if you can work with a contractor, subcontractor, landscapor to help paint, do demolition work, landscape, plumbing, heating they can always use some cheap labor but do good work and learn as much as you can from the experiences and people you work with!

I don't know if this is applicable where I live. The labor costs are horrendous here in the SF Bay Area. I can't buy a fixer upper and make it profitable.

I live in the Bay Area too and it's not a good area for investment in SFH. They will never cash flow with even a solid wedge. That's why we're moving elsewhere.

In the U.K. House prices are so high I'm not sure how to invest even though I earn 50k a year currently, I can't really afford another house/flat for at least 5 more years is there anything I can do to counter the expensive market??

Kevin, I'm being offered a remodeled 1969 (2/2) condo for $239k (964sqft) with a Zestimate of $266.900 but has a $412/HOA fee. Would this be something to consider, should I offer less or is it a bad deal? It's been in the market for over 140 days.

Estate or trust sales come up regularly. That’s what the KZbin flip was. Common for fixers that hit. Trusts don’t want to spend the dough
