No, those box unit Aircon units are garbage, noisier and cost more to run than the split Inverter ones with the remote control which are whisper quiet. It seems only the Philippines is stuck in he past with those old, box units still being used in new complexes. Very weird. You don’t see those in Thailand or Cambodia.

I’ll take BGC/Eastwood/Ortigas/Ayala with all of their amenities, restaurants,and Malls and branch out from there to travel and visit different places as opposed to the Province and their abysmal medical response times or limited services.

BCG is so expensive when compared to its equivalents in Bangkok and Kuala Lumpur. The value is just not there.

I'm so sure somewhere in BGC there is a P20k/mo unit. You just have to look and don't rush. A P20K per month is more reasonable.

I was shown 15 year old units with mold and cracked tile. With furniture bought years back from a place like Divisoria. Run down kitchens, terrible color scheme, no attention to details. 45,000₱ 😮

You said some of these units have not been rented for 1 or 2 years. How is this possible? I have seen many large condo buildings in BGC with not many units lite up at night. Do wealthy investors buy these and just let them sit until they appreciate? You would think the condo fees, maintenance and utilities would cost them more than any future profit. I would love for someone to sit down and do a video about how the condo market works in BGC.

@@Avarua59 number one reason no one maintains it or the agency so greedy never remitted to the owner not paying the association fee water electric and most of the care taker too lazy to because the unit owner too busy working living outside Philippines

Because its still expensive. These prices I supposed have been lowered already from 45K-40K range. There is a huge price drop now in rents in whole MM, including BGC due to over supply. You can still negotiate these prices to lower to 25K-28.

A cheat code would be to buy the 40k condo, buy a rice cooker then buy meals around the karinderya's in south cembo which is just behind Grand Hyatt hotel You cook your RICE and you can buy 2 meals for like $2-3 haha

One year empty that’s all u need to know about the market their way over priced I’d offer 19k max because that’s fair market value and I’m sure their are 100s of units empty their because they are extremely over priced by 30-40%

Now that condo prices are oversupply for well over months not just in GMA but across the country. The big bubble is about to get nasty. Time will tell by the time I retire I can afford to stay in one of this condos. One year in BGC, one year in Cebu and elsewhere in other part of the country. Who wants to pay P40K a month here? Price gouging era. Bring down the price so that it's a win-win for both.

dude, it's the most expensive city in the Philippines for a reason. you aren't going to have all those amenities, gym, pool, security, convenience, and access to the best hospitals in the country for the price of a condo in a small city. it's never going to happen. that $650.00 dollar condo with a great view would cost you 6 grand a month in the U.S. lol
