I think he does day tours because he would not be able to go over all the exterior details. Also to do a tour like that he would have to come back to the property twice... which isn't really feasible. Sometimes he does use night shots as video thumbnails

Such a beautiful home, but the guest half bath is the same quality and products as my first starter home? If I'm paying $1.2M, I'd expect granite/quartz/marble in EVERY bathroom. Other than that, love the grand ness of the staircase. Couldn't have my bathroom that close to the neighbors. Maybe a hallway or something, but my master bath? Nope! Good video!

Very nice overall. Love the placement of the staircase. However, the kitchen looks weird, lopsided, because the backsplash tile did not extend all the way (as you pointed out.) Even better, extend it all the way across the wall and up to the ceiling. The backsplash tiles themselves are very attractive. I would have preferred that the fireplace wall bumpout extend all the way to the ceiling and be tiled.

I think it would have been nice to extend that upstairs balcony all the way across the front of the home. I would also add some planters and make a nice outdoor space. The side yard I would landscape, build a deck and a mini bar, and also put a gazebo style cover over it. Make it a small garden oasis.

The term you're searching for with the 2 piece granite on the kitchen island is 'bookmatched', Chak. I like this home. It has that Toll Bros extra flavor. IDK much about the 'location' boost being unfamiliar with the 'status' pockets of the LV metro area. I assume by the [relatively] low price this subdivision isn't one of 'them' but you showed another TB 'location' property awhile back with LESS square footage [for the same price] but it looked like the 'Bros' just phoned it in on that one! LoL. The only complaint with this one? The unfortunate placement of that HIDEOUS 'attic hatch' over the balcony that can be seen virtually EVERYWHERE with the exception of maybe, the kitchen and bedrooms. They couldn't have put it in one of the walk in closets??

⭐️⭐️ Good video Chakits. Nice home, however, there are several disappointments beginning with a visible cut of the stone in the kitchen island, followed by the hideous backslash in the kitchen and for the asking price, the builder should have added the lighting under the cabinets. Furthermore, no exhaust fan in the laundry room, and no glass door in guest bathrooms, no good lighting in bathrooms or guest bedrooms. Therefore, I wouldn't invest my money in this property.

Very nice house. I didn’t like the kitchen (backsplash area looks unfinished) and I didn’t like the neighborhood (no privacy - especially in the master bath and from the master balcony). But the house has a great layout (love the multiple living spaces) and I liked the size of the master bedroom. It would be a perfect home for me.

The kitchen looks small and out of proportion with the house. Maybe add a 2nd island and more cabinets. I agree that they should have extended the backsplash tile. Waste of space in the laundry room..add some more cabinets. For 1.2M, I would ask for the pool to be included. Summerlin pricing is delusional and ate up on itself. Reality check coming IMO..Great job Chakits!

Low humidity here in the desert..Never had a problem with mold..I run a whole house humidifier and hang dry my clothes to help up the humidity level in my house..So no worries
